Nick and his team at Auburndale Builders were excellent to work with. This project had particular complexities as we were looking to complete the renovation as quickly as possible so that our parents could move from a temporary room in an assisted living facility into the newly renovated condo. The accessibility requirements and details for bathrooms, kitchen, bedrooms, doorways, flooring were all very detailed. And the project required many of these specialities to be worked in parallel, with a complicated schedule that had no down time. The building access also added additional complexity. There was one small elevator with a 500 lb. limit to gain access to the floor of the condo. Coordination with the building management firm, and attention to the condo association rules and other residents added additional overhead. Auburndale did an excellent job making this work and earning praise from neighbors in the building. Such an extensive renovation would normally have taken 3-4 months, or longer. We needed it to be completed in as short a time as possible, while still making sure that quality and cost were managed. Nick was great to work with, finding ways to anticipate issues and details, and keeping multiple parts of the project moving in parallel. The entire renovation was completed in approximately 2 months, and on budget. Nick communicated and coordinated very well with us on all decisions we needed to make throughout the project. We had weekly project meetings, and more frequent communications on all details, materials choices, budget impacts, etc. We highly recommend Auburndale Builders for any project where quality of work and attention to detail is paramount. The entire team did an outstanding job and were terrific to work with from beginning to end.
Description of Work: We engaged Auburndale Builders for a major renovation of a condominium in Brookline Massachusetts. Our parents were downsizing from a 3-floor home to a single-floor condo, but the condo needed extensive accessibility updates. The project included opening up and moving most of the interior walls to widen halls and doorways, rewiring throughout, replumbing for new bathrooms, widening the major hallway, new floors, and other details. Nick and Auburndale Builders were the lead contractor for this renovation project, with the Auburndale crew performing all of the carpentry and coordination with the subcontractors. The subs included plumbing, electrical, flooring, painting, and stone counters. Accessibility renovations included widening of hallways and doorways, new bathrooms with and grab bars and accessible controls, new floors with smooth transitions between rooms, new exterior doors, ramps to an exterior deck, accessible counters, and other details.

It was great. They showed up on time and they cleaned up after themselves. The work was perfectly done. They even worked Saturdays sometimes. They were ahead of their projected schedule. We had weekly meetings with the owner. The owner had very professional communication skills; he answered calls and e-mails promptly. We also used them for some carpentry; he recommended a garage door company this summer and both the carpentry and garage door work turned out perfectly.

The company came out to view the job in a timely manner and the estimator seemed knowledgeable. Unfortunately the company got a large job in the meanwhile and promptly told me they would be unable to bid on my job and get the work done before the winter. They offered to help me find someone else for the job, but by that time I had already lined up another carpenter to re-build our deck.

Auburndale Builders sent in two teams to repair the building. Both were very experienced and knew where to look to repair the problem. This work required people who knew their business. They did an excellent job, cleaning up each evening.
Description of Work: Because of some roof leakage , it was necessary to replace portions of walls inside and outside the structure. The structure has 5 condos, so the footprint is quite large. Auburndale Builders did an extensive survey of the building, and did a fantastic job finding and repairing areas of the house where water had seeped in over a 5-year period. They had to remove segments of the walls down to the studs, and in some cases replace the studs and sills, where rot had taken over. The house also has pillars, where rot also occurred and they had to have the base milled to specification, remove the old base, which meant supporting the roof while the base was replaced.
It was simply wonderful to have Auburndale Builders as our contractor. Every part of this project was done superbly, within an ambitiously-fast timetable that they helped ensure we kept up with, with a detailed, easy-to-understand, regularly-updated written plan showing each milestone, week by week, and what needed to be done (by them or by us) to keep on schedule. At every step they felt much more like partners helping us be sure we would end up with something we would love, rather than like hired workers. From setting up a highly-functional interim kitchen in our dining room (complete with fully-working sink and stove), to helping us make many technical and aesthetic decisions along the way, to guiding us about where cutting costs might make sense (or not), to their careful attention to our two very active retrievers who were deprived of a yard for several months, they were always a pleasure to have around. It was particularly important how well they worked with our architect, who is very detail-oriented, strongly-opinioned, and has intense-perfectionist standards. Even though they had never met before, and our architect has had several other contractors he has enjoyed working with, he liked working with Nick and his team so much that they are now collaborating on multiple other projects. After hearing so many worrisome stories about contractors -- even those whose work was ultimately excellent ? who were prone to delays, or who repeatedly came up with new and unexpected costs, or who were sometimes hard to communicate with, we were prepared for this project to be a nightmare to live through. But with Nick and his team we never had a moment like that. And everyone who comes in and sees the work they did for us is as impressed as we are.
Description of Work: These included: 1. a major kitchen renovation/extension; 2. addition of a mudroom/laundry room with a new connection to our garage; 3. family room renovation, including new floor, roof, ceiling, skylight, and bay windows, and new doorway connection to the kitchen; 4. complete back deck/patio revision; and 5. substantial landscaping, including a beautiful, curving rock wall, as well as major re-grading of our side yard with new trees, shrubs, etc.

