The owner is a very good salesman, telling us that all his homes would last 100 years. He pooh-poohed complaints from others by blaming them - they didn't make choices fast enough, they changed their minds too late, etc. Once we signed the contract, he disappeared behind a wall of staff - an extremely disorganized and barely competent staff who last our first check - a five-figure amount - and claimed we'd never given it to them. Later found it stuck to the wall behind a staffers desk. They frequently accused us of delaying construction when in fact they were just so disorganized they didn't keep records of what we'd already decided upon. Every single thing that could have corners cut, did, from the lowest quality lumber, non-water resistant dry wall in bathrooms, cheap windows with grids to simulate individual panes that fall out constantly. Every system in the house has had problems: our plumbing is loud, has had leaks, takes >5 minutes for hot water to get to taps; electricity has shorts in the walls that cause circuits to blow regularly; roof was not up to codes; painting was never completed - parts of the walls and woodwork only got primer, garage never even got primer; walls have sags and visible seams; house did not have any surge protection and we lost all our appliances to a lightening storm; floors creak and move when walked on; house is so poorly insulated that in winter water will freeze in an interior upstairs closet; none of the drains in sinks work; sidewalks and driveways installed by the builder have cracked and fallen apart; brickwork on front of house has water seeping out from inside, we asked for premium siding and builder did not even know how to install it nor did he try to find out before putting it up wrong. A huge drainage pipe left from a prior development was left buried in our yard and it burst through with a geyser of water from a 5 foot wide by many feet deep pit that formed in the yard five times before the builder admitted he had covered up the old pipe and not closed it off properly. The subdivision street for which the builder was responsible was left in a deteriorated and damaged condition and the subdivision common ground was "landscaped" with leftover trees and shrubs planted sloppily and haphazardly with a retaining wall that is already collapsing after 5 years. Many custom features that we would have liked, like a heated bathroom floor, the builder said he "didn't do stuff like that." Anything we chose different from his one or two options was considered an expensive upgrade even if what we chose was much less expensive. Overall an appalling job. It took five years to complete the punch list we made out at closing.
