Kevin and his crew were awesome to work with. Knowledgeable ,professional and friendly. Because the did this work in about 2 to 3 inches of mud Kevin called me to say that when the ground dries out in 3 to 4 weeks they will be back out to finish landscaping as mud is impossible to landscape.

Kevin expertly drew up plans of our vision for a new front porch, created a french drain sidewalk and tied the stone and brick together and matched the colors of the existing brick on the house. Kevin came out to meet with us several times to discuss the plans and even outlined the design in our yard to help us get a good visual on what the final design would be, he definitely went above and beyond from the very beginning. The crew arrived on time as scheduled and went to work right away. This project took two weeks and the crew worked hard every day in the cold, they were all extremely polite, I never heard a bad or foul word out of anyone's mouth and they went out of their way to not interfere with us getting in and out of the house and driveway with all the major work happening. The crew were ready to answer any questions I had and did all the little extra touches, like moving extra dirt to fill in other areas of our yard that were uneven. I wanted my shutters removed, which was done at no charge and a crack running up the side of our brick was filled by Kevin. Every day the job site was picked up and when the job was complete the porch and walk were power washed. They even cleaned off the storm door and front entry door where dust had settled. Top soil was laid down to even out the yard coming up to the sidewalk, then mulch was spread, they replanted my grasses that I had along the old sidewalk (they removed all the plantings for me at the beginning of the job and many bushes that were dying). Any time a neighbor stopped by to ask about the work, one of the crew would come over to explain the plan. I can't say enough good things, I am amazed at the final product and it was an excellent job that exceeded my expectations.
Description of Work: Installed a french drain sidewalk, new front porch with brink and stone, french drain across the front yard, connected the gutter downspouts to the underground drain, installed a clean out on the downspouts, and connected the a/c and sump pump lines to the underground drain and which exited past the house with a dispersal. The original sidewalk and porch were demolished and removed.

The land my house sits on slopes from back to front. Kevin pointed out how this is saturating certain locations around my foundation and causing cracks. They installed a french french drain at the back of the lot to catch water coming down from neighbors yard; and they put in underground drain pipes to take downspout water, french drain water, and HVAC condenser water to the street out front. They did a really fantastic job. I happen to be off work on the Monday they started and had a chance to interact with them - they were professional, conscientious and good natured. They did cut my Internet cable - though it was hard to find and the 811 marker person had not come by in the week before the job started (he showed up that night!). They were very concerned and tried to work with AT&T to get the cable fixed themselves - though ultimately AT&T needed the me to call them. In the meantime, Kevin let me use his Internet Hotspot appliance - to let me have access to the internet while the cable got fixed (it took a day to get fixed). They also did some extras: they patched several cracks in my brickwork at the foundation (not included in job), they came back and chaulked the seem of my front porch (between brick an concrete) - after he pointed it out I should do that on our final walk-through/review. They also helped me finish fixing a broken cleanout pipe of my sewer line in my front yard (that's what I was working on Monday) -- this was clearly above and beyond.

The owner did come to my home and gave me an estimate to repair the hole located at the bottom of my rear wall. He quoted $75.00 for the job. The repair would have been completed with several bricks and mortar. After I searched the internet for foundation repair I decided to use a spray foam to fill the hole. Spray foam because it would expand and contract with the hot and cold weather conditions Kevin was a very nice to come over to give me spend his time for such a small job. I do appreciate his time and effort to help me. I would recommend his company in the future.

The flash flood in Chapel Hill on June 30, 2013 seriously undermined my brick and concrete driveway and de-stabilized two older rock and mortar retaining walls. The flood left a 100 cu. foot void under a driveway over a culvert pipe and one of the two retaining walls on either side of the driveway was in danger of collapsing. I had no idea who to call, so I started with a local contractor whose initial estimate for the repair was close to $25,000. I found KSquared Masonry/Drain Designs on Angie's List and gave them a call. My experience with this company and its two partners, Kevin Kondas and Kevin Harrington, could not have been better. From start to finish they were helpful and up-front about every aspect of the job, from the price to the time it would take to finish. They stayed within the budget and completed a complex job on time. Their crews were a pleasure to have around. They were punctual, professional and cleaned up the worksite at the end of every day. Kevin Kondas was often on-site, working with the crew and consulting with the engineer who designed the retaining wall stabilization system. One of the things I appreciated most about Kevin and his crew was the way they went above and beyond the job they'd been hired to do on several occasions. They used leftover gravel to fill in an eroded place in my driveway, mortared in a crack in a wall that wasn't part of the job I was paying them to do. Everyone took pride in their work and seemed to care that the job was done well and thoroughly. Thanks to them, I have a driveway and retaining wall that looks great and will likely last for another 50 years according to the engineer's report. Now I recommend them to everyone I know who needs help with drainage issues or masonry repair. Great company, great job.

