Our areas of expertise include; Property preparation for maximum cash flow, professional advertising, thorough tenant screening solid lease agreements, inspections, day to day oversight, yearly maintenance, financials, easy to read owner statement with owner access to Owner Portal and Automatic Deposits. Sales comparables and 1031 Exchanges when necessary, real estate aquition and sales. Full time management Tenant Placement-we turnover, find tenant(s), screen, set up lease then hand over to you to management. Some restrictions apply, certain criteria must be met call for details. Real Estate Sales 1031 Exchange Monthly Home Check for vacation and second homes or for extended absences.

The experience has been extremely pleasant and professional. Please read the services performed.
Description of Work: Tammy and Allan of 5th Avenue Property Management (which serves mostly north San Diego County) came to me at my rental condo to discuss my needs and what they could do for me and at what cost. I first heard of them through Yelp and then contacted them to see if they would be a good fit as my property managers. They are absolutly fabulous and professional. I had a problem with a past tenant and Tammy offered to help me and is representing me defending me in small claims court. She and Allan use quality contractors and do an excellent job in advertising properties and clearing possible tenants. While we were not able to get the rent she thought the area would support, we did get a rent which I was pleased with. She also helped me with repairs like carpet replacement, washing machine replacement, tile repairs and overall cleaning and inspection. Their monthly PM fees are lower than the industry average (of 10%) and they perform modern, IT based, PM activities for both me (the owner) and my tenants.
