This same portal collects rent from our tenants (check is no longer in the mail) , disperses owner distributions, and provides several financial reports that are available at a click of the button. Of course, we email your owner's statement and disperse funds by the 10th of each month :)

EPM is a full service property management company focused on the Bay Area. The MOST IMPORTANT service that we provide is tenant screening. We run a credit, employment, and ID checks as well as discuss their rental history with their prior 2-landlords. In addition, we manage your property 24/7. Should there be an emergency repair at 3am...our tenants are directed to call Mike Busch of EPM on his cell phone. We are a new breed of management company…we answer our phones after 5pm :)
Look for real reviews on yelp. Don’t trust them with luxury rentals or any rental because they are incompetent! They are a nightmare. Rented a so called luxury gated community they advertised falsely. I moved in 7months ago and filter and other repairs are not done. My water heater broke down and I had no hot water for more than a week. There are constant issues every day with water access, etc. They don’t make repairs on time and repair guys show up intoxicated or make more errors and the list goes on. - repairs not done in 7months - lacking basic essentials some days -no parking spot even though I have a three car garage included in the rental - water bill over $1000 due to leaks Cindy is only nice to your face because she needs you to sign the lease. I can’t even park my car at the residence and they don’t care about the safety hazards. Mike is very incompetent and a bully who harassed with eviction when you advocate. UPDATE AS OF 04/03/2024 RESPONDING...No one is Harassing you. Lawyers are dealing with this issue currently so why are you attacking me for posting an honest review? This was mainly your poor management and not specifically about HOA. I have all the pictures, messages and evidence to prove so please don't respond with lies and accuse me of harassment. My lawyer is the one doing the communication I ceased communication since lawyers took over until I saw your response. Issues started upon move in (we had no source of water upon move in that night and went 3 days without hot and cold water and this issue continued frequently) and were not resolved due to your poor management skills. If you managed the property well why did the city code enforcement write you up to fix things? Then you got mad because I finally called code enforcement on you for the poor living conditions. I do NOT make the HOA rules, yet I receive constant emails from you as if I do. In my 12-years of management, I have never been treated as disrespectfully as I have with you(YOU DISRESPECTED ME FIRST WHEN YOU IGNORED OUR BASIC NEEDS FOR MONTHS WHILST COLLECTING OVER $10,000 FROM ME EACH MONTH AND THREATHING EVICTION WHEN I TRIED TO ADVOCATE FOR MY SELF AND FAMILY). Mike and Cindy were great to work with. We moved out of state and felt very comfortable with their management of our house - two+ years. They answered every phone call/email/text promptly and took care of any problem within 2 days. When it was time to sell, Mike was our realtor. Within the few days we were in town, he scheduled multiple contractors to meet with us to go through the house. He helped us navigate prepping the house (not pushy and gives good feedback) and getting it sold. It sold within 8 days for much more than we ever thought it could.

The staff is very hands on. The phones answered every time . Did not have to wait and leave messages. Properties rented quickly and taken care of. Have really good renters. Very accommodating and easy to talk to, always available.

Excellence Property Management (EPM) has been managing our rental property in San Jose for the past year. We are very happy with their service, management fee, and most importantly their ability to find a qualified tenant quickly to fill the rental vacancy. The old tenants moved out on 5/30/2018, new tenants signed the new lease agreement on 6/18/2018. Cindy is my main contact, she is very responsive and always answers my questions/concerns within 24 hours. I value her opinion in setting rental rates, and making necessary repair recommendations. Mike takes care of the Accounting and the fund transfers. He consistently sends out the statement and the rent by the 10th of each month, Mike and Cindy are very friendly and easy to work with, they have good working relationships with both tenants and owners. We have used other property management companies in the past, but can honestly say that EPM has been one of the best so far. We highly recommend their service.

The folks at Excellence Property Management are great. They've been very responsive and attentive to our requests during our tenancy of over 3 years. They have service people on hand in case of emergencies. We had a leak in the ice maker and our kitchen was flooded on Super bowl Sunday. I figured we would need to wait till the next day, but they had someone there within an hour who was able to fix the issue. They care about the tenants and the property owners and always try to find a solution.

I worked with Mike and Cindy to evaluate and prepare my place for rental. Mike was very flexible and showed up on short notice. He was able to walk through my house and give great feedback on rental price and certain things that would help me rent faster. He was also able to refer a fix-it guy and a cleaner to prep the house for the renter. Super helpful to have all that lined up while I was dealing with a move out of state. I continued to work with Cindy on finding renters which they did with ease and my property did not stand vacant. There was some flooding in units next to mine, and I asked Cindy to check on mine which she did and determined no flooding had occurred. Very helpful and very responsive to my requests. I would recommend them for anyone who doesn't want the stress of finding renters or maintaining their rental property. Thanks! Jeff

Mike Busch is very trustworthy and a person of high integrity. He is very competent and has thorough knowledge of the PM business. He has never missed the rental payment (not even a single month) in the last 5 years. When the previous tenant moved out, he got us a new, good tenant in just 2 weeks. Mike was able to lock in new tenant in less than a week, handling all aspects of the process (listing, showing, background check, contract, walk through). The communication was great and transparent. I definitely recommend Excellence Property Management if you want to preserve your investment with a stress free experience!

The process when very smoothly in all phases. This included collecting and posting photos and detailed specs of the house on several well traveled web sites. Also coordinating showings with potential renters, creating the rental agreement, and performing the background checks. And once the agreement was signed, Mike posted it securely online for electronic signature along with the signed walk through papers. Lastly, he collected the initial rent and deposit and turned over the keys. Also worth mentioning, during the prepping stage Mike provided us with an extensive list of trusted contractors he had used before and which we the utilized for painting, repairs, and general handyman work. In summary, we really appreciated Mike being available for us at all hours via cell phone which gave us a very good feeling considering we were nervously going through this for the first time. I would definitely recommend if anyone needs an honest property manager with a great attitude.
