Soon after I contacted the company, i received a response and scheduled an appointment. Miguel showed up promptly and discussed what we wanted. We started with the addition project. We received an estimate a few days later. We contacted an architect to draw up plans (not associated with Steadfast), and sent those plans to Steadfast, who revised the original bid in accord with the specifications of the architect's plans. Work began on December 16 and continued, with just a couple of days off for Christmas. The crew showed up early, worked well, and kept the working area relatively neat and tidy. They cleaned up every day. When we got to the point in the addition work when we realized we wanted the siding on the addition to match the siding on the house, and therefore wanted to replace the siding, I contacted Jack Prins, one of the principals, and asked for a bid. It was reasonable, and we signed a second contract. A second crew came to do the work on the siding, which included some minor repairs to the roof. Yes, there were unexpected expenses -- common wisdom suggests anticipating about 10% in "surprises." Mr. Prins called me a few times the first couple of days -- our soil is soft, so more excavation was necessary, which added a cost. There were some surprises necessary for the drainage to be right. I decided halfway through that I really wanted an old wall torn down and new drywall installed , and that I wanted to make a different choice in base, window, and doorway trim. Mr. Prins and I negotiated the extra cost, which was explained to me, and it was all folded in without fuss or bother.. The crew foreman, Greg, was enthusiastic, communicative, competent, responsive, good-natured, and smart. The crew were all polite and worked hard. They all treated each other with respect and humor and it was fun having them around -- they cared about the work -- commenting when they thought I'd made a good decision, offering advice or suggestions when they thought I was wrong. The painter/drywall pro, Wilson, was excellent. It was a charming experience! The siding crew was delayed somewhat by weather and illness, and it took somewhat longer (2 weeks) instead of the 1 week that we'd anticipated. However, communication throughout was good, and we knew we weren't forgotten. Sometimes things happen -- illness, weather, etc. When it was finished, the work was (and is!) beautiful. This is a company that enjoys and respects people. It took me 2 years to find them. We talked with 4 others -- 2 design/build and 2 independent contractors. I had almost given up. I'm so glad I kept looking! Steadfast is great -- we'll go back to them in the future for any work we do on the house.

Everyone at Steadfast was professional and courteous. They worked with me at every turn, accommodating special conditions (the work was to my mother's house where I could not always attend and they worked with me paying the bills remotely). You won't go wrong with these guys. They are prompt, do not surprise you after their estimate, and the work is tip-top, A+.

It appears that Steadfast uses a standard porch design for most projects which they adapt for the specifics of each job. It is an attractive design, but the directions that the office provides to the carpenters are lacking in detail. This requires them to be rather inventive, and sometimes they have difficulty adapting the design to the conditions they face. The flagstone slab is especially well done and looks great. On most of their jobs, the a porch is built upon a raised wood deck, but as mine is on a slab on grade the carpenters had a few relatively minor problems adapting it to the slab. Each of the two screen doors from the porch to the yard outside have been set outside of the edge of the slab, causing a gap about one inch wide below the door. Bugs will get in. I will have to rework this to provide an effective seal. The double French door with sidelights was a package sold by Andersen Window Co. It is a good quality door, but the carpenter has not installed it properly. Despite his insisting he had installed many similar doors, he did not seem to know how to assemble the pieces. I had to help him with the directions. The door assembly has been installed so that the bottom door edge and the threshold is approximately two inches higher than the floor, presenting a significant trip hazard. I arranged to have a technician from Andersen come to inspect the installation, and he has agreed that the door was not properly installed. Steadfast has promised to return and reinstall the door assembly properly, and I have held back some payment until this has been done. Because of the cold weather I have not pressed them to complete the work, but I intend to do this when it becomes warmer. Overall quality of the porch is very good, but I have graded them down because of the problems with the door.
Description of Work: Constructed a covered screened porch about 13 feet square, including a concrete slab base with flagstone surface, and a double French door with sidelights from the house. Porch has substantial shingled roof, ceiling fan with light and two electric outlets.

