How did it go. Poorly. I have had to have two plumber visits, one electrician and one heat and air contractor in just one year. Also had to spend 10,800 on a wet crawl space that his wife, the selling realtor said was fixed prior to us moving in. Cracking tile, Cracking walls, leaking toilets because the proper wax seal wasn't used. doors that will not close. and a whole neighborhood of neighbors with the same opinion as mine. You would be better off buying a double wide.

Upon signing of the lease agreement, we paid a deposit of $1500.00. At the time, we were assured by Kelly Jooma that typical wear and tear on the house would not be deducted from the deposit. However, upon move out in October 2010, we were informed that we will not be receiving any of our deposit back, and that we actually owed $225 on top of it. The house was left in good shape, nothing needed to be replaced. We even filled the nail holes in the wall. Mark Jooma claims that we are responsible for the cost of re-painting the ENTIRE house, despite the fact that most of the re-painting is due to normal wear and tear. We were also told that we are responsible for the ENTIRE cost of carpet cleaning, even though most of the cleaning is also due to normal wear and tear. When we were given this information, we requested to have our own estimates on the cost of cleaning and painting the house. Mark Jooma refused this request and we got NONE of our deposit back. Security deposits are supposed to pay for DAMAGES to the house, which Mark Jooma completely disregarded. We paid the deposit in good faith that K & M Builder would use it appropriately. In reference to the quality of the house, we found many things that raised our eyebrows. The door frame in the master bathroom was about 1 1/2 in. off the ground, to where you can clearly see where the hole in the floor tile was cut. The toilet paper holder and towel rack in the master bath fell off the rack. They never bothered to tighten the screw that held it together. The baseboard on the guest vanity came loose shortly after move-in. They hadn't bothered nailing it in. Same with the board on the side of our kitchen counters. They glued it, but never nailed it in. Tile floors in the kitchen and master bath had a crack that went through the entire length of the room. Turns out they didn't nail the boards underneath the tile right, so the boards came up causing the tile to crack. There were good-sized spaces in the hardwood floors to the point where tiny things got stuck inside. Floors sloped slightly from the living room to the dining area, which was accompanied by creaking. Mind you, the house was 1 year old. The sewage pump was not installed properly, which caused a nasty backup. Sewage actually spewed into our front yard!! I have one final complaint that I want people reading this to be aware of. Our lease agreement with them expired April of 2011. However, on September 14, 2010, Kelly Jooma informed us that they had sold the property and gave my family 30 days to be out. Our lease agreement did not give them the authority to do so. I should also note that Kelly Jooma falsely represented their intentions with the property in early September. She told my husband that they had another prospective renter who wanted to look at the house. We had attempted to negotiate a shorter lease term with them, so we were willing to work with her. We allowed Kelly to show the house under the pretense that the person would take over our lease. Kelly notified us and told us the renter wanted to move in October 1, which was in two weeks. Any normal person would find it impossible to pack, find a new place and move all within two weeks. This was a very short time frame and when my husband informed her we couldn't accommodate the request, she then informed us that the house was in fact sold. We were lied to, and on top of them stealing our security deposit, and the overall lack of quality of the house, we are determined to warn other consumers about this company.
Description of Work: My family and I rented a 3br 2ba home at 2367 Lake Mist Dr. Chattanooga, TN 37421 (the Lakes at Standifer subdivision) in April of 2009 from K & M Builder, who built the house.
