Throughout his time here, there were major issues and concerns, but I tried to have a positive outlook and trusting attitude in hopes that it would come together. In hindsight, there were many junctures at which I should have stopped the project and found another contractor, but again, gave Troy the benefit of the doubt in hopes that he would finish the job to my standards. Weekly, sometimes daily requests to be paid before funds due. One of the most uncomfortable issues throughout the project. Poor time management. Troy's lack of skill in this area was an overriding issue throughout the project. For example, I was responsible for scheduling delivery of appliances. On four occasions, I had to reschedule the delivery. The first time, the truck arrived and Troy's labors told them to leave. On the forth appointment, when Troy asked me again to cancel, the company refused. Billed us for phase two plumbing and did not complete. When this came to light he quickly hooked up pipes - now installed on outside of walls of the downstairs room designed to be a beautiful, finished space. While on site working, Troy's laborer, Jeremy, overheard (by my husband) gossiping and criticizing my husband, theorizing about our financial position and employment and discussing me in a sexually crude and raunchy manner at length. When confronted, Troy blamed his subcontractors, but eventually learned more and acknowledged what happened. Jeremy continued to work at our home, making for a very uncomfortable atmosphere. Troy's inability to manage ordering/purchasing supplies in relation to when the supplies were needed caused extensive and repeated delays throughout the project. Dishonest about availability and scheduling. Troy is a very friendly and charming character, he consistently used these qualities to lie to me about when components of the project would be started/finished. He always provided an answer to simply smooth things over, but ultimately was incapable or unwilling to deliver on his promise. Did not install all components we purchased for kitchen. We purchased an Ikea kitchen. The kitchen appears to be installed, but there are several boxes of components Troy neglected to use (in addition to 2 cabinets that legitimately could not be installed). Including all special cabinet door silencers we specifically purchased due to our bedrooms close proximity to the apartment kitchen. To the best of my knowledge, Ikea does not include extra parts. Troy required micro management to complete many tasks. I had to repeatedly ask him to do the same things.Purchased and installed different (less expensive, not primed) trim than agreed upon. Mis-ordered and charged us for extra window (I repeatedly had told him NOT to order) and refused to return. Now in our garage. Ordered door, he convinced us not to install it, charged us, lied about ability to return it. Now in our garage. Left a hole in our driveway (leading down into renovated space directly above breaker box) through several rainstorms. To solve continued leakage through this space, tacked plastic over our breaker box. Disorganized and messy job site. Left us without a washer and dryer for two months (told us it would be two weeks) Poor communication: Dishonestly about checking email. Failure to return calls and texts. Did not remove all debris from site. Weekly, sometimes daily requests to be paid before funds due. One of the most uncomfortable issues throughout the project. Poor math skills. Poor record keeping. Or, attempts to overcharge us. Oftentimes requested money not owed, or miscalculated what was owed. I spent hours correcting and explaining his billing back to him. When faced with unforeseen city sprinkler system requirements, Troy found a company to install it but failed to educate himself regarding next steps. He insisted that we need to hire another company to monitor the system and although we asked him to continue to finish other parts of the project, he refused to work until we had a company to monitor the system. Our own research determined that we did not need to have the system monitored. Many weeks passed with no progress or work completed. When faced with unforeseen structural questions, Troy abandoned the job site, blamed other people for the issue and did not make efforts to problem solve and move the project ahead. Four weeks passed without him visiting the site or making efforts to contact me. Based on the lack of professionalism, lack respect for us as his clients, poor choice of employees, constant pleas for money, poor time management and dishonestly throughout the project I have serious concerns about the quality of the work completed. The apartment project was clearly much too much for him to manage. I understand that projects always take longer and cost more than expected, which I planned and budgeted for, but this was beyond any level of acceptability. If someone is completely honest with me, I can accept less then perfect scenarios, (for example the washer and dryer) but the Troy's dishonesty is unacceptable. Troy did meet any of my standards personally or professionally and I highly recommend that anyone considering hiring him immediately reconsider.
Description of Work: We hired Troy Rainsford (RTR Builders to be the general contractor to renovate the lower level of our house into an apartment (making our home into a two family), storage space and extra room. The project involved gutting the existing walls and installing all components of a brand new apartment - bathroom, kitchen, all flooring, new windows and doors. Essentially new construction. We also worked with Efficiency Maine to increase the energy efficiency of our home through installation of 2 inch rigid foam on all exterior walls of the space.
