As a homeowner, Kathy and her family came up lacking. When we interviewed her and initially started service with her, she talked a great game. When it came to actual communication and responsiveness, it was an absolute disaster. I ended up having to send family members to her office multiple times to try and track her down because she would never return phone calls to her office or cell. There was literally ALWAYS an excuse. She never once took responsibility for her carelessness, and inability to return calls. If this was the experience I had as an owner, I can't imagine the **** my tenants went through.

Working with A1 Home Management has been a nightmare. They won’t return phone calls or emails, are rarely at their office, and have every excuse in the book for why things don’t get done. If you notice their current listings, they are all available immediately. I’m guessing because they are very slow to get things done. I would absolutely never do business with them again. Out of all their faults, the worst is lack of responsiveness and apathy.

As a property owner I had A-1 managing my property for three years. Kathy and team failed to provide adequate oversight on my property. The first instance was a door replacement where the wrong door was replaced costing me an additional $1000 to repair the correct door. The second instance was overlooking a major structural issue with our deck on a move out inspection resulting in safety concerns for the tenant. And the third was complete disregard for the irrigation system, which had been intentionally modified by a tenant under her watch, resulting in an estimated $4000 repair. In my experience what I learned is that Kathy is at best a coordinator of services with very little involvement or knowledge of the property. Furthermore, and perhaps even more disappointingly, when issues arise her reaction is to pass blame. For example, when the wrong door was replaced "it was the tenants fault" because they were supposed to show the contractors the right door to replace (read: she wasn't even there). Also, after simply asking for a picture of my sprinklers operating it took three months for her to admit that the system was inoperable and when I wanted an explanation she simply insisted on passing me off to the company she had hired to perform maintenance on the system.

I submitted a request and met with Kathy. I was impressed enough that she is knowledgeable about the business, while being caring about both the renters and my property. We've been together for one year and she is very responsive andnim happy. Johnny on the spot. You just don't find businesses with this kind of customer service. She also is helpful to advise me on expenses so I get the best bang for my buck.

I can't say enough about how diligent Kathy is with her job. I've worked with a multitude of property managers in my history in real estate, I can truthfully say that she exceeds any of them and the services they offer. She does things that other property managers do not do. She also honors me as a property owner but yet is helpful to the tenant living in my property. Thank you Kathy!

We have really been pleased with Kathy and A-1 Home Management. After hearing horror stories, we were nervous about renting out our home. When our time with the Air Force is done, we plan on returning to our Colorado Springs home. Kathy does a great job finding tenants quickly. She does a great job assessing the market in order to get top dollar for your home. We hired A-1 a little over a year ago. Our house was marketed well and we had multiple applicants almost instantly. We had an interesting situation in that our first tenants decided to break their 3yr lease in order to buy a home. Kathy quickly found new tenants and our house never sat empty. Our new tenants signed a 3yr lease which we hope they will not break. In the year it was leased, the value of our home increased and Kathy reflected that with a rent increase. She looks out for owners and assures that tenants take pride in their rental  requiring them to pay the first $75 of repairs. Because we purchased a home warranty, we have not had to pay out of pocket for any repairs our home has needed.  We pay a leasing fee when A-1 finds tenants and A-1 skims 10% of the incoming rent. We are responsible for paying for routine maintenance but A-1 does all of the hiring and coordinating.
Kathy Banks is thorough, reliable, and puts her owners ahead of tenants. She was slightly more expensive than the PM a neighbor used (which charged 8% of rent) but worth the cost-- my neighbor had 2yrs of nightmares with her tenant and home and sold her home rather than dealing with it anymore. And all she could say to me was that she wished she had gone with A-1. For the extra 2% we have peace of mind knowing that our home will be waiting for us in great condition when we finally return. Rent checks are deposited like clockwork and we are pleased knowing our home is in good hands. I would recommend A-1 to anyone looking for a
property manager.

If you are looking for a wonderful, reliable, and very competent property manager, look no further.   I couldn't be happier.  Kathy has managed my home for almost 2 years now.  She is friendly, and very responsible.  She oversees any issues with the home and has found excellent renters.  Since i live out of state, the peace of mind she provides is priceless.