We had a great experience working with Steadfast. I contacted them in October for a quote. Their leads sales person, Jeff, was very responsive in working with my wife and I to design a basic plan for our project plus a few options based on high/low cost range. I was actively involved in the process and the Steadfast team was willing to include my inputs into their design process. I received 4 other quotes for the same basic project. Each of them was competitive, but I felt that the communication was already on solid footing and that Steadfast would be easiest to work with. Once we agreed to an approach by mid-October, Steadfast made it very easy to get the project started with a reasonable down payment. As we worked through the permit process, I found that the communication was very good, and that I knew where we stood on overall timeline. Our goal was to complete the project before Thanksgiving. This is important, because we reached the stage of the project where we were ready to sink the footers - just after Halloween. I received a bonus from work and called Steadfast to expand the scope of the project significantly. Within a week, we had agreed to a new design, rendered new drawings, obtained new approvals, and continued the project. Even with the change in scope, Steadfast still completed the project by Thanksgiving allowing my family and our guests to enjoy our new space. The Steadfast crew was courteous and friendly, and flexible. For example, I recently had our roof replaced. I wanted the same company who did our main roof to do the roof of the screen porch. This would give us the same warranty across the roof and ensure that the shingling and tie-in was done by the company that knew our current materials. Steadfast gave me a credit for the materials and labor and I was able to integrate that part of the project with another contractor. In addition, their carpenter did a number of very nice decorative and support trim finishes, making the project look really great. We also worked with their electrician to install outlets and a ceiling fan in the porch and a new entry light from the kitchen out to the deck. The electrician did very high quality work in a very timely fashion. We are looking forward to having them return to finish the staining of the porch floor and finish up a couple of small things that we delayed due to weather/cold temps. They cleaned up most everything at the completion of the job which was very good considering that they had to remove the existing previous brick patio and a concrete pad. I very much appreciate their cooperative workmen, and the process was hassle free.
Description of Work: Steadfast Construction did a great job with our deck/screened porch project. We have a 16 x 16 open deck with nice railing, recessed steps to the ground level. The screened porch is 16 x 10, with tongue-and-groove floor, floor-to-ceiling screen, open rafter, and finished shingle roof. We have the screened in porch wired with 2 outlets and a ceiling fan.

Steadfast Construction began the work on our new Sunroom on 18 Oct 2012. Gregg and his crew arrived and started to remove the old deck. The sunroom started to take shape over the next 5 weeks, the framing of the walls, roofing and the installation of the windows. The last three weeks, Wilson and his crew came for the Installation, wall board, bed tape and painting. Environment Control Heating & A/C Company that installed the Fujitsu Heating and A/C unit was made to order for this room. The hardwood flooring was the last to be installed. The last payment was made to Steadfast Construction and we had a new sunroom we thought. The last of February it started to rain and all the windows across the back of the sunroom started leaking. I call and reported the problem to Kenny & Jack at Steadfast, they sent Wilson and his crew out to caulk the windows. Wilson returned two more time in April and May and the problem hadn't been fixed. I kept report back to Steadfast to resolve the problem. We also had a problem with the siding that bowed out, Gregg had to return to fix that problem. Gary that does the warranty for Steadfast came out check the windows and told me that the windows hadn't been taped. Gary came back three later to remove the molding around the windows and taped them up, under one window it was missing some of the siding. It is August now and this has dragged on for 61/2 months and the windows still need to be caulked. It looks like it going to take another two weeks for them to get the windows done hopefully it want rain very hard and there no mold has fromed in the walls from the last rains. If you decide to contract with Steadfast Construction Inc. have them to assign you somebody other than Gregg, it seem like he was always looking to the next job he had been assigned. First let me tell everyone that might have used my prior review of this company and contracted to have work done by them I'm so so sorry. I overrated their ability to do a professional job. Once their paid you'll be on the bottom rung to get any problems fixed. You shouldn't go with this company if you want a professional job. So So Sorry Larry Wilson

Overall the experiance with Steadfast went very well. We are so pleased with the finished room & would recommend Steadfast for this type of project.
Description of Work: Steadfast converted our screened in porch to a 3-4 season sunroom. The county code had been changed before our work was started which prevented the company from installing larger glass window area. The floor was raised 2 inches to be more level with our den so we don't have to step down to enter the room. We are very happy with the design & workmanship of our project. Rudy was the builder and did an excellant job & sometimes worked into the evening. He was very meticulous. Miguel the project manager, always kept us informed & did a great job coordinating work with the electrician, insulation company etc. We arranged for our own closed cell spray form to provide extra insulation. This work was done by Davenport Insulation. We also arranged with Mann-In HVAC to install a mini-split heat pump, which provides us perfect temperatur in that room. We really wanted a 4 season room & with the this HVAC unit & extra insulation that has been accomplished.

