I had some vague ideas of what I wanted to do. My old deck had some rotting boards and a lot of unusable space underneath. We tried initially to incorporate the old deck into the project, but Sean did his homework and talked to others in his field. The best course was to remove the old deck for the purpose of making the space under the deck a usable entertaining area. This only increased the cost slightly but made for a much better outcome in the long run. My deck is much bigger and gorgeous. The patio is beautiful. Sean really knows his stuff. The guys he works with were all great as well. True professionals! I had a few estimates and this one came out in the middle. Much higher than what I got from the "big" company, but they were uninspired. This is a case of you get what you pay for and I think I got a lot more than I payed for.

Wonderful! Owner Sean Conway and his crews clearly care about their work. Sean was very busy with larger projects bur responded to my initial email within a few days. He explained options, timing, and pricing clearly and forthrightly. The crew did a marvelous job: replaced steep, unsafe stairs with code-compliant stairway and a landing, also redirecting the lower set of steps into the yard; replaced several bad floor boards; and tore out old horizontal rails, replacing them with vertical pickets. Incorporated a handrail along steps and a composite top rail cap. The crew cleaned up each day, and before leaving for good, washed the deck and the carport area where the lumber etc. had sat. The job was done in the timeframe promised and with no surprises. When I pointed out plants to be aware of (contractors often mangle plantings when doing other work), they took care, and they pruned a tree (part of which was in the way of the newly configured stairway) exactly as Inindicated. I am very impressed and we love the deck now. Not only is it code-compliant and safe, but it also frames our yard and adds aesthetically to the property. We are delighted!

Before this review gets too long, just trust me when I say that you should hire Sean and American Deck & Patio. They recently completed a new composite deck and paver patio in our backyard and we could not be happier with the finished product. Before this there was nothing except a few concrete steps into the backyard . Sean expanded upon what we'd initially envisioned and brought a lot of great ideas and creativity to the design. He gave me time to make decisions, incorporated my ideas where he could, and gave solid rationale for why we shouldn't include my bad ideas. The work is very professional, construction is top notch, and everything was completed on schedule.

I originally contracted with American Deck and Patio in 2015. Steve Schultz worked with me and my wife to design and build a custom low-maintenance deck. (including post lighting, a pergola, and stones underneath). Steve was a pleasure to work with because: first, during the design phase, he listened closely to all our requirements, and address all of them to our satisfaction. Then, during the actual building process, Steve was always willing to make any additions/changes that we desired. The quality of the work was excellent, the workers were professional, and we have received numerous compliments from friends on the final product. In addition the customer service is also excellent as evidenced by a recent incident where I accidently caused a board on a pergola on the deck to become detached from another board. He responded quickly to examine the area, and returned to make a repair that made it like new. It is not always the case that you find contractors who continue to follow-up after they have finished a job. I would not hesitate to recommend American Deck and Patio for construction projects.

My boss once said, "Home additions are one of the few things in life that are as bad as everyone says they are." Well, not with Steve Schultze. Steve is a RARE contractor, and I've worked with quite a few. He is responsive, polite, and patient. I originally hired Steve to just do our patio and deck. When I shared the whole vision for the back yard (including the home office), he said he wanted to offer up a design and an estimate. Not only were his designs better than others I'd received, but his all-inclusive estimate - concrete foundation, electrical, HVAC, flooring, etc. - was considerably less than a prefab manufacturer who should have been cheaper. Were there hiccups? Sure there were. But if I've learned one thing, it's this - mistakes and unexpected issues always happen, even with the best contractors. What makes Steve special is his kindness and responsiveness. If you go through these Angies List reviews, you will find that everyone says the same things about Steve, and that consistency is absolutely remarkable. I'll end with this - I spent $50,000 with Steve, and I'd easily spend $50,000 more. I have VERY high expectations of contractors, and Steve met and exceeded all of them. Steve is a gem. When you call American Deck & Patio, ask for him by name.