A1 Home Management is excellent, I was consistently surprised by the quality of service Kathy rendered.  She is extremely detail oriented, patient, and a huge asset to have on your side.  I closed on my rental property on the 8th of January, contacted KAthy around the 9th and had an appointment set up within days.  I was working a very tight timeline, approximately 2 weeks from closing, before I had to leave the country for my job.  I had hired an outside contractor on the recommendation of another acquaintance and put him and Kathy in touch before I left.  The contractor continually dragged his feet, and in the end only accomplished about 1/2 of what he was hired to do, and it took over twice the amount of time he quoted me to finish that much.  I was less than pleased with his performance, to say the least, so I wound up terminating his contract early.  Kathy completed the rest of the repairs on my behalf while I was out of country, and had the property occupied before the finishing touches were complete!  She is very up front, honest and detail oriented.  I will definitely be going back to A1 Home Management for all of my property management needs, she is by far the best in Colorado Springs.

A-1 Home Management has proven itself to be the right company for me. They showed me what the the true market price for my home was and put the right people in my home. Kathy Banks (owner of A-1) made certain recommendations which I followed, and after having worked with Kathy for the last several months my anxiety has dissipated. I know Kathy is on the job and that lets me sleep at night!

Kathy who owns the company is very thorough and detail oriented.  She is great.  They charge the market rate, which is ten percent of the rent collected.  The service is very good.  She has called me, she has texted me, and she has sent people out when she couldn’t be there, so she is very responsive.  I am very, very happy overall. 

Kathy is great! From the first phone call she had researched our property and was able to have a conversation about our home and the neighborhood. She was excited and made us feel good about renting our home. Kathy used various marketing tools and conducted numerous showings and within three short weeks we had a three year lease signed! Kathy is punctual and very easy to contact.

A-1 Home Management is great. She walked through our house and told us what we needed to do to get our house prepared for rental. We're not renting until the end of the summer but she took the initiative to come down, look over our house and explain in depth every thing that she does. She made some good recommendations having to do with home insurance coverage things we might want to look out for. She applied to our initial email the day we sent it to her and scheduled an appointment with us within a week of us first reaching her.

We are very relieved to have found her on Angies List and now have peace of mind when we have to move and let Kathy take over.

I have used A-1 Home Management for other services and I think they're very good. They lady was very prompt, very courteous and does what she said she was going to do. She's very, very detail oriented. From that little bit of contact with her, she seems to be very good at what she does and I may consider using her for other services.

I hired Kathy to manage a rental property of mine nearly a year ago. Mrs Kathy Banks is an invaluable resource if you're intending to rent your home. We live out of the area and needed a very hands-on property manager to prepare our home for rent and find quality tenants. We began our search for property management companies by meeting with Kathy Banks, A1 Home Management. She presented us with comparable in our area but we believed our home could rent for a lot more than what the market was telling us. Kathy agreed and explained how her marketing skills would attract the "right" type of renters. Impeccable reference letters from numerous carefree homeowners assured us A1 Home Management would be the right choice. We looked no further.
We hired Kathy 3 Nov. Showings began 7 Nov. House would become available 1 Dec. Tenants were identified and moved in by mid-December. The rent amount was higher than all comparable in our area offering the same living space.
At the initial meeting, A1Home Management outlines measures taken to ensure tenants Pay on time and care for your property (inside and out). Kathy also provides information on resources every homeowner should have in their back pocket when renting their property. You will hear the zeal she has in finding the right tenants. 
When the house is renting, Kathy collects 10% of the rent amount and sends an itemized list of expenses. Expenses the owner approved;). She'll have pictures of your property available on a monthly basis. The rent monies will be deposited by the 10th of every month. Tenants receive random passes for bowling events, coupon books, etc from Kathy as a way of staying in touch and showing her appreciation. 
If you are a homeowner and your property isn't managed by A1Home Management, please meet with Kathy. You can't afford not too!

I've known Kathy Banks for more than 8 years. As a Realtor, I referred to her, anyone wanting a good property manager, even before she had her own company. I've had past clients calling me asking how to reach her! Anyone that I introduced her to liked her and appreciated her work and diligence. When it came time for me to rent my own investment property she was the first, and only, property manager I called. She knew exactly how much to ask for rent and how to get the best tenant! She advertised and after a very short time found a great renter. Kathy's fees are reasonable and she goes above and beyond what I know other management companies will do. Great job Kathy!!