Auburndale Builders did a wonderful job. We gave them a lot of work to do in just a few weeks and they did a fabulous job. They also easily accommodated additions to the original scope of the project. Everyone was extremely knowledgeable and responsive to our concerns. Furthermore, on more than one occasion they were able to suggest alternatives that were less expensive than what we thought we needed.

Led by owner Nick Falkoff and project manager Mike, who was an exceptional leader in every way, the work crew was extremely professional, friendly, punctual, and clean. Every day they left the worksite immaculate, and they did a great job keeping the dust and other debris from escaping into the rest of the house. We had a weekly meeting with Mike and his team to go over the job and any changes/new issues, so there were no surprises. They were very conscientious about our curious cat and made sure he was never in danger. Mike led all the subcontractors (tile guy/electrician/plumber) so we never had to deal with them unless we wanted to -- and when we did they were great to talk with as well. They did the job in shifts so we were always able to use one bathroom, and they even worked over Christmas week to ensure we had the job completed before out-of-town guests visited in mid-January. The cost was very reasonable and they broke up the payments so we didn't have to put up too much at any one time. The last check was due after the job's completion, and they didn't come up with any "hidden" or "surprising" expenses. The finished job is fantastic. The kids love their new bathroom, and each time we enter the master bath we feel like we're in a hotel. We plan on using Auburndale Builders for future jobs, as well as their subcontractors. These guys are all amazing!
Description of Work: Auburndale Builders remodeled two bathrooms for us this past winter -- one master bathroom and one kid's bathroom. In the kid's bathroom, the job included enlarging the room by tearing down a wall and removing an existing closet, removing the old single vanity and toilet, adding a double vanity and new toilet, adding a new shower door and shower head, adding new overhead lighting, lighting fixtures, and fans, and re-tiling the entire room. In the master bath, the job was a complete gut and rebuilding. This included removing a large Jacuzzi, tearing up the existing narrow shower and using the new space left by the Jacuzzi to create a new large shower with a sitting area and double shower heads, putting up new shower doors, adding a new closet, re-tiling the entire room, adding new overhead lighting, lighting fixtures, and fans, and replacing the double vanity and toilet.

His people are basically carpenters and general contractors. He is bringing in subcontractors. They are honest and hardworking guys. The quality of their work is excellent. They clean up after themselves magnificently. They keep me informed. I can't say enough about them. I would definitely use them again.

I was very concerned when the project was started .Never working with a project this size, Winter approching and a cat wanting to escape the open house, I was scared to death. But Nick Falkoff was great! He would sit down with me each week on Wednesday and go over the milestones and budget to date. The project was completed on time and within budget and approved additions. His project staff of Mike and Jimmy were fantastic. I was completly happy with all the Tradesmen that worked on the various jobs. Overall I would highly recommend Auburndale Bluiders

The estimator did a great job reviewing what I wanted done but their quote did not even come close to address what I had asked them to do. The quote was not detailed and the price range on the high end would have been way out of my range. The low end of the quote was basically for nothing. The quote was incomplete and I was very disappointed in their response. In my opinion they did not want the job so they just sent out a brief email quote. I will not use them again in the future.

