I had an overall very bad experience with this company. The person is not friendly, vquite agressive. He will be your boss. I reviewed his contract with a lawyer and she said it was not an owner nor tenant friendly contract at all, it was a manager friendly contrat. He wrote it himself as he told me and he is giving himself all the powers and protection by managing your property. At first he did not want me to take it out of his office to send to my husband who was deployed, but he exceptionally accepted after all. He told me he "fires" tenants, he "fires" owners when they don't seem to get along. He rented my house in 24h which was very nice but then kept on asking me money to fix this, to clean that, which I agreed to. Once he send his handyman (he does not like for you to ask him to use someone else - I insisted I had a good plumber but he blamed him all the time and paid him a month later) to check on the septic and told me I had to empty it that it was full for $300, I sent my plumber who told me it was not full and unclogged it for $50. This is when I started to pay more attention to what was going on. First for all what was done, I had receipts from his office not the service provider and I asked that I have receipts from the company who performed the work. It made more sense to me. He did most of the time. Statements started to be vaguer and vaguer, not itimized, they would write a little pencil note on them to tell me they were taking this amount in advance for such purpose, in case this, in case that... I don't have time to verify all the numbers but they were sure hard to understand. I really wish I could afford an accountant, I wish that business was audited. I once received a bill form his handyman in my statement for a work that was done in July of 2009 but yet when I aksed about it in August when I came back from a trip, they did not know what I was talking about. I still have to bill and the statement, it was never deducted... this is an example on how numbers and services get really suspicious. To make a long story short. The house had a lot of problems, and I received about a mail a week with a new problem while I was in Europe. I agreed to fix everything, that they could withdraw from the rent. They sure did but did not fix things in a timely manner (they blamed my pumber for not responding on a call on a timely manner...) and the tenants left anyway without notice, breaking the lease with the benediction of this business who is now renting another house to them I believe. I had no compensation over the whole deal. What was wrong was the water heater, the cooler was making noise and the garage door broke. All in a month. Again I agreed to fix everything as soon as I heard about it. It was the summer I uderstood that the people needed a decent cooling system. They left and they cut the utilities before cleaning, so I had to pay to put them back so they could do the cleaning, I thing they tried to get away with it. I showed the correspondence to a lawyer with dates, she encouraged me to claim. I don't have the time or energy, frankly, my husband has been fighting in Afghanistan for onw year and I have other things to deal with. I will claim though all of the stolen items from my house. Two ladders, a barbecue, a profesional broom, a vaccum cleaner, a decorative art bell at the entrance (10 year wedding anniversary) all disappeared. Business did nothing about it. You must stay away from this business by all mean. ( I made the story very short). I already know I will have a bitter answer to this.
