H.M.S. Property Management is a full service property management company for single family homes and small investment properties. In addition to the DRE Brokers License #00528477, we also have a General Contractors License #310435 and Locksmith License LCO 3279 in order to serve our clients needs for their properties. We are Lead Based Certified in order to meet the recent EPA ruling concerning renovations of homes built prior to 1978. In business since 1972, our staff of 10 include Master Property Managers, Residential Management Professional and the company holds the designation for Certified Residential Management Company - these designations are from the National Association of Residential Property Managers (NARPM). Our company motto is "Serving with Responsibility, Caring for Your Needs". This motto was created by our employees!

I used HMS to manage my rental property for about a year. Part of their responsibility was taking care of any maintenance issues that came up at my duplex. During this time my tenants reported that they suspected a leak under the kitchen sink, which in the end was determined to be a broken pipe. It took HMS a month to fix the issue and only after my urging when it came to my attention by the tenants 20 days after they had reported it to HMS. During those first 20 days HMS neglected the issue. They failed to send someone to the property to inspect the issue, allowed the tenants to coordinate with the plumber, did not follow up with the tenants, nor notify me of the situation. The delay in resolving the issue resulted in water filling up underneath the house, costly cleanup costs and days of inconvenience to my tenants - all which could have been avoided had the matter been attended to promptly. Owner, Julie Collins, admitted to making a mistake and was apologetic, blaming the neglect on operational issues they were having at the time. She even shared that an employee was sent home as a result of the neglect. Despite this, she refused to cover the cost of the cleanup because she said it would cost HMS more than what I paid them annually to care for my property. Disappointed in their failure to take financial responsibility for the mistake I insisted that they pay the cleanup costs. On two occasions Julie agreed to pay half of the cost, but eventually went back on her word. Ultimately they paid about 25% of the cleanup cost, but not before terminating me as a client “due to a fundamental and substantial difference of operational procedure and/or expectation between agent and client.” I absolutely understand that mistakes happen, but HMS’ lack of accountability and failure to take responsibility for their errors, along with terminating clients for complaining about how they conduct business is unacceptable. I would not recommend using HMS. They lack integrity and are unwilling to do the right thing for their clients.

I was very frustrated with other property management companies. I found H M S Property Management on Angie's List. I am far away from my rental property and was looking for someone that would be able to take charge of the property without me having to come down there. I never have to search for anything, they have all the contractors they need already. They came in and did top to bottom flooring, painting, new vanity in the bathroom, re-tiled the kitchen counter, put in new back splash, etc. They were a very good price for everything that they did for me. It was great and it looked brand new when they were done. I didn't have to do anything, I just sent them a check. I now rent it for $500 more because of the work that they did. They answer my calls and emails, I don't have to chase them down. They are total professionals, they are a top notch company.

Called them up 3 times to get someone to respond, left messages but apparently they don't need your business, so don't bother because I never got a response back. look elsewhere.

I signed a contract with them and they found a tenant for me. They did all the screening. A couple of candidates had their credit tests, so I was pleased. They kept me informed about what was going on and we have a tenant starting in March and I am quite happy with that. They are going to manage the place, they are going to keep it maintained, and handle issues with the tenant. They were professional and they kept me informed; I was amazed. The personal that I spoke to was not aware that they were on Angies List, where they offered a $25 coupon to sign up with them. I signed up with them, but I never got the discount.

They are pretty good. They charge about 8% of the monthly rental, and their price seems competitive with other quotes. We were disappointed at how long it took to get the piece of property rented but I think that was probably because of the kind of real estate environment we were in last spring and early summer. I would continue to use them in the future.