Though we didn't choose the lowest bidder, we're confident we chose the best contractor for our project. This was the largest project we'd undertaken as homeowners, so communication was extremely important to us. Though my initial phone contact with the main office did not inspire me with confidence (brusque and unfriendly person on other end) Steve Schultze called me within the week. From that point on, we have had a very positive impression of the company. Steve made excellent suggestions about our design, as well as lighting suggestions, many of which which we adopted, and we came up with a plan that fit our budget (OK, maxed our budget by adding a patio and additional lighting, but it was worth it). Steve also recommended a reasonably priced French door that's worked out very well. The job began on 9/25/17, exactly when Steve had predicted it would. Jaime and his crew arrived to demolish and haul away the old deck and storage shed. Construction began the next day. Jaime is a meticulous carpenter who clearly has a strong work ethic. He and his crew kept the work site reasonably tidy. Steve regularly visited the site, and remained in contact via phone, email and text. After a couple weeks, we expressed a desire to have all the trades together to brainstorm how the stairs would meet the patio etcetera. Steve arranged to have the Lenny (mason), Jaime (carpenter), and the electrician meet us at the site the very next day. Everyone made excellent suggestions that improved the beauty and functionality of our project. Due to a few perturbations (rain, illness, sub-contractor schedule, short supply delivery) the job was substantially completed and passed inspection 11/15/17, a couple weeks later than predicted (which was a non-issue for us). There were a couple punch list items that were not completed until 12/3/17 (due to rain, illness, part on order) but these did not prevent us from enjoying our beautiful new spaces. Overall, we received a well constructed and beautiful deck, screened porch (as well as a lovely new patio, reviewed separately), completed within a reasonable time frame, for a fair price. We would happily work with this contractor, Steve, Jaime and Lenny again. .
Description of Work: We wanted to replace our old deck with an ultra low maintenance deck and screened porch. Our home has a walk out basement, so both structures are above ground. We also wanted to replace an under deck shed with an under deck enclosure. We had been working on design ideas for years, so we had a fairly detailed plan in hand when seeking bids. We ultimately used Trex Transcends decking (Island Mist) with a Wolf vinyl coated aluminum rail system (White) for the 10x20 deck plus 5' stairs & the 14x20 screened porch. The job included the installation of French doors from the kitchen to the porch, a storm door from porch to the deck, and fairly extensive lighting. The under deck enclosure is composed of white vinyl lattice backed with screening, and an under deck ceiling to prevent rain from falling directly on our belongings. NOTE: we had a patio project (reviewed separately) done in conjunction with this project (by the same contractor)

This job (including deck and porch, reviewed separately) was the largest we've undertaken as homeowners. We'd not intended to replace the patio at this time, but once we were immersed in the design details for the deck & porch, we swiftly realized how much more seamless it would be to do the projects simultaneously. Steve Schultze was a pleasure to work with, as was his mason Lenny along with Lenny's crew. Steve remained in contact throughout the job, via phone, email, and text, along with personal site inspections and conferences. Both Steve and Lenny gave us excellent design suggestions, and Steve suggested a wonderful showroom at which to view the variety of pavers available. Lenny's work (and that of his crew) was meticulous. Despite having to work around the carpentry crew and their supplies, Lenny's crew kept the job site reasonably tidy during the process. Once they had finished, they cleaned up their work areas perfectly. Excellent job. Beautiful patio, so beautiful, in fact, that we now refer to it as the terrace!
Description of Work: In conjunction with a deck and screen porch job (to be reviewed separately) we had our old patio replaced with a 14x32 dry-set paver patio and 6' seat wall. Cambridge Sherwood pavers and wall stones were used for the job.

