Description of Work: STEP by STEP explanation of home buying process & what an Agent does for u: 1) Generate MLS search: provides info. for homes available in our specified areas & price range. - Much of this information is not available to the public & without an agent there would have been many properties we would have missed out on. 2) Scheduled viewings & accompanied us on all walk throughs. 3) Provided CMA (Comparable Market Analysis) indicates what homes are selling for in the area. a. Assisted us in determining a competitive bidding amount. - This is significant your bid must stand out amongst all the competition & get the seller’s attention if you ever want to start the negotiation process. 4) Prepared and explained the purchase contract. - I cannot stress the importance of this. This is a legal document & the whole transaction is based on this contract. Make sure you know what you are signing! These documents are huge & intimidating. You will rely immensely on a knowledgeable trustworthy agent to guide you through this process. 5) Assisted us with the counter offers and all of its associated time parameters. 6) Performed all negotiations with the listing agent / seller. 7) Helped schedule inspection & lender’s appraisal with seller and accompanied us on the inspection. 8) Negotiated repairs & credits. 9) Kept track of timeline for contingencies and extensions. 10) Communicated with Escrow company, sellers agent, & lenders to make sure that escrow closed on time. 11) Accompanied us on our final walk through & gave us our keys at the close of escrow. 12) YIPPY the scary hard part is over. We have a beautiful new house & we couldn’t have done it without are agent. Well, we could have but we would be insane & divorced by now. - Agents do a lot. Their resources, time, and knowledge are worth every penny.
