Firm chosen based on high Angie's List ratings. Initial phone consultation, owner did not "need" to come out and inspect the property to do a survey for an estimate. Strange. Said he could get all the info he needed over the phone. OK. Crew arrives on time but job is not what their boss described, they will have to go to Home Depot and get more parts. Job required drilling through the roof eve and through the roof proper. Crew did not seem prepared or comfortable doing this. Crew was not trained in the proper installation of roof pipe collars. The team lead did not seem very competent. On the other hand, the drilling, earth-moving guy who worked under the house in the crawl space was simply amazing. He did an excellent job. The below-grade workmanship was both professional and top-notch. In the end, we paid top dollar and felt like we didn't have a really positive experience. Oh, of course no follow-up from the company, no call from the owner, no call from the technicians. No "how did the install go, are you happy?" They took the money and were gone. Still seems to be working, fingers crossed...

Response from Radon Abatement Services
Dear Members, I am very sorry that you were not completely happy with our work. This is the first we have heard of this. We have thousands of happy customers, which is why we have earned Angie’s List Super Service Award three years in a row. Most importantly, your radon was successfully mitigated, and the system is both unobtrusive and better built than any of our competitor’s. I must therefore assume that your dissatisfaction comes from the charges for the extra work your home required. Let me explain these extra charges again for you. Most of our estimates are based on phone interviews with the potential client. We do this to keep your cost as low as possible, and because most homes are relatively simple to mitigate. The design and system location I propose are based on a series of specific questions I ask. Particularly important is the location of unfinished basement space in relation to the exterior of the home. The estimate we provided was based on the home description the Member provided over the phone. It was mostly accurate except for a last-minute adjustment we had to make regarding how the vent pipe could be routed from the basement utility area through the crawl space and to the exterior. The Member indicated that unfinished space was next to the crawl space, and that the vent pipe could be directly routed to the exterior of the house, then up to above the roof from the crawl space. When my team arrived they found that this exact design would not work, and that it would be a more complicated route through the crawl space. Also, the Member agreed that the system would look much better if the pipe were routed through the overhang. We did not have to do that, but we usually suggest it due to aesthetic considerations. A typical radon job costs $800.00; a job such as yours, routed through a large crawl space with an additional suction point to vent the crawl space slab adds $200 to the cost. Making a roof penetration with flashing adds $125.00 to the cost; the more complex routing of the piping added $75 to the cost. This made the total for the job $1,200.00. The team leader called me before proceeding so that I could confirm that the Member was OK with the proposed solution and the extra cost. All four of our installation staff have done hundreds of successful roof penetrations and thousands of perfect radon systems. They are the best in the business. I don't every recall speaking to the Member's wife, but if either of you had ever indicated the slightest dissatisfaction with any aspect of the work, I would have responded immediately. Due to the high volume of work we perform, often involving extremely complex systems, our trucks are stocked with a wide variety and quantity of components, fittings, fans and accessories. Occasionally, we break a tool, or job might require extra components, so trips to the nearest hardware store are sometimes necessary, but this is no cause for concern, and has no effect on your cost. Also, as we try to understand your concerns we are not sure why you state that we arrived on time then give us a "C" for punctuality? I tell every client to please call me if there is the slightest concern or question about any aspect of the proposed work. The last word I had with the Member on the day of work was for him to call me when he was ready to do his re-test if he had any questions or concerns, and that I would call him immediately if I saw a high follow-up test result. We have thousands of very happy clients. My team members receive nothing but praise and positive comments about their conduct, the quality of their work, their clean-up efficiency and their willingness to take whatever steps are necessary to satisfy the clients. I am in constant consultation with the team leaders and the clients during installations. I cannot fathom what the team did wrong to incur such a complaint, but I am very anxious to find out what it was and to address it. We are the most responsive radon mitigation contractor in the region. Calls are always returned at least the same day, if not within an hour or two. Had I known about your dissatisfaction with the job, I would have arranged immediately to visit your house and discuss it with you personally. I will call you as soon as I'm back at work this Friday, to offer a follow-up visit and respond in person to your concerns. If any aspect of the system does not meet my exacting standards, I will make all necessary corrections free of charge. Sincerely, John Swett Radon Abatement Services

Profession manner, quick work, good guys, showed up on time. There was a slight mis-communication about the followup short-term radon test, (Angies members get a free testing kit, I believe) but John responded quickly and got the kit out right away.
Description of Work: Radon abatement. Radon levesl were slightly below EPA max threshold, had abatement done anyway. They installed a pump venting gas from pre-existing sump pump well, sealed off well, and ran pipe out side of house and up the side. Very visible from outside, but lots of people have them (and the HOA didn't complain!)

