While living at the residence we called numerous times to have window cranks fixed on two windows.  They said they would have them fixed and said their handy man would call and schedule a time to fix them.  One of the times the handy man called us to set up a time but when we returned his call we didn't get a response.  The other times we called and complained about the window cranks the handy man never called to schedule a time to show up.  Another time we called to complain that the fence was coming apart in places because of wind storms.  AFC told us they would contact the owner and get back to us.  They never got back to us.  When I brought this up on a subsequent call they said someone had been out to fix the fence.  No one had ever fixed the fence because it was still behind held together with zip ties and chicken wire.  I called again later about this and we heard nothing from AFC or the owner of the property. 
When moving out I asked AFC for their recommended carpet cleaning company and notified them the day and time I had the cleaning scheduled.  AFC then charged me for carpet cleaning again and took the money out of our deposit.
I also had a general cleaning company come through and clean the rest of the house.  I came by after the work was done and verified that the house had been thoroughly cleaned and I could see no places that could be cleaner.  I notified AFC that this cleaning also took place.  AFC charged me for their cleaning after this.  I could not foresee what they cleaned since it appeared clean. 
We exited the lease without a 60 days notice and I offered to put up an ad and do showings of the property to get it re-rented in a reasonable time so I could money back for August's rent.  A representative said I could do this but they would be showing it and putting up their own ads.  After roughly two weeks I contacted the representative of AFC and they had only shown the place to two people who were referred by our upstairs neighbor.    They also said an ad was currently up on their website.  There was no ad on their website for the property.   I ended up listing the property on craigslist and referred all people interested in the property to the AFC agent.  I would have done the showings myself but I had turned my keys back in to AFC. 
Had I known that the representative from AFC was going to take that long to actively pursue showing the property I would have done this all myself. They showed they had no interest in being respectful of the situation I was in and did not put forth much if any effort in re-renting the property.  It took me 10 minutes to post a craigslist ad and they couldn't manage to do the same in a two week period of time.
