 + -1 moreMy HOA hired B Squared Realty late last year under the impression they are better online service than CPM. Since then they never treated us like the previous management company. Instead of sending us the HOA dues by mail with a return envelope, they send us a letter that from now on we can go on their site and make the payment online, or we will send them a check by mail without sending us an invoice and a return address envelope to send the check with. I thought this was very unprofossional intro. letter to the members of the HOA. I made many calls and attempts to at least send me an invoice via email. They were not cooperative in the beganing until a month later they agreed to send me an invoice by email. But then they never did. They only sent a receipt that the due was paid. Out of curiosity, I went to their site to make the payment, but then they want to charge extra $2 for the online payment. I thought that was really unprofessional for them to charge additional $2 to make the online payment instead. Recently I have an issue. My mortgage company requested a copy of the HOA insurance. I contacted B-Squred realty and no one answer the phone, so I left a message requesting them to send me a copy of the HOA insurance to the mortgage company. They never returned my call. I consulted with the on site property manager, she recomended to send an email to her and she will forwarded to them. Well I did, and never got a reply, I send 4 more emails in the period of 3 weeks, finally they replied with a brush off answer instead of taking action and send me the copy of HOA policy. Then it took few more emails and messages for them to reply to my request which it took more than a month to get them to do something that shouldn't take more than 2 days. So far they haven't proven to be a service oriented company for home owners in our property. I think HOA made a big mistake hiring them.
Description of Work: He never responded to my emails until 2 weeks of husseling. When they replied to my email. It was a brush off reply rather servicing my request.

 + -1 moreIt went well. We got several offers, including ones that were above-asking. We ended up holding on to the house, but this was not due to any shortcomings on Mike's part. In fact, this illustrates what is different about Mike. He lets you cancel the listing any time for any reason. He lets you turn down any offer for any reason. Very few agents provide such flexibility. But it is not only the flexibility that he provides that commends him; it is also his competence. Mike is super smart, personable, hard-working, entrepreneurial, and extremely knowledgeable about real estate and selling strategies. I generally do not enjoy dealing with real estate professionals. A lot of them seem more worried about their commissions than their fiduciary duties. Mike was very much an exception. I highly recommend him.
Description of Work: We did not use Mike as a property manager, which is one of the services he performs. Instead, we hired Mike to be our listing agent on a million dollar home. He marketed the property, held open-houses, showed it to one-off prospective buyers, and handled negotiations.

B Squared Realty is a full service property management company, however, we won't require all; only collecting rent, monitoring the property, providing repairs as needed, and handling any emergency situations. There are existing long term tenants in place, and we'll need new rental/lease agreements for them. Mike Brooks promptly returned my call. I found him to be very pleasant and professional. Mike to the time needed to answer all my questions, and he was willing to work with our attorney to satisfy any requirements for the rental/lease agreements. We have not made a decision yet on choosing a company, but B Squared is on our short list.

Description of Work: They found me a tenant quickly and did all the negotiating with them which actually resulted in an increase in the rent I was asking for! They also collect the rent and provide monthly statements which will come in handy when I do my taxes. They also handle complaints and/or service requests, utilizing their own pool of contractors that can step in to do any work necessary.

At no point during the transaction did he ever pressure me one way or the other; he laid out the facts, gave his professional opinion and then followed through on whatever decision I came do. Without his advice and support I'm not sure if we have sold at all - and when we did, the sale went through with almost no work on our part at all which was a happy surprise. Very satisfied and would gladly use him again.
Description of Work: I contacted Mr. Brooks regarding the sale or rental of my parents' home in Tarzana. We were heading down the rental path but he suggested a sale strategy we could use to see if there was interest at a price we would be happy with. I was a bit reluctant but with knowledge of the market, an effective strategy and good follow through Mr. Brooks was able to sell their home at a good price with only minimal effort on our part.

We initially contacted Mike in regards to a single family residence lease. The property needed some modest renovation work prior to being placed on the market. Mike assisted in obtaining an excellent contractor and kept on top of all aspects of the project to completion. In addition, he was able to utilize the best marketing efforts and obtain a qualified renter soon after completion. In fact, my wife and I were out of the country, on vacation, when we were notified by e-mail that the property had been rented. It was so nice to have him take care of things while we were away. Their website is great and it is nice to be able to set up direct deposit arrangements for the rental income. I would not hesitate to recommend B-Squared for professional property management and real estate services. Great service! Both Mike and Ryan are a pleasure to work with.