Radon Abatement Services installed a radon remediation system leading from the basement out through the garage. They did a very nice job. I had considered other companies but decided to go with RAS given the positive reviews on Angie's List and the assurance that installing the system in my garage would work well. Another company had advised against this, though this appears due to the fact that they were either not experienced or not willing to do the extra work this involves. The system apears to be working well, and I have no concerns at time. The owner, John Sweat, came by afterwards to review and confirm it had been installed appropriately, per my request, since he is specifically licensed. Initial radon reading was 5.2, reduced to 1.2. I am very glad that I installed this in the garage, as it is not an eyesore outside. Quite pleased with my experience to date.

John Swett always answered the phone or called back within minutes. He backed up his estimate via e-mail, and it was firm. There were no surprise charges. He and his associate kept their appointment. They provided a test kit. The results were beyond my expectations; I scored less than 0.4, roughly the amount of radon in outside air. I'm delighted. The confidence I had in them as star performers for Angie's List was well worth the cost of the membership.

We selected Radon Abatement Services on a recommendation from our realtor. I contacted the company and left a voice mail. John called me back within two hours, discussed the issue and offered to fax a quote to me the next day (he did). He arranged to do the work within a week. He and his crew showed up on time. John explained every step of the process and did the work quickly and professionally. I would highly recommend John and his company.

During the purchase of our new home, we discovered that the basement had a radon reading of 6.0. Before purchasing the house, we obtained estimates from this and another company. Once we had purchased the home, we decided to go with Radon Abatement Services, because they gave us a good price for the system, and the owner, John Swett, told us that he would personally be there for the installation, as the house we were buying has an almost completely finished basement, and there might be some issues locating the system if there were no gravel under the foundation. Overall, Radon Abatement Services did a good job installing the system, which brought the radon levels down from 6.0 to 0.6. The two workers who did the job were friendly and professional, and, even though it took several hours to complete the installation, we were only charged the set price that we had been given with the original estimate. We did have a couple of problems with this company, however. First, the crew showed up 50 minutes late for a 9AM appointment, and no one called to tell us they were behind schedule. Second, even though he assured me twice (once during the estimate and, then again, when we hired his company) that he would be there for the job, the owner did not show up. When I called to find out why no one was there around 9:30 the morning of the job, Mr. Swett told me he was not coming. Then, when I told him that one of the reasons we hired his company was because he said he would be there personally, Mr. Swett told me that his company was very busy, and that he could not remember every assurance that he gave to every customer. Personally, if it were my company, I would be certain to keep my word, and not be so dismissive of my customers? concerns, as Mr. Swett was regarding this issue; he never did apologize for not showing up. Unfortunately, there was no gravel under the home as we had hoped, so the job was not as easy as it could have been. Without Mr. Swett there, we wasted almost an hour with the crew trying to figure out exactly where to put the system. Much of that time was wasted trying to get the owner on the phone to answer the questions we had about where to install the system. Overall, however, Radon Abatement Services did a good job at a fair price, and we would work with them again.

They had to postpone 1 week due to an unexpected conflict, it was explained, they were professional. On the day of the installation, they arrived about an hour late, which is not bad for Washington DC travel. The installation was quick and professional. The short term radon test came back far below the EPA recommended levels, a successful installation and working system.

Extremely pleased with the experience -- this is what customer service should be. They were quick to get back to me, able to provide service within days of my first call, explained the process and consulted with me at appropriate intervals, and were friendly and professional. They also performed the work quickly (about 3 hours), cleaned up well, and even asked if we wanted to keep the drop sheet they used to protect the carpet.

The estimate was right on target. They took time to answer all of my questions both before the estimate and during installation. Workers were very professional and cleaned up work area completely (it was messy--alot of dirt and it was raining). After working with many horrible companies for home repair projects, this company was a dream to work with. Highly recommended.
Description of Work: The company had to assess my radon abatement needs for the type of basement slab that we have (house built in 1963). There could have been several options--depending on what was underneath the slab. There was no gravel underneath so they had to dig a hole under the slab, attach the tubing and pump and run it up past our roofline. This was the more expensive of scenarios that were described to me in detail (with prices), so it was not unexpected.

