They take months to respond to maintenance requests even after multiple calls, voicemails, emails and maintenance requests in their system. They don't care at all about taking care of the home. They send the same person for all requests whether it is plumbing, electrical, etc. and he never is able to fix things properly. He suggests a band aid fix because anything more "won't get approved". I hope the landlord is aware of how poorly these people address issues in the house. We have had dead trees on the property with massive 10-15 ft tree limbs falling down for years and it took them over a year of me telling them about it to do anything. There's a hole in the ceiling of one of the bedrooms that they won't fix and anytime it rains, we just have to put a bucket under it. We had squirrels break into the house multiple times because they refuse to fix a hole in the roof caused by the dead tree limbs falling on it. Had pipes frozen for over 24 hours and they did nothing about it except tell me to use my hair dryer and blow dry the pipes to defrost them. This company is a total nightmare to work with.

My roommate and I have been tenants for almost 3 years in Littleton where our property is managed by this group. Every time we've had a situation or a problem they've taken care of it right away without question. The owner of our building has always excepted responsibility for the condition and the age of the property. We have Had some issues with the gardeners during the summer season, but that truly has nothing to do with the management group, more likely the communication differences between the landscapers and us here at the triplex. If you're looking for a place to rent I believe that you can be fairly treated by these people and I do recommend them as well as my roommate stands by me in that decision.

The house was a mess upon move in. Carpets not cleaned, filled with white dog hair. Brown paint marks all over the white walls. Cuts in the linoleum in the kitchen. Toilets didn't flush correctly and had to be repaired. Smoke detectors hanging off the ceiling. Yard filled with weeds and all the grass was dead. So now that I moved out and closed the lease early because we could not afford the rent, now they are charging me for all this stuff that was already wrong with the house before we moved in. And overcharging me the early lease termination fee by 3 times (lease said $300, bill says $900). I would NEVER rent or lease from these snakes again and I highly recommend that you don't either.

This company is EVIL.

We rented a town home for around 3 years from Laureate. When we moved in there were many issues with the home, and we attempted to have them fixed over the years, but were ignored by Laureate. When we were moving out because we bought a house, we had to vacate one month early. When we called and informed them this, they said it would be no problem at all and that they would be showing the house while we were still living there so that it could be vacated right away. We cleaned the place like crazy before we left and were good tenants, clean people, and never broke anything.

Months after we moved out, we got a notice that we were being sued for over $3,000. They wanted us to replace the toilets and sinks (which were very old when we moved in but we did nothing to harm them), back deck light (never worked), blinds (were broken when we moved in and we fixed most of them out of our own pocket) and then they also charged us a $200 advertising fee even though they rented it out before we moved out. They also never responded to our maintenance requests - to fix the back porch light that was broken when we moved in (which they charged us for) and to put covers on the window wells (we had a newborn and 2 year old and the window wells were deep and unsafe). We never complained about the crappy sinks, toilets and blinds, which all were in poor condition when we moved in, and they charged us for all of that. We were never once late with our rent and we were always friendly towards these miserable people. Now we live out of state and had to pay their $3000 of unfair and unjust charges (on top of not getting our deposit back) just because it is too hard to get back to Denver to go to court for this nonsense.

NEVER EVER TRUST THESE DEMONS. DO NOT RENT FROM THIS COMPANY. DO NOT LOOK AT THEM IN THE EYE OR UTTER THEIR NAME. THIS COMPANY HAS NO SHAME AND WILL LIE AND STEAL FROM INNOCENT PEOPLE. THIS COMPANY IS EVIL.
