As a real estate broker I do use a number of title companies and I have been doing this for 10 years, so I have worked with practically every title company in town. There are a lot of decent ones out there. Recently I had an excellent experience with Fidelity National Title. They do not charge real estate brokers, however they do charge our clients. They actually provided a very competitive underwriting requirement that allowed me to salvage a very large company, otherwise I would have lost the entire transaction. I am very happy with them. They do flexible underwriting. This company has been around for a long time, like 60 years. So as an insurance underwriter they are going to be there for claim insurance. It is very important with but all what is important is that the underwriting is flexible enough that you can actually close. Sometimes, you write things on title commitments that stand in the way of the entire transaction and work around and this title company was more willing to explain the work around.
