PARAGON PROPERTIES

Upon first impression the interaction was good. After move in the our impression has spiraled to ridiculous. Starting from the beginning. 1. Property manager lied. When we moved in we asked is this was a investment property for someone in town or a out of state family. We were told the owners were a out of town couple that the husband was a 737 pilot. After visiting with the neighbors and the property Mangement plumber the owners are a in town couple that own three other units in the complex. There was no reason to lie. 2. Poor management - just after move in we submitted a list of repairs needed on the property. The list consisted of items due to poor management and up keep. Examples include; no caulking behind the all sinks and toilets, grout in bath rooms never re-sealed, weather stripping on doors falling off, front door hardware loose, previous holes in walls sloppily patched, harsh cleaners used on stair banisters this paint is down to the primer making the it impossible to keep clean, stairs into house where sloppily repaired and would continue to come apart. The list continues to go on. The short is paragon uses poor quality contractors to do Maintence and does not review their work. As a result the property is deteriorating more rapidly because of the poor quality of work. 3. Lack of responsiveness and follow through - it has now been 45 days since the issues were reported to paragon and they have yet to be fully resolved. On the Monday after we moved in the upstairs shower drain leaked and soaked the sheet rock above the sink. The emergency number was called and the plumbers showed up in a couple hours, cut a hole in the ceiling, and fixed the drain. It has been 30 + days and there is still a hole in the ceiling and water soaked sheet rock above the stove. The only mechanism that prompted paragon to move was to invoke the timed notification as set out in the Alaska landlord tenant act. 4. Do not rent or use their management - if you looking to rent do not rent from paragon they do not respond to tenant requests and they do not care for the properties they manage. If you are an owner do not use paragon as your management company. They do not care for the properties and use sub-par contractors. By using them as your investment will deteriorate faster and be a collection of patch work repairs.

As far as our experience with Paragon is concerned....we were delighted with the
help they gave us in managing our rental properties. My husband and I are now
both retired and our goal after working our tails off for a long time was to
travel the world while we were both healthy enough to do it. Off we went. Since
retirement, we have been out of Alaska at least 6 months a year. And we are
frequently out of the country.....
Our goal with Paragon Properties was to get someone who would take excellent care
of all our properties and tenants while we lived our life fully. We did not
want to be bothered with the issues that happen constantly in rental
properties. We have owned and operated properties ourselves. We have a good
sense of what it takes to do it right. We are also very "value"
oriented...we wanted the service we received to to be equal to or above the
amount we paid for Paragon's property management .
Without a doubt, our needs were not only met.... Paragon exceeded our expectations!
There was not a single time when we contacted them that we did not receive
excellent customer service. And when our tenant had issues, they were dealt
with. In many instances, Paragon negotiated on our behalf. I remember one
instance when the tenant wanted something done to the property that was well
beyond the scope of the lease. Paragon came to us with the request. We wanted a
happy tenant, but we did not feel it was our responsibility to pay 100% of the
improvement. Paragon negotiated on our behalf, while still meeting the needs of
the tenant.
In the last few years, we decided to get out of the rental property owner
business. As we began liquidating the properties, Paragon assisted us...even
though it was not in their best interest. If we were out of the country when
the property vacated or sold, they covered the expenses until we got back.
As you can see, we HIGHLY recommend the Paragon team for excellent, care-free
property management!

She was very informative and gave me good tips on how to fix my house up for rental.

It has gone so so. Unfortunately we didn't find any better in anchorage and we had some horrible experiences with some of the realty companies so paragon was our best bet. We basically pay them 10% to collect rent and that's it. Thus far, any service issues they have asked us to coordinate with the tenant directly which was the opposite of why we have a property manager. We trust them, and they process the rent and financial aspects as contractually expected, but that's it. We don't by any means caution against them, we do recommend them, but we would really like them to manage the property more comprehensively and leave us our of it for 10% a month.

My experience was very good. They came highly recommened and I was very satisfied. Before I had used a different manager. Paragon was much easier to get ahold of and I plan to use them in the future. I also have used them to find contractors to do work on the house.