We contacted Steadfast Construction on a Friday morning and they came out to our house on Saturday to take measurements and talk to us about what we were looking for as far as decks went. From the time the company representative arrived to the final nail being put into the deck upon completion the entire experience was outstanding. Before work started we exchanged several e-mails, all of which were responded to in a timely fashion. At no time did we feel pressured to have work done beyond what we had discussed. In our opinion, Steadfast Construction is a company that you can trust completely and who provides quality work. Without hesitation, we would recommend this company to family and friends and will definitely use them again in the future.
Description of Work: Steadfast Construction instaled a 15 x 17 deck on our back patio.

Our community gazebo was destroyed by a drunk driver. We contracted with Steadfast to remove the damaged structure, repair the damaged concrete base and replace the gazebo. They did not know nor did they make any effort to find out if this was commercial or residential work. It is commercial and after many delays, the community leadership had to actually "tell" Steadfast that this was commercial work. There were more delays because Steadfast does not do much commercial work or the permit process for commercial work (we found out five months into the process). When work was finally (in late Dec) ready to commence, the company tried to up-sell us on breaking up the entire existing concrete slab and replacing it - rather than fix a 12 x 12 damaged area. When we declined, they persisted and offer to up sell us to covering the entire concrete base with pavers, for about $900! We declined and eventually they actually did cover the base with pavers at no cost but still, the up-sell wasn't really appreciated or appropriate. They began on Dec 19th, left a "single" 4 x6 and left for two week on holiday! When I call the owner to complain, he said we were never "promised" a gazebo by the end of the year . I pointed out that our contract actually stipulated work would comment in September. They came back after the New Year it's taken 15 days to complete a tiny 8 x8, five sided gazebo. The major deficiencies with Steadfast are: 1) They are not willing/able to communicate with the client proactively 2) They do not hold themselves accountable to their contract or deadlines 3) Nothing is ever their fault 4) The owner, Jack, actually told us "there's no money in this job for us" 5) They tried to up sell the client several times after missing key deadlines and not communicating in a timely fashion 6) Taking FOREVER to build a gazebo that would have taken a couple of guys with a saw and a nail gun a weekend to construct 7) Nothing is ever their fault 8) Its more important to take two weeks off and NOT tell the client 9) If you do call them and get a guy names Omar, hang up! He is an idiot! He was verbally abusive to the project manager on several occasions, resulting in the case being escalated to the owner by the HOA Board President. So...if you have a small job....pass on Steadfast. They clearly want only large jobs with heavy profit margins.
Description of Work: Our community gazebo was destroyed by a drunk driver in July. The drivers insurance selected the Steadfast bid for replacement of the gazebo from a three bid process. Steadfast was the lowest bid.

Though it is not generally our policy to respond to comments, whether good or otherwise, we felt the inaccuracies and falsehoods in this review warranted a minor reply. We wish this homeowners association the best in the future; however, the learning experience for Steadfast in dealing with multiple (often contradictory) decision makers at Waverly HOA has been an eye opener. The “up charges” that are referred to in the comments, were actually suggestions we made after having the project reviewed by our professional mason. Since they turned down these suggestions, Steadfast opted to perform project correctly at our own cost. We recognize that not everyone we do business with is going to think us perfect; yet to read the falsehoods put forth in this clients comments were indeed surprising.

After meeting with 4 different contractors for bids, we chose Steadfast to design and build our screened porch. From our initial meeting through delivery of the finished product, working with Steadfast was a positive experience. Our project supervisor was experienced, knowledgeable, and responsive. The foreman and crew were hard working, contentious, and highly skilled. Throughout the project they offered suggestions, listened to our ideas, provided excellent and honest advice, and went out of their way to satisfy our requests. They have great taste and were simply a pleasure to work with. We are beyond thrilled with the final product. Our porch is well constructed, well integrated with the look and feel of our home, and overall has exceeded our expectations. The quality of the work and attention to detail were outstanding. Overall, the porch definitely has exceeded our expectations. We would highly recommend Steadfast Construction to anyone, anytime without reservation.

