I recently used Sterling Property Management to do tenant placement on my 2 properties in Monterey. After 10 days, I was recommended tenants who had previous foreclosures with poor credit for a 4 bedroom rental. I asked that since this was a risky profile to decrease the term of the tenancy from 1 year to a time that makes the most sense for the property to be empty should the tenants not work out. Following that request, I was told that they can not do that. That is something I have never heard of from any tenant placement company across the 20+ other properties I manage within the bay. I was not very happy with the response and mentioned that it is my right as the client to request a specific term on the lease. Finally, a subsequent email notified me that they are canceling the contract. So now, given the situation, I've lost nearly 15 days in being able to rent the property having to look for another property management company. Charging 50% of the first month's rent for tenant placement is standard. Sterling by no means charges a low fee for their services. Yet the service they provide for that standard fee is not standard or by any means acceptable and that's the problem here.

That's not quite what happened. [member name removed] approved a very well qualified applicant and then demanded we change the agreed upon lease terms after the applicant was notified. When told we couldn't do that, he became angry and insisted we do so or cancel our contract with him, else he would intentionally make our task of renting his vacancies much more difficult. We chose to cancel the agreement. Since honoring the terms of our contract was unacceptable, [member name removed] was asked to take his business elsewhere. I have a trail of emails that disproves his assertions about the less-than-qualified applicants. Here at SPM we feel a strong moral, ethical and legal responsibility to deliver our product as advertised and simply will not be bullied into arbitrarily changing an agreement once the terms have been negotiated and accepted. We did good work in quickly filling one of his vacancies with a very well qualified tenant at top of market rent. As stated in our termination email, we at Sterling Property Management wish [member name removed] the best with his rentals. We just weren't a good fit for him.
