Tenant called and informed me that the floor in my rental mobile/manufactured home was wet in two places. I checked Angie's List for a plumber. There were not many plumbers listed in Baldwin County, Alabama. The only one with an "A" rating was B & M Plumbing. The rating was provided by Angie's List corporation -- not from an individual. I called them and was told that they could go the next day. In that I do not live near the rental, the owner and I agreed that the owner would call me if the job was going to be above $300.00. The afternoon of the next day, I got a call from the owner that the job was done and the bill would be $435.00. The owner said he was hot, wet, muddy, and needed to change. So I did not press him on not calling me if the job was going to be over $300.00. What I did was ask for an invoice to be faxed to me and received one later that afternoon. The invoice was NOT itemized. It just stated that 3 poly water lines were replaced and unstopped two tubs with one total price listed of $435.00. The tenant called and said the areas of the MH seemed to be wetter. I called the owner and asked if he would stop by and check on it at his convenience. He called back and stated that every thing was fine. I asked he would provide me with an itemized invoice. He hesitated and said sure. Then he asked if he could include the time he spent to check on the job again. I asked if he was going to charge me. He said no, but just wanted to show the time. The itemized bill showed 3 hours to do the job and $80 to snake two tubs. The tenant said the plumber and his helper was in and out in a short period of time. The tenant is generally heavily sedated due to her medical condition. So I checked with the neighbors. They verified what my tenant observed. I can not recommend this plumber due to: 1) not calling to inform me that the job would be above $300.00 and performing the job any way; 2) providing me with an unitemized bill; 3) seemingly over-billing hours, and charging $80 to snake two tubs.
Description of Work: Replaced three plastic water pipes. Snaked two tubs. Made a return trip to satisfy tenant that job was done properly. 5/27/2012 UPDATE: MY TENANT BUSTED A PIPE WHEN TRYING TO TURN-ON AN OUTDOOR SIP[GOT. tHE REPAIRMAN THAT I SEND FOUND THAT THE PIPES REPLACED BY THE B&M WERE SUBSTANDARD WHICH FED TO THE PIPE BREAKING AND SEVERAL LEAKS IN OTHER PLACES.