Thank you for your kinds words. Yes, as a turnkey contractor we tackle all CAD work, permitting, permit fees, provide HOA assistance, and manage the project from initial design to completion. Permitting is often necessary and can be a burden to most homeowners. Some inspectors can often be difficult to work with...and some are not. Sometimes information gleamed and received at the permit office is then different from what the field inspector wants and/or expects. After having executed countless hundreds of permits throughout the metro area, with scores of jurisdictions having different rules, selective local codes, unique processes, etc, we have become accustomed to just 'rolling with it'. In Montgomery County alone, we must be "fluent" with the City of Rockville, City of Gaithersburg, and MoCo county rules, codes, and expectations, along with seeing we also meet and/or exceed national building code. In DC, there is DCRA.....as well as DDOT, Historic Districts, Architectural Overviews for some neighborhoods, and so on and so on. There are then countless other "local" jurisdictions one must learn to 'navigate' in order to work in this vibrant, yet compressed and complex metro area. American Deck and Patio aims to provide as seamless of a service as possible to all of our clients, in whatever jurisdiction that they want to build in. Aside from explaining the pros and cons, as well as costs, for the many, many outdoor products and projects that are out there, we aim to also educate our clients on the processes one must expect for taking on these projects. Very happy with the results. This spring a few large rainstorms resulted in a leak and Sean has promised after their busy summer building season to come and correct/repair the flashing where the leak occurred. Fortunately no apparent damage from rain but we will want it corrected.
Description of Work: Bring large Trek deck to code and add a 20x20 screened porch. Sean's crew were real troopers and the job start to finish was only about 4 weeks, despite having to add new footings and support for an un-permitted deck (old owner, not me). My wife and I call the room our "happy place" and I'm convinced we've added at least $35,000 value to our home since the sunny deck which was once uninhabitable above 90 degrees, now is our second TV and dining and entertaining space.

Steve Shultze, the project manager, provided a prompt and detailed estimate with graphics of the proposed project. His estimate was pleasingly lower than the first estimate I got from another company. The work progressed much faster then I anticipated and his crew always showed up on time. I wanted the original metal awning to be saved and re-attached, which was done. The quality of the workmanship and the materials exceeded my expectations. The upper deck was completed to my wishes and is a delight to use. The ceiling fan I picked out was installed and provides a nice breeze on warm days. The finished new back porch is completely screened-in and enhances the value and appearance of my property. I was well pleased with my experience with American Deck & Patio and would hire them again.
Description of Work: American Deck & Patio was hired to remove my old screened-in back porch and replace it with a new screen porch having a ceiling fan. In addition, I wanted the roof to be converted to a deck with railing all around. The original foot print of the old porch was to maintained. All debris from the teardown was to be removed by American Deck & Patio. The porch was to be finished in white vinyl trim.

My deck took 2 years to be completed, I had problems with the deck and it was a nightmare. We had a problem, because there was a problem with the deck with some boards. The guy came out and looked at it and he gave me an attitude, so I insisted that the manufacture come out. The manufacture came out, I wasn't saying it was there fault, I was just saying there was a problem with the boards. The manufacture came out and realized there was a defect in the board, so they would of had to completely redo the top boards on the deck. We tried to work with the contractor since he put the deck on, we thought he should re install it if possible. It just seemed to take forever for him to work with the manufacture, because he was always putting us on the back burner of new work that was coming in. Which did not make sense to me because the manufacture was paying him to redo the work, it wasn't like he had to come out and do this stuff for no cost. He kept saying he was busy with work and didn't have time to do an estimate to give to the manufacture. It literally took about another 7 months before the job was done, from the time it started. The guys who did the work was great, but from start to finish even the estimate, I didn't want to use them my husband want to use them, I wanted to use another company. Every time he came out to talk to me, he called me my someone else name, every single time. When it came time to finalize the contract which most of the design of the deck I did myself. I would tell him what I want and he would give me something else. So, I sat down and took that engineering paper and drew it up myself. He started to give me hard times about other things, but then he shows up the day to get the contract signed by my husband and I , he has the other lady who he keeps calling me contract instead of our contract. And after that he keeps giving my husband and I a hard time because it's take so long for my husband and I to sign the contract. From the very beginning I knew that this man was going to be a problem. Because he kept trying to design a deck that was different, I told him I didn't want paves, he kept trying to get me to get paves, I wanted solid flagstone patio I build it off the deck. And he just kind of gave me the runaround and still trying to get me to get paves. It was a nightmare, the deck is beautiful, the guys that put it down were great. The owner is trying to do so many things as a result it doesn't work, because you are going to end up giving bad customer service. We finally got it fix, but after we got he reinstall done, boards started coming up, we had to have another guy again to put the boards down. The people that work for them are amazing. the end result the quality was good, because some it was because lack of training. It took us a lot of effort to get it there. I would ask him to set up an appointment to come out to look at the problem, he would not call me he would just show up. I would have to recall him, He totally ignored everything, he was unresponsive, he was rude and arrogant. The people showing up the workers were very very good. As good as this deck is, I would never recommend them.

