Unbelievable! My fiance and I made a long distance, and costly move to be closer to our family after having just a baby. Now we wish we had never moved to Hiddenhills. We first made our move to a single bedroom unit in February of this year, to get established. It wasn't too bad except the air conditioning didn't work at all! After numerous attempts requesting to have it fixed, only to be told that we're not setting thermostat correctly!?! Our our unit remained at a balmy 79 degrees!! Once the office finally took us seriously, maintenance discovered there was freon leak!! Our electricity bill was outrageous due to THEIR error . Rebecca, the 'former' manager, offered to let us transfer to a different unit, or break our lease without penalty. In hind-site, we should have broken our lease! Instead, we transferred to a very nice 2 bedroom, spacious unit. We were hopeful that this would be a positive and quiet transition. Now we live beneath approximately 7 people ! 4 adults and 3 kids!! Little did we know before we moved. Daily and nightly since our move in August, we live with constant pounding (we can only assume kids jumping off of furniture), buckets of water being periodically dumped from the upper balcony which flows onto ours! And what sounds like furniture being moved with loud thumps during the night, until almost midnight!! NO exaggerations, this occurs daily! We have tried countless times to nicely speak with the upper neighbors only to be to F#$^ -off! And to take it up with the office. Again, we taken this problem to the office. We have requested that the office and new property management handle these problems professionally and promptly. After all, isn't that what we are paying for? Apparently NOT. Nothing happens! They get a notice, without any consequences! In the meantime, our infant CANNOT sleep in his own bed due the inconsiderate neighbors above! He has now (at 7 months) become scared to be in this place, waking up screaming throughout the night due to the horribly loud noises that we have to endure. We are now left with no choice but to enlist the assistance of the Orange County Sheriffs Department for disturbances, and following through with a civil complaiint against Hiddenhills. According to the Lease Agreement: GOOD NEIGHBOR POLICY: 1) DISTURBANCES and NOISES: Loud noises and other disturbing acts in the unit or on adjoining property that interferes with the rights, comforts, or convenience of other residents are prohibited at all times. 7) OCCUPANTS and GUESTS: No occupants other than those listed on Rental Agreement will be allowed to establish residency without prior written permission of Owner or Management. Residents shall be responsible and liable for the acts of their guests. Acts of guest in violation of the lease, or Management's rules and regulations, may be deemed by Management to be a breach by Resident. 27) CONDUCT OF RESIDENT: Resident shall not cause or permit the Premises or the Property to become unclean or disorderly. Resident shall not annoy, harass, endanger, nor inconvenience any other Resident, commit waste, create a nuisance, or disturb the peace, quiet or tranquility of any other Resident. Resident shall not cause or permit the operation of any loud broadcasting or amplification equipment at any time on the Premises. Resident is responsible for the actions of Resident’s guests and invitees, and a breach of any of the terms and conditions of this Agreement by such guest or invitee shall be deemed a breach by Resident. Resident shall not cause or permit the emission from the Premises any objectionable sound, smell, radiation, or sight. In the event of any water penetration of the Premises, Resident shall immediately, notify Owner. Resident shall use all reasonable care to cause all windows and other openings in the Premises to be closed in the event of rain or inclement weather. 28) USE-GUESTS: Guests staying more than 14 days without the written consent of the Owner shall be considered a breach of the terms of the Rental Agreement regarding subletting and assignment. 22) GOVERNMENTAL LAW: Resident shall not violate any Governmental law in the use of the Premises, commit waste or nuisance, annoy, molest or interfere with any other Resident, guest or neighbor. Apparently, the lease agreement is only written for Hiddenhills to benefit? Maybe now by utilizing the power of social media, fair housing complaints, and an attorney ...someone may begin to take us seriously. As none of the above lease contract seems to apply as long as Hiddenhills get money. We thought that anyone considering moving here, should know what it's really like if you have a problem. Just don't expect the office to help you! If looking for "quality of life" in a nice serene and quiet complex, keep looking. Disturbed Tenant September 9, 2018
