Description of Work: House levelling, 8 piers February 2015. Crew was good, didn't tear up yard to much and cleaned up well. Their process is two step, dig out, pour in concrete piers, wait several weeks to cure, come back and fill holes with dirt. They did not schedule our second step but showed up unannounced, they did not schedule it with us even though they were adamant about that point, nope. I had to juggle my schedule on the spot. Had issue with pier holes at the front door stoop in that they were little craters that held water. They came back out, dug them out and refilled. Much better, no standing water/puddles at my front door now. | |The work preformed by Dawson was good and only time will tell if it was great! The workers and the foremen were great, scheduling could use some work... I gave them an A overall because the scheduling issue didn't impede the work that was done.

It was amazing and they did an excellent job. When they lifted the house, the cracked tile we had went back together. It was only off a half of an inch; since it was put back together exactly how it was, we didn't have to repair it ourselves.

About 10 years ago I saw a neighbor getting some foundation repair work done by Dawson Foundation Repair. So I strolled over and spoke to the engineer that was reviewing the work. He said Dawson does it the "old fashioned" way - solid concrete columns with steel rebar. He didn't care much for the other repair methods so I started my own research and reached the same conclusion. I called them and they leveled the entire west side of my home because it had settled about 3 inches. I was actually standing in the kitchen when they jacked it up to level it with the rest of the house. I have had no problems with my home and would highly recommend them. And I recently discovered my next door neighbor also had Dawson do her foundation work more than 20 years ago. Both of my neighbors are happy with the work of Dawson. If you want a permanent foundation repair job then call Dawson.

Went very well, on time and under budget (few problem discovered). Kept the area clean and picked up and the only disruption was the work day where they dug the piers and pored the concrete.

The process went well, and the workers were well trained and polite. The only reason I did not give an A for Responsiveness, and Punctuality is that one pier that went through a flagstone porch was capped with concrete to high to allow stone to be reset. I had pointed out to the crew before this was done that the concrete needed to be 2" below the surface but in one pier they only left about an inch foe stone and mortar. After calling 3 or 4 times and being promised that someone would be out to redo the the cap it has not been done. I know they are extremely busy and this has fallen through the cracks. I am sure that if I call again, at some point this will be taken care of. This is the only complaint I have. This is a good company and the bell bottom pier system they use is the best long term solution for leveling a foundation. Problem Solved, A crew came out and chipped out and repaired the cap.
Description of Work: Kevin came out and inspected the property. He described the process and answered my questions fully. This company uses drilled bell bottom piers. Not driven piles. The process takes several days to install the piers, then after giving time for the concrete to cure, (2 to 3 weeks) a second crew returns to level the foundation.

Due to demand, I had to wait several weeks for a crew. They showed up on the scheduled dates and performed the work and cleaned up the worksite as promised.

UPDATE: I was contacted by the owner of the company, Martin Dawson to discuss this situation. Mr. Dawson explained that there were extenuating circumstances surrounding the initial estimator visit and offered to come out to review my project. Martin spent quite a bit of time evaluating my home, discussing the previous work and potential solutions and provided a very reasonable quote to install four new bell bottom piers and adjust the existing piers. The new piers were installed on 4/15/2013. The foreman and team arrived on time, validated the work to be done and were extremely professional. They performed their work in the estimated timeframe and left my home clean and neat. In fact, if it weren't for the new piers and temporary boards covering the holes, I wouldn't have know they had been here! I was very impressed. At this time I am waiting for the concrete to cure before any additional work is done. I will provide another update at that time.
Description of Work: UPDATE: Martin Dawson evaluated my home & foundation condition. I received a fair quote and scheduled the work. Four piers were installed on 4/15. The next step of the process is the adjustment of the foundation, which should occur within the next 3 weeks.

Our representative was presented with an unusual situation with this customer and in the process of trying to find a solution we just "dropped the ball." The customer had foundation repair work done by another company, and unfortunately it was failing. We simply can not re-level or fix concrete pushed piles. When pushed piles fail, they fail permanently. It is a complete loss of the homeowner's money. I have personally contacted the customer and we have reached an agreement to install Bell Bottom Piers, which are permanent. Her home is in the queue and I will update this response in a few months. Work was done in 2 phases. First phase was 2 days to get the holes dug and the cement piers poured. Phase 2 was leveling and filling in holes. This is a very messy job. But, their crews were very neat and tidy. Although during the day the place was a mess, each night before they left the place was cleaned up and all holes covered, etc. Very impressive. These crews had done this before. I have never seen holes dug so fast in our Houston gumbo soil. These people worked from the time they arrived until the time that they left. No down time, except lunch.
Description of Work: They placed 25 bell bottom piers around the total perimeter of my house. Leveled it and filled in the holes.

The work was begun and completed successfully in a reasonable period of time. With their process, they pour the peers on site, and they must cure for 3-4 weeks before the house can be leveled.
Description of Work: Poured 9 peers on 8-31. After letting them cure, they leveled our porch and front room on 9-27. They cleaned up nicely after their work. They caused a problem with my sprinkler system with their digging, but promptly had someone come out and successfully repair it. Dawson was very responsive to my needs and requests. All of the bids for my work seemed expensive, but relative to the others, they were reasonble. They inspired confidence with their knowledge, and along with price was why I selected them. They were not the cheapest, however.