Response from Auburndale Builders
We went back and reviewed our notes from this potential client and found that we provided him with a few repair options for his porch. In the last emails we sent him, we mentioned we would need building plans to in order to provide fixed prices for the work. Once the plans were ready, we would then visit the house with our sub contractors to finalize costs. This is the first we've heard back since that email. We reached out to them to understand where this report came from. Typically, we do not need building plans to provide a fixed price for small repairs. However, in this case we felt the repairs were substantial enough to require a building permit and plans. We provided ball-park costs for rebuilding parts of the porch, but could not provide a detailed estimate without the plans. We work hard to provide accurate estimates and good advice to all our potential clients.
The work was well coordinated from beginning to end. We never felt left out of the process or were left wondering what would happen next. Nick met with us and we went over the work to be done- he gave us a price and appointed a project manager. We met weekly after that and the work followed a schedule that Nick provided for us. He was always available to us. We found that in addition to the superior communication and coordination, all of the workers who came to our home were professional and very good at their work. We especially appreciated Zen, Jon and Ryan, but everyone's work was excellent and the house looks great! We would recommend Auburndale Builders to anyone with no reservations at all.
Description of Work: We had a new kitchen installed and also new ceilings and repainting of all rooms- walls and woodwork. This is an old house and the woodwork needed to be essentially stripped and sanded. The walls had cracks that were all repaired before painting. We also had electrical work done.
The positive is that Nick and his team did a great job, overall. We are very happy with the results and our new patio and doors are beautiful. They were very responsive. I could drop them an e-mail and usually hear back the same day. They were super clean and neat. Some days it was hard to tell that they had even been here until I saw the work they had done. For these reasons, i would hire them again and hope to do so when we save up enough to do more work on the house. That said, the job bid was a bit higher than our other estimates to begin with and ran quite a bit over the estimate. In fairness, part of this was because we kept adding things to the job, or sometimes problems presented themselves that cost more to resolve. The biggest problem that I had was communication and I'm not sure whether this was our problem or theirs or both. For some reason, I would think we had agreed on one thing and they would have heard something else. Sometimes this was just frustrating and sometimes it cost money. If I get the opportunity to work with Auburndale Builders again, and I hope to, I will communicate more in writing, so that I can make sure that we are always on the same page. But .... the patio is gorgeous and I'm glad we did it. That's the important thing.
Description of Work: We hired Auburndale Builders to remove an existing concrete and wood patio combination and old patio doors and to install new french doors, a circular paver patio and a stone wall. In addition they installed a dog door for us, a step and a ramp.

They have been fabulous. I've had a very good experience with them. They have been great. It has been seamless. They haven't been intrusive and they have been lovely to work with. They took care of everything that I was concerned about and they fixed it. It has been a very, very good experience. They have maybe a week left to go, if that. The price was similar to what other people were estimating what it would be. It was a fair price. I would absolutely use them again.
Description of Work: I am using Auburndale Builders to do quite a bit of work on my home because a lot of my house had been gutted due to mold remediation. I have a finished basement with a guest room and bathroom that had been gutted. They remodeled a half bathroom and replaced a kitchen counter. I had another bathroom where part of a wall and part of a hardwood floor were missing because of mold remediation. They also changed sinks and toilets in another bathroom and regrouted. We were down to the studs in the basement and they added insulation where they hadn't been any and they replaced walls. They moved heat into the guest room where there hadn't been before. They did tiling and all kinds of stuff.