Description of Work: 11/1/13- After taking a couple of months to get over the initial heartburn of having two consultation appointments missed, I reluctantly scheduled another appointment after many attempts by Drain Design to see if there was some way they could again regain our trust. This time, they were on time and were very helpful in providing us options for our drainage problems around the house. The service has not yet bee provided so I am only providing a revew on the intereactions we had during the consultation. We are currently weighing an number of repairs to our house and will provide furtherreview, if services are rendered by this company. 7/25/13-I setup an appointment, a week in advance, to plan time off from work. After waiting 30 minutes for someone to arrive, I called in to see if someone was running behind. I was told there was a "computer issue" and I was one of a few individuals who's appointments were lost in their system. Understanding that these things can happen, I was glad to reschedule a week or so later. During the second appointment, I was again waiting for some one to show up 30 minutes after our scheduled time. After calling the company again, I was again told the my appointment did not get scheduled properly in their system. I politely declined any additional appointment. All trust was broken before we ever met. I am giving a D rating based solely on their scheduling issues. I can only hope these issues don't occur for other individuals mid-project.

Kevin was very punctual and explained in detail what was to be done and why. He made several trips to make sure everything was going well. He listened carefully to my concerns regarding my drainage issues. The foreman and workers were pleasant and they always left everything very neat and cleaned up after each day of work. I felt everyone was very knowledgeable about what they were doing. It was a pleasant experience and I am pleased with how the system is working.

In a word the whole project could not have gone better. Kevin is a talented professional with exceptional communications skills and has an eye for detail and aesthetics. He approaches the project as a challenge he wants to find the best solution for. After I explained what we wanted to accomplish and he reviewed what he had to work with, he proposed several options. After several discussions we arrived at a solution that was substantially different, and better, than any of the other six estimates we got. We started out thinking we would have to tear out and replace all 7 steps leading up to our stoop. Kevin thought at first he could essentially save and repair the existing stoop, but he did not stop there. He is an "out-of-the-box" thinker and suggested other options, most of which were lower cost than blindly tearing out and replacing everything. We ended up with a hybrid solution that included disassembling and reconstructing most of the existing steps, tying them into the porch platform with rebar, digging under them and pouring 18" of concrete, adjusting the step heights so they are all equal, topping each step with 2 inch blue stone. In addition, he noticed that the red brick tile platform of the porch was sagging. After inspecting it further and conferring with us, we concluded that it need to be reinforced. Kevin suggested one reinforcing method and I inquired about another. Kevin concluded either would do the job. The one chosen reduced the original estimate by >10%. Initially no work was going to be done on the stoop, but we ended up covering over the entire 6"X0" platform with a 6" wide, 2" thick border of blue stone with PA field stone in the middle. The 4" X 6" poured concrete platform at the bottom of the steps and the treads of the poured concrete steps leading down to the sidewalk were finished with the same blue stone and field stone. The risers on each of the steps were faced with the same brick used in the rest of the stoop. Everything blends so well It looks like it was always a part of the house. When we balked at starting the project until after Christmas because we had no one to do the wrought iron railings Kevin said he could do them too. We quickly got two bids plus his for this work and his was the best of the three, so we let this part of the project to him too. He and his staff did the same high quality precision work on the railings and the install as they did on the rest of the project. The mason and his helper did superb work. Every brick and mortar line matches the brick and mortar of the original steps and stoop. The steps are all the same height and within Code. A new step at the bottom had to be added to accomplish this. Everything was place with precision. They worked their buns off everyday starting early in the morning and working until dark, sometimes after dark. They were both friendly and always had time to answer questions and cleaned up each day before they left. I might add that the project was completed on time and on budget. We could not be happier with the results. The front stoop has gotten rave reviews from many the neighbors and friends, several of whom have inquired about having K Squared redo their stoops too. Our son is an accomplished architect with his own firm in LA. He has an eye for detail and was impressed by the look and quality of the finished product. My best friend who is a general contractor in NY for almost 30 years and the local contractor who is replacing our front entry door also gave this completed project a "thumbs up". We are planning on calling Kevin to give us an estimate on a landscaping project we are close to starting.
Description of Work: The front steps to our house had settled approximately 2 inches, end sections of several steps were breaking away at the mortar, the wooden railings were rotting. Excavate and pour a reinforcement footing tying the steps footing to the stoop footing with 1/2” rebar pins. Fill in voids left by settling. Install PA pattern stone on all steps, including the 3 concrete steps and stoop to achieve proper step heights . Fabricate and install new wrought iron railings.