Sometimes folks can be difficult to work with. Sometimes folks can carry on...and carry on...and carry on...and carry on. Sometimes there is another side to the story. And sometimes stuff happens. This was a very, very, very, very, very challenging person to deal with. We did so quite effectively. I'm proud of everyone who had to deal with this client, including myself. Against my better judgement, I chose to move forward in contracting with this client, after telling them I felt it was best we not get engaged, turning away the opportunity to move forward with them. The client is accurate in that the husband re-contacted me after a period of time and requested we re-open talks about moving forward. Ultimately, we did contract. After completing the project, a period of time went by and the client called in to complain about the deck. We requested that the manufacturer rep come out to review the deck. He determined that the PVC decking clearly had a manufacturer defect and he sent in a claim for all new decking. Negotiations between contractor and manufacturer ensued to see that we could replace the decking, getting a fair price for our labor services since the decking was defective. These type of things....rarely occur. In the last decade, this is only the second instance where the PVC/composite decking we represent was defective. And the manufacturer stepped up and did provide replacement decking, as well as covering our labor. They make a great product and did the right thing. But this doesn't occur overnight. It takes time to review the deck, get it addressed properly, negotiate the labor rate, and get the work scheduled. Meanwhile, we're not a large builder with teams just sitting around 'at the ready'. Luckily, our services are in demand and we are often booked out 8-10 weeks when we are in peak season. At no time did the defective decking inhibit the customer from using the deck. It was an aesthetic detail that needed to be addresses, not a structural concern. In the end, we did come back out....after gaining agreement with the manufacturer on the cost of replacement for our labor, and scheduling the project, slotting it behind other work that had been previously contracted. I do recall that we had to stagger our start time back....due to construction delays regarding comprehensive projects in front of their project. This happens in construction. It's unfortunate but occurs sometimes. We did maintain ongoing communication and updates to the client. And again, it didn't inhibit the customer from using the deck. We work hard to please all of our clients. We're exhaustive in seeing our clients understand the many, many, many different products available to folks when it comes to low maintenance decking and railing and trim options. This client was no different. She received great service from me, my dedicated carpentry team, and the manufacturer rep. Truly a team effort to bring this one to closure and then to see that we stepped up and effectively tackled the issue. Despite her unhappiness, she has an awesome deck.....installed twice! I have had an excellent experience with them. They were incredible. It is so beautiful, you would not believe it. They did a great job. The owner, Shawn, helped me design the whole project and he gave me lots of suggestions beyond what I had originally envisioned and I am so glad he did because I'm much happier with the results because of his suggestions. He spent a lot of time with me, I had a lot of questions. It was a real educational process for me because I had never done a project like this before.Even when I was getting estimates from multiple contractors, he was very attentive to me and responded to all of my questions over the phone, and via email. The team the did the work also was just outstanding. The foreman, Joe, he and I communicated very well together. Any questions I had, whatever they were going to be doing, he was very good about keeping me apprised all along the way. I was here, so of course I could see what they were doing. There were no issues with communication between me and the team that put it together. Once they started building I mostly dealt with Joe, but if I needed to talk to Shawn he was very accessible. I would rate them an A+. They gave me a very detailed estimate. I feel of Shawn and I achieved a very high rapport. I couldn't speak highly enough of American Deck. I talked to him in March, and I didn't sign any paperwork until June or July and then they started working on it in September I think, maybe the end of August. The level of craftsmanship exceeded my expectations. The team leader(Steve) was professional and took care of procuring permits. The finished screened in porch now has a delightful ceiling fan and an upper deck with decorative railing. They stayed on target of their original estimate which was significantly less then their nearest competitor. Could not be more pleased.

