I would not recommend this company at all for management services. I should begin saying that I am an out of state property owner. Communication seemed to be a problem from the day after I signed the agreement to work with them. The inital person I spoke with was only the "recruiting agent", my account was then passed off to a different person to manage my account. when I contacted the new person on my account to let them know that I would be in town (from an 8 hr drive) and that I would like to meet in person (granted this was going to have to be on a saturday), I was told "sorry, I only work monday - friday 9-5" I even mentioned that I was driving out specifically for this meeting and to check on my property. And the response was the same, that the person was not able to meet because of the work schedule. I would have cancelled the contract then if possible. To go on further about communication, I must mention that whenever I call or email, it takes at least 24 hrs to get a return response, and most often I had to call/email back several times in order to get information on what was going on with my property. Even when I specifically requested to be notified when any repair was requested,, and the angent said they would make this happen, but this never happened. I would only find out when the rent disbursement was short, then I would have to call to find out why. Never saw any repair invoices, so there was no way to see what was done. They charge me postage to send me the monthly statements. When I requested they be sent electronically, I was told this was possible, but again this never happened. They take a month to process the rental disbursements. This was not clearly identified to me in the begining. Example. if rent is payed on the 1st of Jan, the disbursement to the owner is not until the 5th of Feb. There is an option to take an "early draw" (as in to receive the money in the same month it was paid), but even this will only be sent out on the 25th of that month, so really it still takes a month to get the payment since it is sent by paper check. I would not recommend this company at all for management services.
