Granite's representative, Yancy Tores, arrived on time and explained the process to me thoroughly a few weeks before I scheduled the work. He also returned my calls promptly and answered my questions. The crew arrived on time and worked hard all day on both days. They worked late on the second day in order to complete the job. Most of the cracks in the sheetrock closed and the floor is level. Doors that would not close before now close. Francisco, the crew leader, was polite and efficient. He walked me around the property and made sure I was satisfied with the repair. I got 4 bids on the repair. Granite's was the best. I reccomend them if you need foundation repair.

In the summer of 2012, my house foundation was to the point where I was having trouble closing exterior doors and I was seeing cracking in walls throughout the house. Before I contracted for the foundation repair, I paid a professional engineer (PE) to come out and inspect my foundation and take elevation readings. I used this as my baseline. From the middle of my house to two different points in the house, the difference was over 2.3 inches! The PE then made recommendations for how many piers, where, etc. I then researched foundation repair companies and selected three to consider. Of the three, I liked Granite Foundation best. First of all their web site was the best at explaining about foundation repair. Second I felt like my discussion with the sales guy was visited my house was focused more about solving my problem than selling me more piers than I needed. Third their price was competitive. The job went as planned and they did it right the first time. It wasn't until they actually put down the first pier that we knew how deep they would really have to go. They had to go 45 feet which surprises most people. I am glad we were conservative and choose steel piers so they could drive them down that deep. I have not had to call them back for any adjustments. They were professional and did a good job of minimizing the damage around the foundation - plants, water sprinklers, etc. It is not possible to work around everything so don't expect zero damage. After the work was completed, I had the same PE come back out and re-inspect my foundation and update the elevation map that established the new baseline for my foundation going forward. It has now been over a year and the foundation has been stable with no more shifting. Making it through an entire summer and seeing how the foundation held up was the ultimate test for me to determine if the job was successful. It was and I am very happy with it.
Description of Work: The put in 17 steel piers to stabilize the foundation of our house. One of the piers was internal. Of the three companies I considered, this company was the most realistic in how deep they would have to go to hit something solid enough for the piers to be stable. They had to go down 45 feet! We selected steel over concrete in case they had to go down that deep and it worked out well. They completed the job in a surprisingly short period of time. I am writing this review a year after we had the work done because I wanted to wait to see if the foundation would be stable after another very hot Texas summer. I am happy to say that we have had no problems during the summer of 2013 which was my main concern with foundation work in general.

I had a sudden problem of a door sticking and some cracked tiles in my utility room, so I suspected foundation problems. Case Collins came to my house and evaluated the problem. He arrived promptly and I felt good with his recommendations. As I had been advised to do, I obtained evaluations and estimates from 3 other companies.There were some variences in both the methods and costs. Granite was not the hightest or lowest bid. It's very hard making a decision on something one is so unfamilair with, but I chose Granite because Case came across well with me. The job was completed in 1 1/2 days. Daniel and Antonio were the supervisors I met and they were both good at letting me know what was going on. It was supposed to be done with helical piers, but once started, it was determined that regular steel piers would do better, so that is what was used. The owner, Jim Oursler, came out the second day just before the lift to see if everything was going OK. I found the staff at Granite very efficient and professional. Calls are always answered. The two B's above are really more like B+ or A- It seems fine now, but time will be the biggest tell all. Hopefully, I'm set for many years or forever! Overall, I am pleased with Granite Foundation Company and would not hesitate to recommend them.

Granite Foundation repair was very professional and courteous. Their findings and estimate were in line with two other foundation companies that also provided estimates. I didn't use Granite Foundation Repair. A structural engineer also looked at the house and gave some tips that I should do first; such as, removing large bushes with aggressive root systems. My experience with Granite Foundation Repair was positive and I will not hesitate to contact them again for foundation repair.

I would not hesitate to recommend Granite Foundation in the future to my friends and family. Overall my experience with them has been very good and I feel that the price I paid was good also.
Description of Work: Installed 11 steel piers mostly around the front perimeter of the house. Luckily, only one shrub had to be removed as they worked around the other shrubs to dig the remaining holes. The work took about one and a half days to complete. The work crew was prompt each day and cleaned up after the work was completed. An engineer came out to check the levelness of the house and said he was surprised at what a good job they had done in leveling the house which had dropped as much as 1.6 inches before the job was done.

