Again, worst property management company ever. If you are looking to buy a home in Orange County, make absolutely sure that your community is not managed by Accell.
Description of Work: This is the worst property management company I have ever been forced to deal with. I am a homeowner in Costa Brava condo community, which Accell is supposedly "managing." For clarificaiton, the $21,000 is what I have spent in association fees over the course of 5.5 years. This association is unresponsive (only once in 5 years has anyone responded promptly, and that person was not the Managing Agent of this property). I have asked many times to have the landscaping improved in my front walkway (the common area). It is a very small area. The managing agent of the property suggested that, even though nothing has bloomed in over 4 years, there is probably nothing wrong with the dead plants. There is also an irrigation probem in the common area in front of my unit, which two plumbers (one of whose services I paid) confirmed is a common area issue. The association not only did nothing to repair the damage, they stated to me that it's "natural causes" or some such nonsense.

[removed member name], thank you for your comments. I apologize that you were unsatisfied with the service you received from our company. I have had the opportunity to investigate your concerns, and found that we did, in fact, issue an after hours emergency work order to the roofer to investigate a leak in your home. However, the roofer found a plumbing leak, rather than a roof leak. You then called the after hours emergency number to report the plumbing leak, at which time the on call manager advised that the plumbing is owner responsibility, in accordance with your Association's governing documents. As managing agent of the Association, we must comply with your community's CC&R's, at the direction of your Board of Directors. Your Board of Directors invited you to attend their meeting on April 15, 2013, and voted at that meeting to reverse the charges.
