In the beginning during the home search it went well. Once I narrowed the choices to a couple of homes things didn't go so well. My agent could not answer my questions about the property and/or would refer me to someone else. I ended up doing all the investigation and research. I would have expected the agent to do this for me since I currently live out of the area. I was willing to let this go until it got down to the period after the offer was made and accepted. This is when I felt a bait and switch was pulled on me. I had specified that the offer include the seller paying all closing costs. I found out by accident that this information was not included in the offer agreement and that I was on the hook for half or more of the closing costs. When I challenged this with my agent, I was assured the buyer would pay all closing costs as verified with the sellers agent (who worked in the same office as my agent). About the time everything was coming together for closing, my agent informed me that the seller was not willing to pay closing costs related to my loan. This made me extremely upset especially when I found out the sellers agent never bothered to point out to the seller that he was to pay all closing costs. The seller informed me that his agent didn't even ask him to look over the purchase contract and only pressured him to sign. To add to the situation I found my agent Never bothered to specify in the purchase agreement that the seller would pay all closing costs. I felt as if I was misled or the victim of incompetence, by the agents in question. My father fell ill with cancer so I had to drop the subject and let things ride through closing. I found that my share of the closing costs went from zero to over $4000! My agent basically shrugged this off and never bothered to offer a way through it. All they cared about was getting the deal to close so they could be done with it! I later spoke with the seller and found his agent basically did the same thing, ignored the issues and previous agreements, failed to put things in writing and waited for the sale to close. I would recommend that anyone who deals with this real estate office, Coldwell-Banker Ponderosa in paradise ca, either stay away completely or ensure everything agreed to with the agent is put in writing. You can't trust these agents to represent you. Beware!