Granite's bid was competitive with other foundation companies and their customer service in the office and in the field was great. They were able to schedule the work to be done fairly quickly and their guys showed up on time and completed the job within a day. The post repair structural inspection indicated that they were able to nearly 0 out our slab slope. We are very happy with Granite and have recommended them to two other people who need slab repair.

That is why no reputable company will promise that foundation repair will leave a house level. At the Granite Foundation Repair web site there are many pictures of the signs of foundation problems. Please, please to all readers, don't postpone foundation repair or inspection if you think that you may have a problem. It is not at all like postponing painting or replacing a carpet. When a foundation fails, it puts stress on the wooden members. It can literally separate the walls from the floor or ceiling in places that it is impossible to nail back together.

I had 7 separate foundation companies come to give me an estimate, and Monte was the only one who I felt listened to my needs rather than give me a sales pitch. I was about to put my home on the market, so I was looking for a more economical (but still quality) solution to raising my foundation. They were not the rock-bottom cheapest estimate that I received, but I felt that I got the most value for my dollar from an established company which backs their work with a lifetime warranty that I could pass on to the new owners of my house. The day of the repair ran into a few delays, as the ground below my house was harder than expected, so an alternate method had to be used. This pushed the repair into a second day, but it actually was cheaper for me using the new piers. I feared the worst that my deck had to have holes cut into it, but that was really the only way that the work could have been done. To my surprise, the crew was able to rebuild the deck to a point where I only had to go buy two replacement boards. I was very impressed with the cleanup as well - you could barely tell that any work had been done at all after they left. After the followup engineer's report, the level of the house was raised to an acceptable level to pass inspection. I can't give a long-term quality assessment, but my needs were definitely met.

Our number one objective is to always listen to and understand the customer's concerns as well as repair objective. Sometimes it is hard to predict the underlying soil conditions, as much of Dallas Fort Worth and Irving, has been bulldozed and terraced for neighborhood aesthetics. In this case, we had to stop the job and change from Helical Steel to Straight Steel piers. The Straight Steel piers were driven to bedrock at measured pier depths of 30 to 40 feet. Distance to rock in this area is anywhere from 5 feet to 70 feet. In the area of (Member name removed) house, there was a lot of underground debris/rock from pre-construction site development work. This rock debris ha no effect upon the foundation, but it does make pier installation difficult for concrete and helical piers. The debris clogged the helical plate and prevented a deep pier drive. Straight steel can normally penetrate this type of debris (typically small rocks), which block the way for pressed concrete and helical piers. Short term, any pier driven fast and to a shallow depth will enable house lifting. Our crews and crew chief are paid by the hour, rather than the pier. This helps to assure a consistent level of pier installation quality. Our crews are not rushed to meet a quota. Fast driven, shallow depth piers, unless driven to shallow rock, tend to fail In the long run. Straight steel is an exceptional value, since installers can not take short cuts, such as a short drive. Straight steel affords the very best in structural stability. (Member name removed) need not worry about after the sale liability related to our foundation repair. In addition to our Lifetime Warranty, in the unlikely event that we went out of business, all installations are warranted by a third party insurance backed company. Overall, I would have select them again. Now I just have to wait for years to pass to see if the job holds up. UPDATE: Miscommunication in letter led me to pay unnecessary cost.
Description of Work: I reviewed three different companies and went with professionalism and knowledge and my research. They came out on time and got the job done and I amazed that the small cracks in my tile were gone. They installed 7 piers and did an excellent clean up. UPDATE: It came to my attention that on 04/30/19 when a plumbing company called to set up my pressure water test that this was included in my contract and that I did not need to hire a licensed plumber even though the letter I received from Granite 15 days before my repair states I needed to get it tested within 15 days. They could have added a sentence stating this is included in your price or you are welcome to go to another plumber. I called both the office and the salesman; then left a msg for the owners. Jim Oursler, the owner called back same day, but kept on saying it was in the contract, even though I received a letter dated 15 days from signing the contract of which I am told to get the water line tested or my warranty will be affected. I did not want my warranty affected so I acted quickly in getting this done. Then on the 11th day from repair the plumbing company called. I was not asking for the full amount that I paid, just something that Granite would do to assist in my offset of this cost that should have been noted in my letter of instructions, not just my contract that was a month ago with my salesman. Very disappointed. Make sure you think twice before using this company, because they are not going to ensure that you do not extra steps that could cost you.