Kevin asked that I take pictures of the area and send them to him. After reviewing the pictures, he e-mailed me an estimate and explained, in detail, what needed to be done and why. He came a couple of days later, completed the work, running over on the estimated time to complete the work and stuck to his original estimate. Although it's only been a couple of weeks, the repair area looks good and the railing seems to be much more stable. He even filled in some areas where the original mortar had thinned or crumbled away. All of this was without my ever seeing him in person! I would definitely use Kevin again.

Kevin responded promptly and communicated very well with me, initially using email that included my sending him pictures of the existing steps and then subsequently his sending pictures of various materials and ideas he had for improving the steps. He then made a site visit to iron out the details of the work to be done and cost. He and his crew also power washed the brick walkway and filled in the cracks with a polymer sand mix improving the appearance of the entire entry to our house. My wife and I are very satisfied with the work. My only slight deduction on quality involved a divot on the top surface of one of the limestone slabs. We feel it could have been rectified by either flipping the slab to the other side or made less obvious by using it on the bottom step.
Description of Work: K Squared Masonry replaced the front steps to my house. The original bricks and mortar were deteriorated and the steps were uneven. Kevin repaired by shearing off the top layer of bricks and replacing with blue limestone slabs that matched the exterior of our house very well.

Impeccable craftsmanship, excellent communication, quickly handled unexpected issues, inspections, weather, and my own design changes with spectacular results. Willingness to provide advice and services beyond the scope of the original proposal. The whole crew was professional and friendly. Be prepared to pay for quality, then call K-Squared. I got several equivalent quotes, but can't imagine anyone else providing such a relaxed, responsive and overall excellent experience.
Description of Work: Replacement of two wood-decked porches with wooden steps. K-Squared installed full block, brick and stone stairs and brick porch tops. in addition, they installed a footing and foundation for a kitchen extension in response to a desgn change I made when the job started. Kevin advised me on how to get a permit for the additional work, and was was very effective in keeping things moving in spite of the additional inspections and requirements. The crew had no objections to my own involvement in the project, whic included removal of the old wood proch, stairs and railings, and did some additional unrelated work on request.

Kevin responded to our request for an urgent one-day project with only one day's advance notice. Kevin provided us with a quote and insurance information. The next day, he showed up on time. First, he took time to understand exactly what we needed. He was creative in finding solutions to our problems - for example, adapting local materials to the design and working with broken bricks imported from Mexico. He was patient working with the diverse team involved in the project. Kevin seemed to never stop thinking and moving. He would try one approach, and if it didn't work, he didn't mind starting over to find a better approach. He was extremely focussed - he wanted to work right through lunch, but we insisted that he take a break. The project was completed in only one day. The finished product was perfect - it exceeded our expectations and it was beautiful. Kevin is a gem - super positive attitude, strong work ethic, and a great person. He has my highest recommendation.

He comes across as very thorough and very professional in his estimate and sizing up of the job. He sent his estimate via email very promptly and it seemed to be very well thought out. We've emailed back and forth for the scheduling for when to start and for some questions I had about the scope of the work. He has been very professional so far. His prices are high.
Description of Work: I got an estimate from K Squared Masonry and they are supposed to start the work on Friday. They are going to install a flagstone patio at a place where I had a deck. I took the deck out so they have to take out the support posts from where the deck used to be and put in a concrete base for a flagstone patio and then install the patio. He is also going to do a drainage repair and stabilize a concrete slab that I have. He is going to install a new drain in another area and put some drain tile in the area where the new patio will be going in.

It could not have worked any better unless it had been free!
Description of Work: Kevin and crew dug out to the footing of my front stoop and expanded the footing to shore up the structure which has shown slight signs of shifting. They also repointed the bricks that had cracks in the mortar and resloped the area to avoid future problems with rain going towards the house and sinking into the ground around the footing. So far it has worked and at a fraction of the cost others were going to charge.

Kevin sent Harvey out to look at the job and because Harvey spent time explaining all my options and prices I went with this company and I'm so glad I did. Harvey, Nate and Kevin did a fantastic job! My steps look like new even though there not. They repaired the old brick and then put a decorative edged paver on top so that the steps are level and higher. They look great! They put in a new sidewalk so that it does not puddle anymore which caused the steps to drop and filled in cracks in my driveway. They even put in mulch around my flower bed where the sidewalk was poured when they were finished, that is how detailed they are. These are a great group of guys and I would absolutely recommend them.

They gave me an estimate over the phone and sent two guys out to do the work. It was a tripping hazard to they came and cut out the root. They lifted up the section, carefully cut the root, and replaced it so everything is great now. They cleaned up after themselves and they were first rate.