We really appreciated the detailed information and working knowledge that Mike and the team were able to share with us to get the most out of the sale of our home a s the purchase of a new home. Mike prides himself on helping clients fall in love with not only their new home, but also the deal that they get on the home. Mike and the team went above and beyond for us to make sure that everything that we were responsible for was handled correctly and on time. He not only gave great advice, but he asked the hard questions that needed to be answered like would we really be willing to live through a renovation? Or is it worth it to pay a certain price point to be in an area that we like. He wanted to make sure that we had all of the hard questions worked through prior to moving forward, but he was also able to stay in pace with us when we wanted to push forward quickly. Even when he needed to leave town for an unforeseen reason, we always felt that Mike and his team were on top of our deals which is huge while two escrows are open at the same time.

Description of Work: He told me to call back when I was closer to the end of my lease. He is a very pleasant man. I want him to find me a property in the long beach, Ca. area. I will call (310)910-9378 tomorrow during business hours. This phone number is what "Angies List" has on file for B squared realestate. I hope he is still in business. I hope he can find me an appartment that is freshly painted, clean with air conditioning and a two car garage with no mold and a small private grass area thats gated or away from street view for my 25 lb.service animal. I have excellent references I will provide on request.

 + -1 moreI called the company and left a message four days ago regarding potentially having them manage a property I own. I waited two days, with no word back. I called back again yesterday and left a message to make sure there was no issue them understanding my phone number or accidentally erasing the message. Needless to say, it's been four days without a return call. This is not a very good sign for how this company must take care of properties they manage. Not sure how they have the "A" rating. Maybe they have 13 good friends.

 + -1 moreThe management service provides numerous ways a tenant can report a problem. Either via email, web services or telephone. This specific plumbing problem was conveyed to the management service who in-turn took prompt action to correct the problem. This problem was diagnosed as a small job that required less than $100 in repair cost. Therefore, the proper repair personnel was contacted to make the repair ASAP. For more expensive repairs, at least three estimates are required to help keep the cost of repairs down. The repair was performed as contracted and the tenant was happy with the prompt service of the management service. We were also very satisfied with the performance of B Squared Realty.
Description of Work: Acquired estimates on plumbing repair in response to a tenant request. The response was prompt and corrected the problem.

 + 0 moreI cannot say enough about how great it was working with Mike(owner) of B Squared. The level of professionalism and courtesy shown at all times over the year I used them was top notch. A quick background, I had used 2 other Property Mangers in an attempt to rent out our home. 3 months later and not 1 application submitted, I ended the relationships and found Mike at B Squared. I met him on a Friday afternoon at our home. We discussed the expectations from both of us, costs, plans, etc. I gave him the go ahead to represent us. This is not a lie, the following Friday, just 7 days later, Mike had an application in my hand of a very qualified couple that ended up being perfect tenants for us. Once the contract was signed, Mike really didn't need to speak with me anymore as he has staff to take care of all the day to day jobs. With that said, Mike did maintain contact. Always checking up to make sure things were good. This is a sign of good character. I invest a lot into my business relationships and have high standards in return. Without a doubt I can recommend B Squared to anyone, being family or friend or stranger.
Description of Work: B Squared provided property management services to me. They searched and found, in just 7 days, a very qualified couple to rent our home to. They took care of all the paperwork, the showing of the home, contracts, etc. They also took care of the month to month items that would come up with renting a home.