Steadfast Construction did a great job with the work that is described above. They started and finished the work much sooner than our contract terms, and they were very professional throughout the process. They cleaned up everything at the completion of the job which was very good considering that they had to remove the existing deck surface, an old shed that was under the deck and a concrete pad for the shed. They also made a slight modification to the installation of the gravel under the deck without any additional charge. We also asked for a finish item at the bottom of our deck stairs, and they promptly provided a piece of slate to give the stairs a nice finished look, again at no charge. We plan to stain the deck in the Spring when the weather is more agreeable, and we will not hesitate to use Steadfast for the work. I very much appreciate their cooperative workmen, and the process was hassle free.
Description of Work: We used Steadfast Construction to tear down the surface of our 406 sq. ft. deck, rebuild the surface with a new deck and frame and install gravel under the deck.

Mirco and his team were professional, courteous, and very motivated for us to get exactly what we wanted. The work done was exceptional; I was particularly impressed with their attention to detail and their answering of my numerous questions in a timely manner. The only problem was a delay in receiving the windows. Otherwise, outstanding!!!

From the initial appointment with the design consultant, through the choice of materials and contract, to the finished deck it was a pleasure to work with Steadfast Construction. They began the job when promised and the crew worked long hours to complete it without delay. The crew was careful and professional and a pleasure to work with. The finished deck is outstanding.
Description of Work: We had our old deck resurfaced with Trex Transcend and the railings were replaced with Trex Transcend handrails and black aluminum balusters. The stairs were completely rebuilt with Trex treads and risers.

Jeff came out and looked at what we had an suggested a deck and a lower deck. He worked on plans and gave them to us and we asked them to build the deck for us. The crew came out did an outstanding job, we now have a deck that will give us a lot pleasure. The were quick and clean up and it looks as if the deck just appeared.

The ethic that pervaded every contact with company personnel: The customer's complete satisfaction is the overriding consideration. They breathe it. I entertained five bids to replace a small deck with a larger screened porch I'd been dreaming of for years. Steadfast's salesman was knowledgeable, articulate, and skilled in presenting his firm's capabilities. The bid was half that of two others, and the presentation was among the best. Work commenced about when it been projected (two months after the contract). The crew leader was knowledgeable, pleasant, efficient, and made clear from the beginning: If you have a question, or don't like something, talk to me. There were a couple hiccups along the way, as must be expected with marrying new construction to old. We smoothed them out. The result, in 11 working days during the darkest time of the year, is gorgeous, exceeding the vision I'd had years ago. And it is months till spring, when we can fully use this wonderful new space.

They are just finishing the job now and the price was reasonable. Miguel, the foreman, is great; if you email him you get quick responses and he will respond to you seven days a week. He also is very understanding and empathetic to your needs. Nelson and the other person who actually did the build out are super people.

They are an adorable company; they really apply the personal touch and they really want to make sure that you are happy with what they've done. Every time I had questions, I was very nervous about the project, they were right there to make sure that I was totally happy with the project. And everybody from the builder to the salesperson, even the owner actually, participated in the building and it went really well.

Overall the project went pretty well. I was surprised that they sent a crew of only two men to build the porch, but they worked hard in extreme summer heat and did a good job. There were a few communication issues and mixups, but the issues were resolved fairly quickly. We had planned to use some decorative iron railings, but when the materials arrived, they were not included. We spoke to Steadfast, and they took a portion off our final price. We are very pleased with the final product and have enjoyed it trmendously! The crew that Steadfast sent to install out paver patio and walkway was excellent. They worked from 8 or 9 in the morning until dark. They had to make a couple of adjustments to our plans, but always explained what they were doing and why.

Project started off well as employee came to house and worked through various options to settle on final design. For several reasons (no fault of Steadfast), the project was delayed but then work proceeded quickly - construction staff worked very steadily and accomplished a lot in just 2-3 days. Individuals were very courteous and did a good job cleaning the site. There was an issue at end of the job about doing some masonry work around the patio beneath the deck in which deck poles was sunk. It had not been clearly communicated who would be responsible for getting this work done in setting up the job, but ultimately Steadfast worked with me to get this part of the job done to my satisfaction. The deck looks very good and appears to have been very well constructed. I would recommend Steadfast, with the recommendation (true in dealing with most contractors I think) , that everyone agree on exactly what work will be done. They are a good company that does good work - I was impressed with their willingness to resolve what could have been a problem. I am a satisfied customer and would recommend them. PS I think their price was reasonable but don't really have a basis for saying whether they deserve an "A."

