It's been horrible! I contacted the company because my lot is located in the Anacostia area. I figured that a company that specializes in Anacostia would probably be a better fit than another firm. I spoke with Mr. Darrin Davis, owner, and explained that I had a lot with house plans that I wanted to sell. As it had been on the market for about a year, I was willing to take what I owed, not necessarily what it was worth. I asked him about his fee, he quoted a high percentage to which I stated I couldn't possibly pay if I only accepted what was owed on the property. Mr. Davis stated that his fee was flexible but needed to check the lot. He called me back and stated that he thought we could sell the lot for what it was worth, $40k over my price. He provided the contract which had a clause that his fee was negotiable depending on what the lot was sold for. I thought GREAT! We're on our way. After signing the contract (7 July) I sent Mr. Davis two emails that contained lot pics, individual house pdfs of the floors and one file of the full house plans. The email requested/explained that the lot pics and individual house pdfs were to be uploaded to the MRIS. And the full house plans were for his perusal and passing to anyone who requested...so this is where things went wrong. Mr. Davis called me to get clarity on the emails. During the discussion it became clear that he hadn't opened and viewed all of the files which was slightly perplexing. So I explained how during my last listing, the pdfs were able to be uploaded like regular pics so they can be viewed by anyone looking at the website. Gives the buyer a quick idea of what the house plans looked like. The pics went up immediately but no pdfs of the floor layouts. After a few weeks, I called Mr. Davis and he stated they would be up the next day. A few days passed, no pdfs so I sent a txt on 31 July. Mr. Davis sent an email stating that a Tracy Booker-Trammel was assigned my contract and would get in contact. I sent the contents of the txt to Ms. Booker-Trammel. Ms. Booker-Trammel called and started to ask some questions and it was quickly evident she hadn't viewed my file at all prior to calling. Which may have been because she stated that she had some family problems that were currently ongoing. I told her I was sorry for her problems but I would prefer to speak with Mr. Davis as I had some concerns. I called Mr. Davis and the conversation did not go well. I stated that I was greatly concerned with the communication problem we were having as he hadn't followed through with his promise of uploading the pdfs, at this point it had been more than 3 weeks since the original posting, and with is transferring my contract to someone who was currently in crisis. Mr. Davis started yelling...and I am not exaggerating...he started yelling that he'll cancel the contract. I did not raise my voice once during the conversation and told him that I was totally confused. I'm calling to find out why we're having communication problems and I was concerned with the lack of follow through with my pdfs then subsequent transfer of my account. Mr. Davis continued to yell about canceling the contract to which I stated I was fine but I'm trying to talk to you like a rational person and have no idea of what I did wrong. Mr Davis finally calmed down and asked what I was talking about with uploading the pdfs. What became clear was that Mr. Davis had no idea of how to upload the pdfs as pictures and instead of saying this to me early on, he either didn't try or couldn't figure it out. Mr. Davis finally was able to upload the pdfs that night. That was the beginning of August. Around the 6th of August additional pics of the lot were uploaded so sent an email praising them. After that email, I didn't bother to call Mr. Davis to get updates as I was leery of another confrontation. On 4 Sept, Ms. Booker-Trammel sent an email about a problem. I responded on 5 Sept along with asking a question. I left Mr. Davis a voicemail on 12 Sept inquiring into a response from Ms. Booker-Trammel. No response from Mr. Davis and still no response from Ms. Booker-Trammel. On 15 Sept I sent an email asking for a response and on 16 Sept, Ms. Booker-Trammel responded. I sent back additional questions and I'm still waiting on a response. Unfortunately my contract is for 6 mths so I'm stuck with these people until Jan. Although I'm going to call the Md commission to complain and see if there's anything they can do. Bottom line, this company has serious communication problems. They don't know how to do it at all. I could probably understand if I was a troublesome client but I'm truly not....even after experiencing Mr. Davis' yelling and threatening to cancel the contract (which I should have accepted and ran but I was truly concerned at how we arrived at that point). I waited several weeks before inquiring into the pdfs. I waited a week before inquiring into email responses. I never called for an update and I'm currently trying to have a discussion about advertising options...to which I've yet to receive a response to my email. One last thing...I don't blame this company for my lot not selling as the economy is terrible....although I still would like to discuss what advertising options may be available that we may not have used. My problem is their lack of customer service, professionalism and communication skills. Relationship has been terminated. Below is the email.... In the below it seems as though you are under the misguided notion that I'm leaving Anacostia River Realty because the lot has not sold while in your stable. That's not the case. I'm leaving because of the unprofessional behavior of Mr. Davis during an early phone call, the overall lack of communication and the lack of attention to detail. I understand that when you first contacted me, you had just received my file and you were having some family problems so your lack of knowledge of my property was slightly understandable. However from my optic, until your family problems were resolved, Mr Davis should have continued to handle my property, especially since he had promised weeks before to perform a few actions. Now in the below, you stated that you gave me the wrong date of termination because you were new to my case...Ms, Booker-Trammel, you were new to the case nearly two months ago. That is no excuse for not obtaining the correct information two months after you were given the file. Now it seems to me that I'm receiving communication and concern after I mentioned that I've contacted the commission and submitted a report to Angie's List. To be clear, I expected the lot to sit for a while and not sell due to the economy but would I rather let it sit and eventually sell with a company who has displayed unprofessional behavior or with someone who doesn't yell, isn't nasty and at least answers my rarely sent emails within a day or two rather than the average 10 days and reminder email it took for you all to respond.