Upon performing a radon inspection test in the process of selling our home we were surprised to receive an elevated reading. After much research and following the EPA's guidance we needed to take action to lower the radon levels found in our basement. I called John Swett at Radon Abatement Service and he took the time to explain radon and in great detail what they would do to lower the levels in the basement. We needed the job done quickly and they were able to schedule us for the following week. We scheduled the crew to start at 0930 and they showed up promptly. The work crew was very professional. The job took about 3 hours. Once complete they walked me thru what they had done and the details of the system. They also walked me thru the process of using a radon testing kit to be used in the next week or so to get new readings to ensure their actions had done the trick. I used the self-testing kit a few weeks later and after sending the kit to the lab received results that the reading was now .5 (original reading was 5.9).

We started out with a 6.6 pCi/L level in our basement, which is unfinished and about 2000 sq ft. John and his crew arrived right on time. Originally we were quoted a higher price because he was unsure whether or not our existing vent system could accommodate the fan(we live in a new construction home). We were very happy to learn that the existing system could be used because it saved us hundreds of dollars. The entire job took about an hour. We used the free radon test that John left about a week or so after the work was done. It was a very simple test and the reading came back at 0.5 pCi/L. John has a strong work ethic. He has made himself available to answer any questions and vowed to make adjustments at no cost if the levels came back over 2.0 pCi/L. We're so glad that we took the time to read the reviews here on Angie's List too. They turned out to be great references!

John Swett devoted an hour one Saturday to examining the tricky situation in our home. We had only a small unfinished area in the basement. He gave us two options. Once we selected an option, he and his crew appeared on time, worked hard to fit the system into the cramped space and were careful to clean as they went. We especially appreciated their concern for the finished areas. The work involved fitting a pipe beneath the slab, punching through a tight space to the outside of the house and then running a vent pipe up to the roof. Mr. Swett and crew were very courteous. A short term test indicates very good reduction(from 7.5 to 0.6).

Our initial radon levels were about 7 picocuries (the EPA action level is anything above 4. John guaranteed to get it below 2. He said if his initial installation did not achieve that, he would install a more extensive one at no charge. But there was no need: his initial installation got it down to 0.4 picocuries. John was very responsive in answering all of our technical questions beforehand and we are well pleased.

John was heavily booked but I called him as soon as we received the radon report back from the seller, and he scheduled us about two weeks out. That was plenty of time for us. He is busy, so he called me from the road and gave me an estimate on the phone. Because we had a (defunct) basement drainage system in place that ran to a sump pump, he quoted me a price based on that system. He and his crew descended on the house, it was a swarm of activity for about an hour, and then they were done. It was terrifically efficient. He explained what he needed to do, did it quickly, and then, most importantly, took some time with me at the end to explain how the system works, what to look for to know it is operating properly, and what to do if it was not (call him ASAP). The most important part was it reduced our radon from 4 to 0.4. I just conducted another long term test (4 months) (as he instructed me to do), and it was at 0.5, which is basically what any sample of air would be. So the radon is as low as it could be.
Description of Work: John Swett installed a radon fan and exhaust system into our basement, linking it into an existing sump/drainage system. The fan is located in a sealed tube outside, it is whisper quiet, inaudible from the inside, and the entire exhaust system is carefully integrated into the side of house.

After a two-hour delay in arriving(called two hours late-my only regret is that he didn't call earlier to say they would be late), the team arrived and had the system installed in short order. The delay in arrival was due to a more complex than usual job before mine. John was very professional, knowledgeable, and friendly. We are very happy with the work that he and his team performed. When a pre-existing plumbing problem in the house surfaced that complicated the installation of their system, John was very flexible in working around the issue, coming back at a later date to complete the job (after we had the plumbing problem fixed). We were concerned that the pipe leading to the roof line would be an eyesore, but John found an ideal place to put it, and combined with their good craftsmanship, we don't even notice the installation at all.

John returned my telephone call very promptly, even though he was out of the country on vacation. He took time to give me a verbal estimate based on my description of my property. I agreed to the estimate price range and made an appointment which he arrived at on time. Because my description was accurate, he charged me the low end of the estimate price range. Was I pleased and surprised!
Description of Work: John's crew was neat and clean in company shirts and showed up right on time. John even called me 30 minutes ahead of time to tell me they were on their way. When they arrived they were at work in a matter of minutes and finished about 2 hours later. They installed a vent pipe below my foundation inside my home, out the side wall and up the side of my house to a point just above the roof. Outside, near the ground, there was an enclosed in-line fan to exhaust or vent any radon gas. The job was neat, clean and professional. There was not one blemish on the entire installation. They had put down drop cloths everywhere they had to walk and then afterward they cleaned up as though they had never been there. John explained the system, went over the warranty with me, and left two follow up radon tests and instructions for me to verify the results. I cannot think of any aspect of the job that I could have improved upon. I highly recommend this company with no reservations.