Estiimate was given promptly. Initial estimate was for $9100, but we had to add additional piers at the time of repair work which extended the time of service from 3 days to 5. Crew arrived on time every day and absolutelly knew what they were doing. I cannot stress to you just how bad our foundation was. It had sunk several inches at the front and was heaving in the back. Heaving cannot be repaired and hopefully with the advice from Granite, we will be able to control that situation. After the house was initially stabilized and "raised" with the piers, a brick wall on our front porch appeared "crooked" and my husband called Granite after which the owner promptly arrived. After extensive discussion, it was determined that our slab was probably not level at the time the house was built and the decision was made to lower it back down 1/4 inch on a couple of piers by the front door at which point we were able to close our door and the wall by the front door was no longer crooked/leaning. I would absolutely have no hesitation recommending this company. I put this work off for over seven years and it only gets worse with time. Granite went above and beyond and we were very happy with the outcome of the project as well as the extras they do such as cleanup, mortar repair, etc.

Description of Work: Our house was needing to be leveled. I called Granite for an estamite. They were very profressional on the phone and set up an appointment right away. They sent out Yancy Torres to give us an estamite. He explained how the job would be done and gave us the price. I agreed to hire them and they set up a date for two weeks later to begin the work. Ivan and his crew arrived on time for the job and started the work right away. The whole job, putting in 27 piers, took five days. When the job was done the clean up was excellent.

After piers were installed they patched holes in concrete patio, replaced boards in deck that needed to be removed to install piers and patched some mortar in brickwork. Replaced dirt and cleaned up area.

Description of Work: I live in an area that has a history of foundation issues. I have a duplex which is attached only at the garage. The side walls of each unit are about six feet apart. The house attached had foundation issues that were repaired early last year. The house on the other side of me has also had repairs. I think that Monty was honest with his appraisal of my foundation problem. I would have appreciated a written estimate of what he thought I might need done if my problem continued. I thought the company and it's representaive were resposive, professional and honest.
Description of Work: I called Granite Foundation to have an estimate done for some foundation work because I have a side outside door that won't open and a separation between the brick and the door to my drive-in garage door. The person (Monty) was on time and did an evaluation of the level of the house. He said he thought that the house was not very far out of level and didn't think that I needed piers installed. He thought that the drought we had during the last year caused most of the settling of the house as well as just the normal setling of a fairly new house. Our house was built in 2000. He also recommended that I move my soaker hoses farther away from the foundation and not allow the water to settle next to the foundation. He didn't go outside the house very far to see what kind of movement there was outside. He looked primarily at the doors inside the house and sighted down the outside of the house to see how straight the brick line was. He didn't give me an estimate for piers because he thought that the house would be ok if I folowed his recommendations.

Thank you for the great commentary. Frankly, it is impossible to predict future foundation repair costs. Monty correctly commented on the weather and that with the minimal movement, it would be prudent to wait. The only other solution would be to wrap your house with steel piers. I did that with my house, and have repaired 5 adjacent neighborhood houses since then. My situation though is unusual as we all sit on the same retainer wall, which is 8 feet high and had poorly compacted soil. The darned Dallas/Ft Worth area soils coupled with wide changes in temperature and moisture are the crux of the problem. Clay soils are extremely expansive with water, and contract when the water dries out. Also, clay is exceptionally hard to compact. Residential developers often fail to adequately compact the soil. In residential lots, clay continues to compact for decades. Believe me, we could have recommended the ultimate in precaution... a full wrap. But a full wrap is expensive, and at Granite we treat our customers like we would like to be treated. Even if that means no bid at this time. Hope all is well. If not, give us a call for another free evaluation.