A+ from start to finish. Dawson's structural consultant did a complete inspection of the entire house and provided a report showing the recommended repairs where needed. He was courteous, friendly and very knowledgeable of the bell-bottom system. He did a great job of explaining all aspects of the work that needed to be done. Once we decided to go with Dawson, we signed the proposal in July, got on their schedule and the first phase commenced in late September. The second and final phase was completed a couple of weeks later. The office communicated with us in a timely manner to confirm appointments and the work crews showed up on-time. I can't say enough good things about the whole experience. I've recently retired from the construction/service industry and know the difference between an "A-Team" and an "F-Troop". These guys are A-Team all the way. The foreman in each of the two phases of work conducted himself in a professional manner and kept us well informed throughout. The crews clearly knew what needed to be done and wasted no time in getting their projects completed. A thorough clean-up was performed at the end of each phase. The entire experience exceeded my expectations. We couldn't be more pleased.
Description of Work: Installed (10) bell-bottom piers around perimeter of front living room. All piers were installed outdoors. Three of the ten piers required concrete to be broken out in the area of the front porch. Front living room was then leveled by raising the slab about 2" at it's lowest deflection. All holes were then back-filled with bank sand and the concrete was patched were required at the front porch. A thorough clean-up completed the project.

It was expensive, but all foundation repair is expensive and all quoted in the same price range. The work was done well and they were very professional and responsive to anything I needed, like getting reports for us.

My experience with Dawson Foundation was excellent from start to finish. We had been experiencing significant foundation settling due to the 2011 drought, which had opened a large crack from foundation to roof in an exterior wall (letting light, wind, and lots of insects and lizards into the living room!) I got estimates from five companies in total, and Dawson's rep was by far the most thorough in his inspection and the most communicative in terms of the location(s) of the foundation problem and the available solutions. Although it was not the lowest price bid, I chose to go with Dawson for the work because of the quality of the inspection, the clarity of the report, and the type of piers they install. Because of the large backlog of work created by the recent drought, it took four months to begin work after I accepted the bid. The work took place in two phases: the installation of the piers (which involved a lot of digging), followed by the leveling once the concrete had cured. All of this was done efficiently and professionally, the leaders of the two work-crews were friendly and communicative, and they did an excellent job cleaning up afterwards. The foundation is now back to level, the large crack in the wall is now closed, and the doorframes are once again straight. (Of course there was a good deal of drywall and painting work that needed to be done inside the house after the leveling, due to the damage the foundation settling had caused in the first place.) I found Dawson Foundation to be highly professional and easy to work with, and I am very pleased by the quality of the work.

We have had Dawson do foundation two time before, this was the third time to come out to complete the leveling of our house. We have had great service from the company, they are prompt at every point of the job, from the estiment, the initial digging and pouring of the concrete and returning to complete the leveling process. And they cleaned up very well. We are very pleased.

I was pleased with the first work, yet the second time the brick walkway is hard to walk on. They did have to do alot of work to get the bricks back in. It was a combination of weather and other things that caused the bricks to come apart. They did what they were suppose to do and cleaned up after themselves. We have a warranty with them.
Description of Work: About twenty years ago they put cement blocks under half our home and then three years ago they came back and put cement blocks under the other half of the house.

There was a guy who came by first to do the estimate and he was through in texting and checking with me, and answering all my questions. They were very punctual and they came out first, so that’s the reason I went with them and also because everybody else who I tried calling were too busy, and to get an appointment or just an estimate, I had to wait minimum a month to two months or more and it was ridiculous. I would use them again in the future.

They were able to move-up my appointment from 3 weeks to 2 weeks. David Anthony arrived on time. He carefully inspected the inside and outside of the house. He took level measurements throughout. Turns out I did not have a problem. Mr. Anthony was honest and straight-forward with me.

Steel-reinforced bell-bottom piers are best option from engineering standpoint. They don't deflect laterally and they go down far enough to provide support. Dawson has a certified engineer on staff, but this man never once came to our house. The job was done entirely by crews of Hispanics. They worked hard and used proper equipment, making less of a mess than I expected, although still plenty of mess.
Description of Work: 13 bell-bottom piers were installed along front and side of the house. House stabilized (not leveled) to avoid cracking floor tiles.

It appears there was a misunderstanding about the role of the independent engineering firm that Dawson Foundation Repair contracts. Certainly we are happy that the customer feels he "got more than my money's worth" but we would like to clarify the role of the foundation repair firm, Dawson, and the independent engineering firm. We hire an independent engineering firm to send a representative to every repair job for the purpose of inspecting and approving the construction of the pier. The excavation of each pier must meet certain specific criteria in order to properly support the weight of the home or the structure. Once all of the excavated piers have been inspected and approved by the engineering firm's representative, the foundation repair company can pour the concrete and insert the steel rebar into the excavated piers. Once the concrete has cured for several weeks we send another crew to the home to perform the leveling. However, we do not bring any engineers to the job site for this step of the repair process because this is not their area of expertise. The leveling is done by our crews that have years of experience in leveling homes. We also employ sophisticated tools to aid in the leveling process such as the manometer which provides our supervisors with elevation readings in various parts of the home or structure. We are a customer oriented company and we do our very best to inform, educate, and deliver on every job.
