My family and I rented a home managed by GDR Property Management and going into the process, they were very polite and helpful. I was impressed. When we left, they attempted to charge us for erroneous things. They attempted to charge us for things they did not even do like paint the walls. They did not have any receipts. For example, they attempted to charge us landscaping costs and when I called the company they claimed did the work, the company denied doing the work. Same thing with having the carpets cleaned. They also attempted to charge us for simple things like wiping the window seals and top of the refrigerator, both of which we cleaned prior to leaving. They practice unethical business behaviors. Luckily, we took many, many pictures when we moved in and when we moved out and could prove the condition of the home both when we moved in and when we moved out. If you rent from them, be careful and take many pictures. Also, insist on a walk through during move in and move out.

In addition to GDR, I have used two property managers in the Los Angeles area and one in the DC area. GDR is by far the worst of the lot. Their monthly fees are on the high end (10%). The rates for their repair and maintenance work are no bargain, either. But either of these price concerns would not be an issue if they were a superior management company. Sadly, they are not that. I dealt mostly with Divina. She would not answer my e-mails; she would not take my calls; she would not even see me in person. At one point she indicated that my e-mails to her had gone into her spam filter. So I asked that when she received an e-mail she simply hit reply and respond "rec'd" or "got it"...something so I knew my message wasn't in spam. She would not do even this. Not once when I called was she not "speaking with a client." Nor did she ever return those calls. But when GDR's handymen had something to do, she could send out the work quotes for my approval and payment. If you are considering having your property managed in Albuquerque, you surely can find a better, more responsive company than GDR.
Description of Work: GDR manages rental properties. They find and screen rental applicants, collect rents, provide maintenance and repair both during the rental and between renters.

Do not rent from them or hire them as a property manager! Trust the reviews!
Description of Work: I am a renter and GDR is the Property Manager in charge of the home I live. Lousy/non-existent service. If you need to change a swamp cooler over, you'll be waiting months. If you need a ceiling fan repaired, be prepared to wait. This group is non-responsive and very rude. I can't believe that anyone would hire them as a property manager. Of course, they did initially seem friendly before the lease was signed. Afterwards, forget them being friendly. They could not even keep track of our payments. We always pay 2 weeks in advance. They somehow got confused and told us that we had missed payment...WRONG. Had to show them that the check had cleared our bank before they would believe us. Make sure you take a million pictures when you move in. I did not have a camera and could not take pictures. The previous renter had a dog that damaged the entry door in the garage. We had to pay for it because we failed to document it when we moved in. They sent their own team and charged us $950 to install a new door. An entry door at Home Depot costs $200, so why were we charged too much. Because they also run the repair crew. Do not rent from them or hire them as a property manager! Trust the reviews!

e us $1600.00! When we asked for a break down they became very defensive and diparaging about the property. We told them that we would hire someone we knew that was still residing near the property to inspect it and handle any repairs. Our person went to the property and completed the work. They were not satisfied with the work and told us so. We had the carpet professionally cleaned. It was not satisfactory to them. At this point we were going on month 3 without a tenant and were becoming more and more dissapointed in this company - a company that we inherited and did not choose. I contacted the company directly via phone and got the owner. He was a very unpleasant and angry person. He yelled at me over the phone, called me names and hung up. Never have I had this experience with a company as long as we have owned rentals. It was at that time that I began some online research of GDR and learned that many other consumers had the same experience.. My husband flew back to New Mexico to inspect the house himself and additionally added new blinds and cleaned up the yard. Needless to say, we fired them - hired another company and had the property rented within 4 days of listing. They have since sent us a bill for $18.82 (of which we have no idea for what?). I have graciously mailed them their money..........in pennies. Do not trust your homes to this unprofessional, rude and overall incompetent company. There are many more out there that can help you!
Description of Work: We own a rental property in Albuquerque New Mexico. Our agreement was ultimately sold/transferred to GDR property management. We re-located out of state and entrusted them to take care of our property. Unbeknownst to us - the current tenant had advised GDR of their intent to vacate. We received this notification ony 1 week prior to the vacancy and were completely unprepared. GDR then began to advise us that there was "a lot of work" that needed to be done on the property prior to it being "rent ready." They advised us that they would send someone out to provide us with an estimate of what needed to be done. The list that was returned to us was ridiculous. The first issue I had with them is that they misspelled my name on a check. The larger concern with GDR Property Management is that I was going to terminate their services and I notified them well before the deadline several different ways, but they still refused to provide my share of the rent that was paid. I did not see any money at all for the last two months that they were so-called "managing" the homes. I have also had appliances stolen from the homes I was renting out and they were managing, and they simply are not doing their job in watching the home and communicating with the insurance companies as they are supposed to do. They are just an awful company and the only thing I can say is to stay far away!
