I did my homework, including a license check. I emailed a bunch of agents, and read a bunch of responses. Pat Kapowich came up on top.
Pat has attention to detail. At one home, Pat noticed a dog barking near by. My wife and I were oblivious. He went and knocked on the door of the neighbor to ask about the barking dog. Turned out the neighbor was dog sitting for a few days.
Pat goes the extra mile. At another home, I was concerned about a gas station near by that had tanks that leaked in the past. He lined up a professional to talk to me about it.
Pat has a flare for the "old school" of hand shakes and hard copies with real signatures; while navigating modern technology without hiccup. If time allows, he will come get real signatures and hand the other agent a real "dead tree" hard copy. If the timeline is tight or other circumstance necessitates it, Pat has no problem with getting the job done over the internet with e-signatures and the like.
Pat knows that in-person presentation can make a difference. In our market, where multiple offers with many of which will be all cash - no contingent, Pat successfully negotiated in a multiple-offer situation with our offer with contingencies.
We had friends that had to make offers on 5 to 10 homes before getting one accepted. Pat helped us get off that emotional roller coaster fast. We got our home after we were out bid on 2 other homes.
I have no reservation recommending him to others. He's easy to talk to. He's easy to communicate with, in person, on the phone, via text message or email. He's knowledgeable and dedicated.
While living in the condo for the next four years Pat coached me on the path to buy a house. Pat convinced me to fix up the condo even more to sell it for more money. When it sold, it sold for twice what I paid for it in less than a week on the market.
I got married and we were shopping for a house during the dot com bubble. We were so frustrated we were about to give up. Even though the market was really hot Pat negotiated the purchase of a single-family house contingent on the sale of the condo - in a multiple offer situation no less. There was a heated property line and fence dispute that predated our offer. Even though the sellers had three real estate professionals handling the listing they couldn?t resolve it. Pat was the only real estate agent able to negotiate a solution. I recommend Pat to everyone I know.