My house is still under warranty, and the builder didn't authorize all the recommended repairs in spite of getting several documented opinions that backed the same conclusion that Advanced Foundation provided. Pulte Homes warranty and their warranty guide gives the builders so much lea-way before the warranty kicks in. Large cracks in the ceilings, cracked tiles and cracks in the brick is called cosmetic and do not engages the warranty, the amount of deflection in the foundation that is considered acceptable to the builder is not described anywhere in the warranty books with a hard number that you can measure against. All other damages are called consequential damages and off course not covered. My other concern is that none of the foundation repair companies that I talked to cover any damage that can be caused to the underling pluming during any foundation work. Should a plumbing issue occur, the repair might cost several thousand Dollars that neither the home builders warranty nor the foundation repair company would be responsible for. Your home insurance warranty might cover it after you pay for the hefty 1% percent deductible. So I'm still weighing my options and see if I can get more relief from Pulte homes, If I had to do the work today I would definitely use Granite Foundation Repairs. I had five companies come in, and I think Granite was the one that was the most conformable with.
Description of Work: I called Granite foundation to examine our home foundation and provide an estimate about what the work would cost. The office team had me on the scheduled within a week. The company sales rep Cace Collins showed up on time and was very professional and friendly. Cace walked the perimeter of the house and drew a scale of the house. He listened to my concerns very attentively. He then took down measurement levels of the interior of the house with an electronic measuring tool and marked them on the scale. He gave me advice and pointers about the foundation maintenance and the different repair methods. He also provided me with a written estimate for the recommended solution on the spot. He also provided me with the company literature and life time warranty etc.. I called Cace to further discuss other options etc, and he was always very pleasant and helpful.

In Texas there was a builder supported agency that allowed an allowable foundation deflection of 1%. That is 1 inch in 100, 1 inch in 8 feet. With a typical front to back (excluding garage) of 50 feet, the agency allowed a 6 inch deflection. Fortunately, Texas government retired that agency with its Sunset rules. I can understand your frustration with plumbing. I wish that there was a way to guarantee against plumbing leaks when a house is lifted. Problem is that with a hypothetical settling of two inches over 10 years, the plumbing settles gracefully into the earth. When the house is lifted 2 inches.. even if we did it over several days, there is a chance that the plumbing will be too stuck in the clay soil, and may crack. There is not a practical way to prevent plumbing issues, except to assure that the foundation never settles to begin with. Does a plumbing problem often arise after a lift? No, but we can't rule it out. We have not found an insurance company to mitigate the potential costs. Wish you all the best with your builder. If things don't work out, we are ready to help.

The main reason we selected Granite was the fact that they came up with virtually the same design as the engineer we hired. It was only off a couple of piers which tells me they were knowledgable about what they were doing. The second reason was they were competative, not low but competative. They pushed 20 piers appx. 40 feet into the ground and installed 3 helical piers about the same depth. They also hand dug and tamped the root barrier ditch. The root barrier product appeared to be similar to truck mud flap material 3' wide and continous roll installed inside on the house side of the trench. They added water softner salt tablets to the bottom of the ditch and a couple of other layers of them as the trench was backfilled. The crew they had on the job was punctial and hard working. Their job foreman, Francisco, was probably the hardest working one of the bunch. You could tell it wasn't their first rodeo. They crunched a small piece of aluminum trim from our vinyl siding job we had done earlier in the year. We got an estimate to fix it and Granite more than matched the estimate. Overall very happy with their work.

It was great from start to finish. They showed and explained all work which would be done. They scheduled the date, came in on time, covered surfaces to project from dust, installed piers, showed the leveling process, patched the pad, and cleaned up everything before they left. They were a great. Reviewing engineer was impressed at the close tolerances that were achieved. He also commented that the holes used for installing the piers was much smaller than he usually observes.
Description of Work: Installation of Steel Piers and a couple of staples.

They showed up in the morning and said it would be done by the end of the day. They worked until 8pm and cleaned up everything. They did a great job. They have followed up since then. I would recommend them to anyone.

Case came on time and asked what problems if any I was having. I showed him a place outside he said it was fine. Also, a crack in the wall he said that was fine. The estimate lasted a few mins. He said he can tell just by looking at the foundation. I did like his professionalism and his promptness and honesty. Another company had come out earlier in the week and did take 30 mins to measure the outside and inside.
