Very unprofessionally handled in every way!! This person was a "general contractor" I hired based on his "assumed" knowledge of the home building/remodeling industry. His background is certainly somewhat impressive but of course with every credential you have there are no guarantees that the "contractor" knows how to organize the project(s) at hand. He is a generally nice person and will give you the impression that he knows what he's talking about. He uses "contractors" that already have their busy schedules ongoing and tries to "squeeze you in" based on their availability to do the work instead of ensuring that they can dedicate themselves to a certain date/timeframe needed. He forgets the "details" in almost everything involved and had to be constantly reminded of the most important one's in order to complete each phase of the project(s). Typical standard "new home" building general contractor mentality. Example: Telling the contractor(s) what jobs to perform, then leaving the job site and never returning to check their work in case there was something missed for immediate correction. NONE of the "contractors" hired by him were "certified/licensed" in any way except for the plumber(s) who were very good and knew what they were doing. Every detail discussed with my general contractor seemed to take a back seat and were of no value (in my mind) to him. AGAIN, no checking of the work he hired out!!! I did ALL of the quality control checks and addressed them immediately to him. NOTHING was important to him at all. It was always the "pacification" factor to get the "stress" diverted. Basically only did enough to make it seem as if there were "other complications" in scheduling the ONLY contractors he insisted on using to perform the services required. I was basically overcharged even when it was specified that I would supply all materials and fixtures and he knew it. I also requested that he provide me with a "detailed list of charges" so I can see the justification of services pricing from the providers he hires. He said it was "impossible and unethical" for him to provide me with that information based on his "software program" he uses to come up with the "Scope of Work Statement" he gave me. I then asked why could he just give me a copy of each "invoice" provided by the contractors hired by him so I could do a comparison for justification of charges. He then AGAIN denied me that opportunity and stressed that it was UNETHICAL for him to do it based on his "software" program. I had stressed to him that how can "other" contracting companies provide me with a complete breakdown and all charges associated for the project but he couldn't due to "ethical behavior" according to him. All this was asked throughout the renovation process and finally stressed to him that the time line be adhered to as well. His excuses were based on the "holidays and other things that were of greater importance" than my AGREED renovations. The project was specified by him that it could take up to 6 weeks to complete due to inconvenient circumstances and holidays. It took a total of 12 weeks. He even has the nerve to ask me if he could take pictures for his portfolio. All of this knowing I just got back from Afghanistan too! I can only blame myself for the way this process was done and will never EVER go through it again. I WOULD NEVER RECOMMEND EVER USING THIS PERSON FOR ANY REASON!!! YOUR BETTER OFF BEING YOUR OWN GENERAL CONTRACTOR!!
Description of Work: WHOLE HOUSE painting with crown moulding added. COMPLETE renovation of master bath and 2nd bath (excluding cabinets), lowering center of cabinet drawer (Master Bath) 4" and adding custom built cabinet (stained to closely match existing cabinets), adding 2 can lights over shower and tub area ceiling (Master Bath), heated floor system w/digital controller (Master Bath), adding (1) electrical outlet (Master Bath), and Raising 2nd Bath cabinet 3 to 4 inches and complete renovation (excluding cabinet and tub). Removing existing door separating pantry and kitchen and replacing with pocket door system and utilizing existing door for the system. I (owner) provided ALL fixtures and materials (plumbing fixtures, lighting fixtures, ALL tile, ALL counter tops, and ALL materials associated with installation (excluding tools and incidentals not ordered or purchased) with understanding that "general contractor" would provide me with receipts for those "incidentals" for justification of any additional charges not listed. Here is "his" scope of work statement: Contractor, Classic Custom Homes will provide the following construction services in consideration for payment by owners, Name(s) withheld. Contractor per the laws and statutes of Collin County and the State of Texas shall obtain necessary construction permits and shall perform construction services in a workmanlike manner. Should local codes and regulations required additional work not listed herein additional costs could apply. The following Scope of Work is a detailed explanation of the work to be performed by the Contractor: Check with city and secure permits. Demo master bath and 2nd upstairs bath floor tile, shower tile and base, shower/tub glass, master tub and backsplash. Demo countertop, sinks, lavatory faucets and mirror in master bath and 2nd bath. Demo existing widened area of master shower wall should it be sheetrock and sideways studs under ceramic tile. Demo sheetrock and casing @utility room door at area for pocket door. Demo old toilets and shower/tub fixtures. Dispose of all demolition debris into dumpster or trash receptacle dictated by city or contractor. Add two(2) can lights in master bath and connect to existing switch for vanity lights. Rebuild tub deck with treated framing 2x4's and treated plywood deck under Hardi Board. Install new Hardi Board in shower, tub surround and tub deck. Install new shower base (cementitious) and treated lumber curb. Lower middle section of vanity cabinet 4". Install new wall cabinet 10" deep and width equal to lower section. Stain new wall cabinet section. Install new quartz (Cumberland) countertops in master and 2nd bath to match existing dimensions. Install new Quartz backsplash in second bath. Raise existing cabinet 3" to 4" in second bath. Place new filler and stain. Cut out for vessel sinks in master and single under mount in 2nd bath Cut out for plumbing fixtures in countertops. Install tile or tile like material at master shower walls and floor, master tub and surround, master floor, backsplash, 2nd bath tub and wall and 2nd bath floor. Install radiant heat mat under floor 50sqft in master bath. Run 110V electric line to master bath from breaker panel for radiant heat supply. Install new radiant thermostat in master bath wall. Replace vent fan in each upstairs bath. Grout and seal all new tile or tile like surfaces. Install crown moulding- entire house and paint. Repaint interior (one color) entire house wall and ceilings. Repaint (one color) interior trim. Install new pocket door @ utility door location if wall space and structural/ electrical system allows. Install drywall over new pocket door area, texture and pain.t Install new plumbing fixtures and connect per allowance. Install new electrical fixtures and connect per allowance. Install new shower glass and door per allowance. Wipe and sweep clean new construction areas. Exceptions: Additional costs may apply if: Conditions no known before construction prevent the scope of work to occur as set forth herein. Plumbing connections or drains have to be moved. Electrical connection or outlets have to be moved. Radiant heat matting dictates additional electical service or connections. Structural, plumbing or electrical systems prohibit pocket door installation without additional construction. Allowances: Shower glass- $1500.00 Plumbing Fixtures- tub, faucets, sinks, shower valves and toilets- $1800.00 Electrical Fixtures- $550.00 All tile materials and countertops provided by owner Payment terms- 15% deposit, 15% complete demo, 30% complete tile work, 30% complete paint and countertops, 10% install fixtures and shower glass. Total Price $24,350.00
