So this apt. has no kitchen storage. Paint was left to dry on beautiful hard wood floors, all floors were to be sanded and polished. Drop ceiling never were replaced. We are looking up at holes and wires. We have left phone messages and sent 1 certified letter, which shows his initials hot his signature. At this point no response. There was never any contention, no reason not to trust him. When he needed time off for family issues he understood. When a check was required he received it. In the amount totaling $42,034.92. This has put a great strain on both of us emotionally and financially.
Description of Work: We own an apartment building on 6110 Ridge Ave Phila, Pa. Three apartments, one efficiency, one office space. We had a very bad mold issue which we contracted Serv pro to eliminate. Paul M Brosnan from Heritage Restoration came along with the team when they inspected the building. We liked him and thought the process would be seamless.

After hiring a plumber to do some additional work, I learned a lot of the work Brosman did was unacceptable. These were all pointed out to me by the plumber: no floor was installed under the tub (it is resting on a piece of Styrofoam supported by two joists); the tub has no ledger board and is rusted where the enamel was nicked and stained from a persistent leak; pedestal sink was installed with no trap; rubber coupling connects the trap to the overflow; shower apparatus had a persistent leak; dry wall was used instead of green board. After rewiring the entire house, I also found: the electric is not finished in bathroom; there is no electricity in 2 bedrooms (3rd floor and 2nd floor), dining room, laundry room, back room, or basement. There is a punchlist of work agreed upon on Dec 1, 2011 and the work is not done. This includes: the bathroom renovation was not complete; paint brushes were washed in the kitchen sink and materials left all around the house; the house is not rentable in the current condition.
Description of Work: I filed a claim with State Farm Insurance for the original water damage to this rental property. They recommended Servpro of Manayunk. Servpro sent Paul Brosman. I hired him as a general contractor to do the additional work. The original estimate ($12,734.63) did not include details for the first floor and front bedroom, I assume because they were covered by the insurance estimate. Work done that was not in the original estimate: 3 ceiling fans; refinish floors in three rooms on second floor; buy and install two interior doors; new electric box (same service). Interior plaster work had to be redone and the paint touched up due to recurring more water damage as the roof and stucco repairs were not finished until Aug 26, 2011.
