Royal Water Damage Restoration

All four men who came were professional, courteous. They took care to protect the rest of my home while cleaning up raw sewage. Very pleased with their work.

They explained everything before they began the work, and they worked well into the night to make sure that everything was dry and clean. Performed a great job. Royal Water Damage showed up on time (Viseal & Wayne), examined the home for water damage. Explained where the water damage was & exactly what needed to be done to correct/dry out the wet areas. After they made sure I understood the process, they immediately went to work.

It went well. Updated 3/27/15: Originally when they came out, it was to clean up and restore the basement from water damage. They did that and it went really well, but they had to move all the furniture into the middle of the basement. I originally gave them a B rating because they didn't put the furniture back. The company called back immediately after the review asking if there were any issues. I explained to them that they didn't move the furniture back and they came right out and put everything back where it was originally. Updated their rating to an A!

It went great. If you were drawing up a plan to be sure your company did everything right, you would do well to follow Royal's procedures. They call before they are coming, arrive promptly, are courteous when here, and follow up with a phone call each time to be sure you are satisfied. I heard about Royal from a plumber. Was considering calling several places. But after reading some other similar companies online - both at Angie's List and Yelp, decided to go only with Royal. And I was glad I did. Ed, who set up the equipment, walked me through everything he and his assistant would do, and had me fill out a contract and information about the equipment they were leaving. While here, they moved several pieces of furniture, took readings on the floor and pulled up an "L" shaped area about 3' x 6'x 5'. They then placed their equipment, taping down an electrical lines or tubing so we did not step on it. Three days later, two other men, both in Royal shirts and a Royal van, came back, picked up the equipment, asked me to fill out some forms, and left.

Tha jacks they were estimated at $600 for 3, I brought the same ones at Home Depot for $45 each. I also, got a humidifier and cement from Home Depot and did it myself. I saved $1,260.00!!!

We had a pretty significant leak that impacted our family room and basement crawlspace. My biggest concern was the bamboo hardwood flooring in the family room--we were preparing to put our house on the market in a few weeks so wanted to avoid having to replace the floors if at all possible. I called Royal very late (after 11pm) on a Saturday after we completed the initial cleanup of the leak. They had someone out at our place by 8am the next day (Sunday) to assess the situation. Based on the humidity readings, they recommended the usual combination of dehumidifiers and fans/blowers. To save the hardwood, they put down dehumidifcation mats on the affected parts of the floor. Their lead was communicative and professional--I wasn't decided whether to file an insurance claim or not so he ran all the numbers first and walked me through the process if I wanted to go the insurance route (I opted not to, given my insurance deductible). After a few days, they came and checked the humidity levels again and then removed the equipment. The hardwood floors--which undoubtedly would have cupped and needed to be replaced without Royal's intervention--were in great shape and there was no long-term damage/issues to the family room. My only two issues were relatively minor. First, after Royal removed the drying equipment, I noticed a pretty good size scratch in the floors that had not been there previously. Not a huge deal given that they had just saved my entire floors, but probably could have been avoided with a bit more care. Second, to speed up the dehumidification/drying in our crawl space, they took out a fair amount of insulation batting from between the crawl space joists. However, they never put the insulation batting back. I noticed the insulation batting lying on the crawl space floor after they had left so had to get into our crawl space and replace the batting myself.

On April 30, almost five inches of rain fell over the city. When I came home, I went to the basement for something and heard a "splash" as I stepped onto the basement floor. My basement was filled with water! I spent the night getting up as much water as I could. Then, on May 1, I called my plumber and told him what had happened. I asked if he knew any reputable water removal companies. He said that he had never dealt with Royal personally but that his customers reported that the company treated them well. I called Royal next and they told me that an estimator could come out on May 2. Sure enough, on May 2, David (the estimator) called and told me when he could get to my home to survey the damage. He arrived on time, saw what needed to be done, did some calculations, and gave me an estimate. Within an hour, one team came to dry and clean the rugs and prepare the site for the drying equipment. Another team followed in a couple of hours to install the equipment that would be picked up three days later. Before removing the equipment, the technician used a meter to check that there was no sign of moisture or mold behind the walls or the benches. (FYI - there was a spike in my electric bill because the equipment had to operate 24/7 for three days.) All of the employees were courteous and efficient, both on-site and on the phone. David was especially helpful to respond when I called him several times with questions about the process. I appreciated that he patiently explained what I should expect. And, I can say the same for the excellent customer service staff. Overall, Royal made it easier to cope with a sudden and difficult emergency.

Royal responded quickly and were easily accessible. Scott answered my numerous questions on the phone when both dehumidifiers malfunctioned. They came out the next morning with two new units and left them an extra day.

Royal was on time and did a very good job. The amount was a direct insurance billing.

I am very much impressed with Royal's professinalism, and their quick and thorough service. I would definitely recommend them to others.

I was very impressed with Royal Water Damage Restoration, Inc. David responded to our calls immediately, calmly assessed our situation, made recommendations, and followed up on our conversations when necessary. He provided a fair assessment, explained how to deal with the insurance company, and arranged a same-day cleaning of our basement. The assistants that completed the work were extremely professional and fast, completing the cleaning in under two hours. Royal also worked with our schedules in arranging a pick-up of the fans and dehumidifiers after the dry-out had been completed.