Steve was very responsive and came out next day the week to view the area and discuss plans. Within the week he had sent a design that I liked and tweaked a bit to expand the area. Steve had the crew out quickly to start on the patio and it came out great. Within a year, the back edge began to sag and separate and Steve sent out someone to fix and shore up the trouble area without additional charge. It looks great and I am very happy with the service.

We had several contractors who came out to look at the problem and, realizing it was not a straightforward job, were not interested in working with us. Sean took on this difficult project and he and his crew did a fantastic job of working through a very difficult drainage problem creatively and cost-effectively. The crew was extremely hard-working and highly professional. They did a fantastic high-quality job.

This was a very challenging project. Retrofitting decks to make upgrades, repairs, and working with the results of someone else's work can be difficult. And retrofits where water management and containment is in the mix, like this one had, are such a challenge since it's so difficult to really assess and consider all aspects. Water is insidious and often wants to go where IT wants to go. It sometimes just doesn't want to be fully contained or directed, despite the best efforts from the contractor and how the system is able to be integrated onto existing work. All of these water-containment and water-diversion systems for decks have flaws and are imperfect. But with proper deck frame construction and often using more than one system or approach, as well as seeing the client has a reasonable expectation, we quite often deliver results that our clients can fully appreciate. And we were able to do so here due to our team's efforts and our client's awareness and appreciation of those efforts. It's refreshing to get this review and we certainly appreciate our client's kind words. We take pride in what we do at American Deck and Patio. The process was excellent and hassle-free. Project manager Steve Schultze kept us informed every step of the way and was pleasure to work with. Steve and is team were true professionals and skilled craftsmen. Our new deck deck is a beautiful and widely-admired addition to our home, and despite some unexpected weather delays, we were never concerned due to Steve's constant communication with us. Terrible. First, they were unable to meet their obligations under the written contract. In the written contract they GUARANTEED that the roof they installed would not leak for a period of 5 years. Despite repeated attempts to repair the leaks in the lower roof, they were NEVER able to eliminate the leaks in the lower roof. Water from some leaks is running into the ceiling fans which are installed above the lower deck. Water from some of the leaks is leaking on the pegboard they installed in the shed. Second, they estimated the project would take two weeks. Instead, it took around seven months before they admitted they couldn't stop the leaks in the roof they installed despite their contractual obligations to do so. Third, during the seven months they "worked on it", weeks and months would go by without anyone returning my e-mails and without anyone showing up to continue work on the project. Fourth, the owner admitted that American Deck & Patio had not been "forthright" when they guaranteed that the roof they installed would not leak. Fifth, after they finally admitted they were unable to stop the leaks in the roof, they (at least to this point) have refused to refund the payments I made to them under the contract. Sixth, their workers damaged the wrapping I had around one of the windows on the lower deck. While the salesperson I worked with guaranteed American Deck and Patio would reimbursement me for the cost of the repairs, American Deck and Patio (at least to this point) has refused to refund the cost of the repairs for the damage American Deck and Patio has caused.