 + 0 more,As it turns out, the new tenant has not been the easiest person in the world to deal with, (you just sometimes never know) but Brooks deals with him like a master. He knows the law, his lease agreement covers just about every possible contingency to protect me and my property, he's professional and personable but doesn't take guff. A lot of managers, I've noticed, try to serve two masters. Sometimes I get the feeling they find themselves in uncomfortable situations and they let tenants get by with certain things (such as not paying the last months rent and expecting us to use their security deposit) because they don't want the hassle of upholding the lease contract, even if it's not in the owner's interest. Let me just say this: B Square Realty is an owner's company. Brooks is not afraid of conflict, though I think he averts it with great finesse. He is fair, legal and ethical with the tenants but I have never spent a moment wondering if he was really doing what was best for me, or for the tenant. And I can't say that about any other property manager I ever had. I feel safe with him handling everything and at the same time he is completely willing to turn over the rains any time I want to handle something myself. He's REALLY good at what he does. I would recommend him to anyone, from my mother on up.
Description of Work: I hired B Squared last May to lease my house in Brentwood. I've had two other management companies handle this property in the last 3 years. The first, EGL was fine. They leased it for $3,500 before it even went onto the market, (which always made me think maybe they undersold it) EGL only paid two bills a month on that property and the tenant hated them so when there was a problem she never called them, she always called me, so it ended up that I essentially managed the place long distance and paid them $205 a month for collecting the rent and paying the pool co and the gardner. Eventually I replaced EGL with another property manager who turned out to be the poster child for "unethical real estate practices". This second manager also leased the place for $3,500---to unethical tenants who vandalized the house before they moved in. At that point I needed help. I needed sound business advice, moral support, someone who clearly understood my rights and options as the landlord, an expert negotiator, a creative thinker, someone who was going to be on my side since in California the laws are often unfairly slanted in favor of the tenant. I needed someone who knew the law and the value of property in the west L.A. area. I came to Angie's List to find that person. It seemed like B Squared was by far the best choice and after talking to the owner, Mike Brooks, I have to say I REALLY liked him---just like everyone else here seems to. He was so helpful to me, he literally stayed on the phone with me for over and hour and helped me through one of the worst experiences I've had in a long time (completely free of charge and without any pressure to sign with him). I have to say I was reluctant to hire his company just because I'm a bargain hunter and the price did seem a little bit high. So I kept shopping and met with other managers. The problem was, they all felt the property should lease for between $3,500 and $4,000 and Brooks, after touring the property felt confidant he could get me $4,500 within the first month of being on the market. He seemed to understand high end clientelle better, to know what that market wants and what's not important, and he exuded so much class and confidance that I just couldn't bring myself to sign with anyone else. I wound up going back to Brooks and making a deal with him that I think was good for both of us. Three weeks after I signed with him, he had the house rented for $4,500. I didn't even have to wait another month until the tenant moved in, he found someone to move in immediately.

I've been very impressed so far, just signed the contract (doesn't lock us in, we can back out at any time, so they have to continue to earn our business month after month, which is great. And which is their policy. I didn't have to ask for it to not lock us in.). Price is also extremely reasonable, especially for the service we are getting. If the rest of the experience is the same as the first two weeks, they''ll be out management company for a long time to come.

 + 0 moreWas using another Prop. Mgmt. company for last 3 months with not one application turned in. Frustrated, I resorted to Angie's List and found B Squared Reality. This will quickly sum up how I feel about them. Signed contract with B Squared to manage my property. Exactly 7 days later, B Squared handed me a signed lease form!!! In only 7 days they had a fully qualified renter sign a 1 year lease for our property!!! Mike is great, very personable and easy to talk to. Jason, their leasing specialist, seriously pulled the rabbit out of the hat. Can't say enough on how much they just helped us out and in such a short time. Obviously you can't expect finding a renter in 7 days, but what a pleasant surprise!
Description of Work: Were able to fill the vacancy in our rental property. Will also be managing the property while the tenants are living there.

 + -1 moreI spend most of my time in Northern Ca and hired BSquared when I couldn't keep up with the property anymore in regard to tenants and maintenance. I've actually used them for the last year and I don't even think about the property until I get my statement each month! They keep a sharp eye on the property maintenance, it always looks great. They handle repairs which make my tenants very happy, collect rents, pay bills, taxes...I've never been happier and have complete confidence that my property is in good hands. Both Michael and Ivy Brooks are personable, fair and extremely concerned about what decisions are best for you as the property owner. I always go to them for advice on everything to do with real estate and income properties. I highly recommend BSquared.

B-Squared Realty was instrumental in allowing us to do this in a timely manner. From the first introductory meeting, through the listing process, vetting candidates, finding the right tenant and managing our property, they were professional and responsive throughout. They aggressively marketed our property and we immediately got prospective tenants coming to view our house. In the end we got multiple applications to choose from. We were able to move with the confidence of knowing that B-Squared was managing our property. We now receive regular email updates on financial matters and they're always a pleasure to deal with. We talked to two property managers before deciding on B Squared and neither were close to being as well organized. Very importantly B Squared did not have a maintenance fee gouging agenda (unlike many other property management companies), and we had the option of providing our own maintenance people. Highly recommended
