We contracted with Tricia to sell my mom's home in Madison, CT. We needed to move out fairly quickly due to my mom's health and Tricia helped arrange the final clean out of the house for a fee using her husbands company. A few open houses drove limited traffic but the only serious offer was well below market. After initially rejecting it, we agreed to the price. The buyer chose to go unrepresented which made the process more difficult but increased Tricia's commission to 5%. Tricia recommended fixing every item found on the inspection and left it to use to attempt to manage remotely. We we offer a reduced price instead, she asked us to reduce the price even further. I did not feel that she was negotiating for maximizing the value of the home, but for getting the transaction completed. The closing took much longer to complete than expected and an important deadline was missed by Tricia that required us to scramble to respond to the buyer to keep the process going. The advice from her tended to benefit the buyer and not us, the seller. The house was in a territory outside her normal listing area and was valued at twice her usual listings. I do not think she was able to best represent in the transaction.
