Not Well. Before contract to sell house was signed, I asked about timeline: 'we need to get the place cleaned up before it goes on sale.' His reply was: 'Don't worry, we are taking care of it,' or maybe 'we will take care of everything,' something along those lines. I did not challenge him, butted out - since it would be my mother (not myself) dealing with this person. He did not communicate clearly with my mom. Personally, I believe that he took advantage of her trusting nature and her lack of experience in dealing with real estate transactions. This is not acceptable behavior, especially when it comes from a 'friend' of part of the family. [ I had met on two occasions, both were pleasant, superficial social settings ] I did 'challenge' him (on Pizza day, mentioned above). I said that it was unfortunate the the house sold so quickly - before it was fixed up, because we might have been able to get a better price. Well, he became defensive, and asked me at least five (5) times: 'What do YOU think it should have sold for?' I was a bit surprised, and said something about the price being 'Fair Market Value,' but he repeated, asking: 'What do you think Fair market Value is?' We were standing in the kitchen - sort-of leaning against the counter top. He turned and positioned himself so that my back was against the counter, and he was facing me - (I think he was trying to intimidate me). I answered off of the top of my head that Fair Market Value is what a buyer is willing to pay a seller when the seller is not distressed ... (something like that). He asked again, and again, with me answering the same. The last time he asked as he was walking OUT the door! Of course he took his FULL COMMISSION. My advice: Stay away from this 'professional.'
Description of Work: This real estate agent did not provide much in the way of service. He is a friend of the family, and that is why his 'help' was enlisted. He got a One Year Contract to sell this 3 bedroom, 2 bath house - (technically for my mom, but I was involved). 'Wil' P****** showed the house when clean up had just started. [ We are talking pathways to walk because of hoarding yarn and crafts - plus 'not very clean' because little old lady had trouble bending over to pick things up. ] This is not a very good time to show a house for sale - as it looks at it's worst, and your sale price might suffer because of the messy state of things. 'Wil' had a list of improvements: replace tile in kitchen and bath, paint entire interior, build addition to existing wooden patio cover (and paint it), re-landscape the back yard - including a new sprinkler system + clean up front yard, work on kitchen cabinets, etc.. The house was sold WHILE IT WAS BEING SPRUCED UP AND REPAIRED. My mother is retired, has lung disease and needs to be home much of the time to take care of dad. Absolutely No Way could she do all of this work on her own. She was calling her friends and their grand-kids to help clear out the clutter (the garage was full too). Because the house sold So Quickly we had only 30 days till close of escrow. The buyers made their own demands/requests - and the house had termites, needed to be tented. The painters were not very professional (poor quality). Wil arrived one day and admonished them - enough so that one of the painters became angry and left! (great, one less worker) It is true, the painters were careless in placing their tarps, and there were many small 'specks' of paint on the wooden floor and along the baseboards (carpet had been removed). I happened by on the day that my mother and her friend ( both in their mid 70's) were on the floor scraping and removing the tiny paint spills. About that time, Wil showed up (or maybe he was already there? not sure). As he was leaving I said to him 'You should be ashamed of yourself, you have these 70 year old ladies down on their knees, scraping the floor.' His response was: 'Leave me alone.' ON THE 'UP' SIDE: Wil did do some work: He installed two springs on the garage door, which were missing. One day (that I know of) he bought a couple of large Pizzas for the people working to fix up the house.