The homeowner contacted American Deck & Patio to install a specific retrofit under-deck water diversion product that he had personally researched and sought out. American Deck and Patio installed the ZipUp system per specifications and the system did not leak. American Deck & Patio went so far as to have a ZipUp representative present at the commencement of construction to offer support to a retrofit construction project. It should be noted the deck was originally built by the homeowner in an atypical fashion with a box frame in lieu of a typical beam and joist detail. Water was able to wick along his house wall, behind the existing ledger attachment to the lower level. Water was also able to wick down the exiting posts due to the box frame design from above. Bear in mind this is can only be observed in the heaviest of deluges and that the system is performing properly and the ZipUp system is not leaking. As an aside the ZipUp product offers no warranty covering leakage. The customer also asked that we install pegboard to the studs of his existing shed. After a fair price was agreed open the customer insisted on an incredibly labor intensive installation method not made clear prior to the agreement. In plain English, he 'muscled' our team and project manager to perform more work than implied originally. The customer purchased the Masonite pegboard himself which is designed for interior applications and regardless of direct contact with water will deteriorate within a few years due to outdoor exposure. All of this said American Deck & Patio made numerous attempts to make things right regardless of expectations set upon contracting. The entire deck floor was pulled up and rubber membranes were placed above all vertical support posts. The ledger and band board were re-flashed twice and sealed. In one final 'push' American Deck's Owner the Project manager and every carpentry teamed employed spent an entire day problem solving and addressing every possible issue, exhausting all possible leaking issues. In conclusion, the system installed does NOT leak. The atypical deck and shed construction are prohibitive of creating a water-tight environment. American Deck & Patio went above and beyond, to satisfy a customer with unrealistic expectations. As our hundreds of other reviews indicate - we are the good guys. We do what it takes to make things right. The customer is now insisting a full refund of all monies paid and withholding his final payment, while all terms of the contract have been met to a tee and exceeded. This customer has 'muscled' us into a much greater scope of work than anticipated and is now trying to 'muscle' us out of the contracted amount in full. The outpouring of A+ reviews on Angie's List should attest that we care. We work hard. We do whatever it takes to satisfy our customers. This is one particular instance of one customer with unrealistic expectations.

Sean Conway and American Deck & Patio stand behind their work and are true professionals. They are very busy, so during high season, you might have to wait. Sean did an in-home consultation in June 2014. It took him several weeks to get me an initial quote, but he was great about discussing the details, making changes, and providing a fair price for a quality product. They aren't the cheapest, but they know what they are doing and use quality materials. Sean is also very fair about making minor changes during construction. He's upfront about what is out of scope and will cost extra, what options there are for making changes within scope, and I appreciated that he didn't nickel-and-dime me at all. I also appreciated that he gave me advice to extend out the length of the deck and patio and not to waste money on certain bells and whistles I had thought I wanted (he was so right!!). The job itself took a while to schedule. We signed a contract early Oct 2014 and the work started in mid-Nov and took about a month to complete (had a few weather and holiday delays). The deck and patio turned out beautifully and we've really enjoyed using it! The deck materials and construction were really great. For the patio, we have had grass growth between the pavers twice (1 and 2 years later - each spring). But both times, Sean sends his crew out to reapply the engineered sand underneath the pavers without extra charge. His foreman Lenny is a very nice guy. Respectful, professional, and hard-working. And they clean up well afterwards. As much as I hate to have this grass growth, I do appreciate that Sean takes care of the issue and stands behind his work and company.

I had a great experience with American Deck & Patio -- from the initial meeting with Sean through the design and build process. I have a very small city yard and had an existing deck and wanted a screened in porch for my own enjoyment, but also as a safe place for my cats to have outdoor time. Sean designed the perfect "catio" and maximized space and improved flow by moving the existing stairs. Jaimie and his crew did such a great job on the construction; it is beautiful and so well built, and they had to do it in a really tight fenced in space. Amazing. Adding the ceiling fan and the light made it the perfect outdoor room and I have used it multiple times a day since it was completed. I couldn't be happier with how it turned out (and neither could the kitties!).
