We worked with Courtney & Courtney as our landlords, for a home we rented upon moving to Colorado Springs. All we can say is that it was a smooth, easy, professional and enjoyable experience. We worked exclusively with Connie Devich, who was outstanding at every turn — always attentive, but never pushy. Always asked for our cooperation on things that needed to be done well in advance, and was incredibly easy to work with. Just got off the phone with her, in fact, and her fabulous work reminded me that we should tell people what a fine experience we have had with Courtney & Courtney. For the first few months everything went great. Then Courtney and Courtney (C&C) stopped returning my phone calls, began charging me an exuberant amounts for simple things (I received a call that steps were beginning to fall apart and C&C could get the steps replaced for $300, I repaired steps at my rental myself for the cost of the wood. Total cost $25). I began to notice how they supported the tenant over the landlord. Most recently my tenant moved out because I was looking to sell the property. I had called and ask C&C to inform the tenant that I would be showing the property. This is usually a 24 hr notice. Two days later I received a call from C&C explaining to me that he tenant didn't want to have to tie up the dog during the week and that she worked all week long and would be too tired to have the house in a showing state. So, I asked about weekends and C&C said that the tenant enjoined spending time away on weekends and wished to be there when it was showed. I told C&C that that it was not necessary for the tenant to be there. This is when I really noticed how the property manager I hired to assist me in my rental property was against me and for the renter. The manager informed me how the tenant was busy and worked hard all week and enjoyed their time off and how I was asking something that just unreasonable. I received a phone call one month after letting firing C&C that I have a utility bill I need to pay for 12 days of May. I replied that I didn't understand. I was berated on the phone about how tenants don't pay the last utility bill and this is usually done by the landowner. I call the utility company and they explained that the old tenant failed to cancel service. And the new tenants called to have the utilities in their name. This is how the old tenant received a bill for utilities. I called C&C and was accused of not paying the bill, not supporting the tenant when they moved out, and that it was my responsibility to change the utilities back to my name. I'm a 40 yr old male with a BA in History, I understand how life can eat up all one's time in a day. But I don't understand how someone can not pay their bills and expect someone else to pay them. I have since fired this property manager group, C&C, and taken over responsibility for myself. This is a company I would never use again nor recommend to any friends or neighbors.

I was appalled when I was told that Courtney & Courtney had a bad review on Angie’s List. We do our best to represent our clients as we would want to be represented. In knowing that there was an owner that was dissatisfied and we had no way of mediating the problem is very disconcerting to us. Courtney & Courtney holds an A+ rating with the Better Business Bureau and we pride ourselves with the service that we offer to our clients and customers. We have had this rating for 10 years. As soon as we heard of this bad review we signed on as a new company with Angie’s List and found that indeed there was a report giving us an “F” rating. This is really a concern to us as we were never even notified to be able to give a different view of the complaints from a previous client. I am not sure how the negative posting can be done without at least a view from the other side. We were hired to manage the client’s property and did so over a period of one year. We advertised the property and obtained a renter and collected the rent on time each month. The owner received his deposit each month on time as well. The only expenses that he had were the normal expenses and not marked up in any form from Courtney & Courtney. These expenses included the following: advertising, carpet cleaning (which was agreed to be done when the client moved out), annual furnace inspection, 2 carbon monoxide detectors (to meet code), Sprinkler turn off, fall lawn treatment and aeration, management fees (normal % of rents), and a video fee before the tenant moved in. All the above fees are per our management agreement. We did notify the client of the problem with the steps, which were considered to be a hazard. The vendor that we asked for a bid quoted $200 which included the rebuilding and painting to match. We would like to notate that the client actually put the house on the market for sale and contacted the tenant directly to set appointments without our knowledge. We found out the house was on the market when we were doing one of our monthly drive-by inspections. We did contact the owner to see what was going on and proceeded to try to work with the owner and the tenant to insure that the property could be shown. The tenant did have a dog (which was approved by the client) which needed a 24 hour notice for showings in order for the dog to be put up or out of the house. There were several calls for showings that needed a short notice and not a 24 hour notice and the tenant could not accommodate this as she worked during the day and could not make arrangements for the dog on short notice. In many circumstances it is very hard to coordinate showings of a property with a tenant in it. In fact there have been times when a tenant will not allow us to enter even though the lease states we can do so. This is not a matter of siding with the tenant, but more of a legal question as to how to access a property if the tenant is refusing to do so. The house went on the market 33 days prior to the tenant’s lease ending. I would like to note that on the MLS listing it is noted that “showings are for serious buyers only. NO just looking clients….Owner or Agent will let you in.” The client did send us a termination notice that corresponds with the lease ending date of the tenant. This was not construed as a firing of the management company but as an end date of the management agreement as the house was on the market for sale and therefore when the tenant moved out there would be no management needed. As per the management agreement it is the owner’s responsibility to contact the utility companies to change the mailing address in care of Courtney & Courtney. It is the tenant’s responsibility to have the utilities put in their name and utilities out of their name. When an owner takes back a property it is their responsibility to have the utilities put back in their name. In this case the tenant did not call in to have them stopped as of the end of April, 2009 and the owner did not call to have the utilities put in his name. When the utility bill came it included the extra days in May. We did call the owner to ask him to pay for the extra days in May as he took over the house as of the 1st of May and the tenant was out on the 30th of April as per her lease. The owner did not agree that he owed for the May utilities and that it should be our responsibility to pay for them. We feel that the tenant owes for the time she was in the house and the owner owes from the time he took possession of the property.
