We found the team at Rusinak to be very dedicated in selling our house, we had some bumps on the road but the overall experience was good, they are very focus on providing you guidance. We closed on our house today and we are very happy. We will hire them again. Thanks to Ron and Nancy for all your hard work.

Mike Rusinak was excellent to work with. Unfortunately his staff proved to be otherwise. They managed our property, a single family home, for 13 months while we were out of the area. During that time, we rarely received any communication regarding our property, any issues, any repairs or how the property was being taken care of. There were no reports from any of the walk throughs although the walk throughs were supposed to happen quarterly. When there were issues, we were the ones that had to initiate the response. We we did report an issue, we rarely received a response unless Mike was directly involved. We expected more for $261 dollars a month. Bottom line: Our tennants found it easier to talk directly to us than go to Rusinak with issues. Recommend you look somewhere else.

My husband took a work transfer to Switzerland in 2006. That is when we hired Rusinak Property Management to manage our property for us. It is now 5 years later, we are still in Switzerland and trying to work with Rusinak these past 5 years has been an absolute nightmare! When we initially signed up with their company we paid a 10% management fee, which seems to be the norm with most of the competition. Then sometime in 2008 they implemented their Property Services program which I outlined above. At that point, with taking even the basic package, it doubled our monthly fee. We were not very happy with this but when we looked at all of the services that they stated would be performed, we thought it might be ok. Well, it was not ok and never has been. Lets start with quarterly inspections which are supposed to include photos and writeups: in 2008 we had only 2 inspections with photos that were posted on their extremely user unfriendly website with no writeups, 2009 we had only 3 inspections with photos and again no writeups, 2010 only 2 inspections and still no writeups and so far this year we have had only 2 inspections with photos and no writeups. I also have to note that it usually took them anywhere from 3-6 months AFTER the inspections to get any of these inspections posted on the website. In 2008 we took only the basic package as our tenant lease states the any and all yard work is the responsibility of the tenant. Our first tenants were really great, very responsible and kept the interior and exterior of the property fairly good. They actually did yard work. Unfortunately they were a military family and after the first year moved. Our next tenants have been in our property since November 2007 and just recently moved out due to an ongoing lease violation. Between them and Rusinak, it has been 3 1/2 years of pure frustration and aggravation. The first year with them was an ongoing battle of getting the lawn mowed, not to mention weeds pulled, trash picked up and junk in the driveway and lawn. Every once in a while we would have friends drive by the property just to have a look and thats when we would find out that the lawn was not being mowed, the mulch and rock beds were over grown with weeds, there was trash in the yard and old junk furniture sitting in the driveway. Then we would have to contact Rusinak and tell them that there was a problem at our property. Isn't it supposed to be the other way around, the property management company checking on your property and handling problems. Even after contacting Rusinak, things would never get resolved. Communication with them is virtually non existent. The next year we were so frustrated and in an attempt to salvage our lawn, we signed up for the ultimate package that included everything. This really didn't help much. They never started mowing till mid summer and at that point everything was so overgrown it took them the rest of the very short Colorado summer to get the lawn back to somewhat acceptable condition. Last year we decided that we were not going to pay to have our lawn mowed when the tenants lease clearly states that it is their responsibility to do this. We went back to the basic package and our tenants contracted their own lawn service. We have had a crack in our foundation since November 2010 that Rusinak is fully aware of and to date has not repaired. Even though we have repeatedly requested this be repaired. We were told via email about a month ago that the crack was repaired only to find out at our July quarterly inspection that it was indeed not repaired. We have been waiting for our stovetop downdraft to be repaired for almost 4 months. On an average we wait at least 2 - 3 weeks before we ever get a response to any of our emails. When we call their office we never get a live person, only voice mail. We have never gotten a call back to any of our voice messages because they don't make international calls yet they tell us to call and leave a message. Our last tenants were permitted to have a dog BUT their lease clearly stipulated that the dog was not allowed in the house or the garage. We have been suspicious from time to time over the past 3 years that the dog had been the house, i.e. dog hair on the hardwood kitchen floor, dog food bowl in the pantry, etc. We asked Rusinak repeatedly to re-enforce with the tenant that the dog was not allowed in the house. Sometime last November we were again expressing our concerns about the dog being in the house and that their were dog urine stains on the carpet, in a response email that we received, from a Rusinak employee, dated 12/02/2010 we were told and I quote "Carpet-The lease states that the dog is not allowed in the house. Unfortunately, there really isn't a way for us to enforce". So really, what are we paying a property management company for it they out right tell us they can not enforce their own lease stipulation. In the past we have specifically requested them to scan and email us copies of various vendor invoices and received a thing. Overall we have to strongly advise anyone thinking about using Rusinak for property management purposes BEWARE.
Description of Work: As our property management company and according to their own contract they were supposed to be responsible for the following: Initial home inspection, initial carpet cleaning, initial full house cleaning, initial inspection repairs, initial lawn cleanup. Lock changes: remove and store the original locks on the property until management of property is completed, install Quikset Smartkey locksets on all exterior doors, perform all key changes in between tenants, reinstall original lockset on property prior to management termination. Inspection: conduct quarterly inspections during all leases starting 2-6 weeks after lease commencement, conduct quarterly inspections approximately every 90 days from initial inspection, provide photos and writeup of results to owner, change filters on the furnace during each inspection. Market Shine Cleanings: provide the followup supplemental cleaning to each tenant move out - after tenant has cleaned. Maintenance Repairs: waive all labor (up to 15 hours) on minor repairs needed in a 12 month calendar-owner pays materials. Management Fees: all monthly vacancy and tenant occupied management fees included in this program, accounting of owners invoices, rents received, proceeds and security deposits, coordinate all communication with owner, tenant. Leasing Fees: Move in Leasing fees are included in the program, move out leasing fees are included in this program, lease renewals are included in this program, tenant agent referral fees are included in this program. Home Warranty, Furnace Inspection, A/C inspection. Vacancy Properties: includes mowings while property is vacant as needed, market shine cleanings when needed while property is vacanbt, property visit with photos both interior and exterior every 7 - 11 days, snow removal while a property is vacant-driveways, sidewalks and walkways. Online document access. Advertising: includes advertising in the MLS - ppar.com, military website - ahrm.com, website rentals.com, website razorrealestate.com. Referral Discounts. In this property service agreement there are 4 categories with 4 escalating prices, starting with the basic package as roughly outlined above that for us the price was $268.08/month. The next package included all of the above + sprinkler start up and shut down for $276.41/month, next package included all the above + sprinkler start up and shut down + aeration/spring and fall fertilization for $292.66/month and the final package included all of the above + sprinkler start up and shut down + areation/spring and fall fertilization + weekly lawn mowings and snow removal for $349.00/month. They also did all prospective tenant screening, applications, lease agreements, etc.