I was referred to Steadfast by a happy former neighbor who had used them. I found an excellent rating when I went to Angie's list to check them out (using Skype from Florence!). My sister had previously recommended Angies List when I needed air conditioning work for the same (only) rental house, since I am a reluctant bubble-landlord. They had responded excellently, also! Overall, it was a rewarding experience, instead of the problems I had first envisioned due to being on vacation. But, when you are dealing with a very efficient company with great integrity, very patient and courteous employees, and wonderful renters willing to help, things go well! My renters sent me iphone pictures, showing the beautiful patio looking just like the photograph of a previous installation Steadfast gave me in the proposal. They are delighted with the patio, and made statements similar to mine in praise of the conscientious workmanship and courtesy. The patio will increase the value and rentability of my house. Description of Work: 1. Steadfast Construction provided an excellent estimate to install what turned out to be a gorgeous patio! I described verbally via e mail and telephone to the estimator what I generally wanted. The estimator explained some of my options and helped me decide on the type of construction and materials. He assisted me by developing the initial layout plan. Since we were on vacation in Italy, they were very conscientious dealing with my new renters, who I had asked to help coordinate. I got superb feedback from them about the courtesy and professionalism of Steadfast in coordinating the estimate, and in the later installation. 2, Very soon, I was provided an initial proposal. I was so pleased with it that I asked for an expansion of the size of the patio. The repricing was more than reasonable, and they even honored their $200/off offer the day after the deadline due to the delay my changes had caused! 3. The following delineates the work (to be)performed by Steadfast Construction: Install 10 ft x 16 ft flagstone patio Square cut random sized stones Excavate and level as needed Furnish and install 2 inches of 21-A stone base and tamp Furnish and install 5"concrete pad Brush finish ---- 4. The following item, not specified in the signed proposal, was provided for no additional charge by Steadfast, a tribute to their insistence on quality work: A "temporary" (existing) approximately 4 ft x 4 ft adjoining paving stone area (under my porch) was uprgraded to improve its match with the appearance of the new patio, and to avoid probable runoffs onto the new patio. These Professionals have my admiration, since I had never seen the temporary area, living in Denver now. .

Although there was a little confusion initially on what we needed and what they could provide, that was resolved. The construction team arrived when they said they would. They worked quietly and efficiently and had the job done in 1 1/2 days. The final product is a work of art?beautifully done. I would definitely use Steadfast Construction again!
Description of Work: The rotting boards on our porch were replaced with Azec. The old porch railing was removed and a new one constructed and installed. Other facing boards on the porch were removed and replaced with new lumber.

Miguel provided an estimate and the contract agreement. He was very professional and answered all of my questions. The tentative start date for the project was August 7. It took a while after the tentative start date for them to schedule the work, but I understood how outside projects rely on good weather. I was a little disappointed that I didn't received any calls letting me know what was happening with the schedule, but Kenny finally called and told me the project would start August 28. He said it would take one day to remove all of the railings and boards, another day to install the RainEscape system, and then a few days to replace the boards and railings. I wanted to make sure someone was at the house in case the workers had questions, so I asked a friend to come over. The work started well and Rudy came the first day to remove the railings and boards. The second day came and Rudy started the RainEscape system but had to leave to pick up additional supplies. He never came back. The next day, he completed the RainEscape system. Rudy told my friend he would not be back the next day, but would be back the following day. He did not show up nor did he call. I called the office to find out if he was just running late or not able to come at all. Jack answered and told me he would track him down and call me back. Jack did just as he said, which I appreciated, and told me Rudy was not going to be able to make it and that he was supposed to call the customer to let them know. He apologized for Rudy, but it continued to happen. Over the course of the 2 weeks I called twice to find out if Rudy was going to show up and finally decided to not ask my friend to show up at my house. It is not that I expected him to show up every day, he stated he would be there and then didn't show up. The work was finally completed. All in all, the deck and RainEscape system are great. I was just not prepared to have someone state they would be at my house for work, not make it, and not call.
Description of Work: The deck boards and railings were replaced and a RainEscape drainage system was installed under the new boards.
