Laurie was great from the very start. In mid-January we first contacted her and she came the next day for an initial meeting. We liked what we saw and her plan of marketing our house, which had the potential of being "difficult" in a flat housing market. We were confident of her abilities, as she uses a lot of marketing techniques that not all agents use to make sure one's house will be visible far and wide, especially since 80% of homebuyers today use the Internet as their first resource. Laurie's marketing practices are particularly "computer tech savvy" placing one's home on the maximum number of Internet search engines, so that anyone who is searching for homes, (be they currently in the local area, or living out of state, looking to relocate to the Denver metro area) would easily be able to pull up her name and her properties. In this current market, a home needs to be seen to be able to sell, so an agent must have the ability to make their client's properties visible to potential buyers. One aspect of her techniques include not using the typical "flyer box" attached to one's "for sale" sign on the front lawn, but replacing it instead with a sign for interested people to call a number to enable the price and all information about the property to be sent to that person's cell phone. Many times during the time our house was on the market we noticed people parked in front of our house, obviously using the sign to have info sent to them directly. Much more effective than wasted flyers which are often taken by your own curious neighbors. Laurie is very friendly and yet very professional, and helped us with staging ideas so that we did not have to hire a professional stager, thus saving us money. She gave valuable referrals of a handyman, electrician, inspector and others, which helped us to do a Pre-Listing Inspection of our home, thus avoiding any surprises at the buyer's inspection at the end of the process. In some of the cases, Laurie's advice on getting our house ready for the market was perfect, helping us to skip doing one task (when it really wouldn't matter) so as to spend the money on something else, more important to the sale process. She was available anytime we needed her advice or to answer questions. When we sat down days before our house was to go on the market, Laurie told us that after doing some careful research of the market in our area the past 6 weeks, that she felt we could up our asking price by $10,000. That was great news to us and we trusted her decision, as it seemed all the indicators were correct. To sum up, Laurie's marketing prowess delivered 18 showings in a course of 20 days and we received 2 offers, accepting the 2nd offer on the 20th day our house was on the market. To sell a house in this current market in only 20 days, and at very close to asking price is fantastic! We owe it to Laurie for helping us through this! Florida here we come!