The process worked great with Auburndale Builders and we're very happy with the result. Nick Falkoff, his team and the subcontractors did an outstanding job. Planning - Nick was extremely thorough in the planning and estimating phase so that we knew what would happen at each step of the process. We needed to move out of the house for this project and were concerned that the project may go beyond the schedule. Nick and the whole team worked very hard to keep us to schedule and meet our goal of returning to our house before winter set in. We met that goal and the house looked great. Our project manager - Mike Dutra - was outstanding. Mike was very thorough in understanding our plans, organizing the work, and watching for each detail of the project. He was very good at representing our desires and needs - he did an outstanding job making sure that we got the house we wanted to build. He always understood the situation and brought many good ideas to the table of how to make the most of the project. Mike was excellent at identifying issues and solutions very quickly. Our original plans were not very thorough and Mike patiently worked with us and many others to produce an excellent result. Mike is very flexible and worked with our schedule. Week-to-week. We had a weekly schedule so we understood how the work would progress. Our weekly meetings helped keep us closely informed of the progress and we were able to make modifications along the way. All meeting minutes were captured and emailed each week. We could do a lot of communication with email and phone, but we also also met in person every week to walk through the house and address open questions. The subcontractors - Nick's team has strong relationships with many solid subcontractors who worked well together. We were pleased with the results of all the subcontractors and how it looked in the end. After completion - Since completing the project, we have also worked well with Auburndale as little things have popped up that we needed help with. They have been great to work with at every step of the process. Like many people have said on Angie's List, we would definitely choose to work with Auburndale again. You would do well to choose them for your project.
Description of Work: Our Wellesley house was built in 1939 with 4 bedrooms, steam heat, but some spaces that did not fit well for our family. We did a significant remodel to the house, adding new basement and approximately 750 sq feet to the house, creating two new bathrooms, two new bedrooms, expanding and re-doing our kitchen. We re-did another bathroom and gutted an old office space In the process, we also made several other updates to existing rooms, repainted the entire outside of the house as well as most of the interior of the house. Nick Falkoff is a very intelligent, competent and trustworthy contractor. He has assembled a strong group of employees and subcontractors. Old house renovations are complex and messy. This job lasted about 8 months and included no major surprises. We are very happy with the results. We have recommended Auburndale Builders to friends. We would use them again. Our work included many types of jobs, from "gut to the studs" to stained-wood finish carpentry. The two major categories of work agreement were fixed-price and cost-plus. Nick and Jimmy, the lead foreman on our job, take seriously that they represent you in negotiations with subcontractors. In our opinion, Auburndale Builders is an ethically-solid organization. Fantastic company to work with. Quality workmanship, but more importantly very professional and high integrity. We had some problems in the initial work and Auburndale Builders stood behind their work, saw it through to a 100% completion and even went beyond what was necessary to ensure the job was complete and we were happy. The process of getting our basement finished with Auburndale Builders - Nick, Ryan, all of the guys on their team, as well as their subcontractors, went unbelievably smoothly. Nick and Ryan were so great to work with - always easy to reach, cleaned up nicely at the end of each day, made sure they stuck with our schedule we had created, and were just incredibly professional. At the same time, they were very reasonable about what they charged, and helping figure out where we should spend money and where we could save money. From the very beginning, Nick and Ryan were great. We had meetings every Friday morning to check in about where things were, and how we were doing, and up through the very end they were incredibly responsive. I have had work done by other people in the past who were great at first, and then as the project started to conclude, they were already onto their next project, forgetting to complete little things that still needed to be done at my house - NOT SO with Auburndale Builders. They were AWESOME from start to finish. I recommend them whole heartedly.
Description of Work: We wanted to get our basement, which had been a cellar in a Victorian house, into some useable space. Nick, and his Project Manager, Ryan, were awesome. They made our basement into an incredible space we had not anticipated being so fantastic. They first had an architect with whom they work draw up plans for us. Then they talked about different options we had to deal with the floor (we ended up having them pour concrete onto it to make it flat and uniform). We also wanted to change our heating from oil to gas, so Nick got two different estimates from people he works with, and went with the cheaper one. They reworked all of our ductwork so that we could have a lot more head space in the finished areas than we had before. They put up walls, took down a pillar that was in the way that we didn't need, and put in closets, lighting, new windows, and new stairs in order to meet code specifications. Ryan was great with making sure everything got done as needed.

From the beginning of the project Nick was always professional, honest, and responsive to any questions I had. He provided a detailed schedule of all the work to be done and when it would be finished. I was always kept informed of where they were in the schedule and the budget. His budget estimates are accurate and the only overrages were due to my selecting upgrades or adding to the project tasks. Ryan McCarthy was the project manger and was always informed me of the progress made each week. The site was kept clean and though I did not live there during the renovation I did visit the home at least weekly. Ryan would always contact me if there was ever any question on how to do something. If there was a decision I needed to make I was provided with all options and the pros and cons of each option. If I decided upon the most difficult option, Ryan would would say we will make it work! He managed all sub contractors to ensure they arrived on schedule. He went out of his way to ensure that I was happy with the work done throughout the entire process. I was extremely pleased with the quality of the work done, the professional manner of the team, and the customer service provided.

After the biggest snowfall of the year, the snow and ice on my roof were causing potentially serious problems. Auburndale Builders was the only firm that could come quickly. They did come quickly and they worked thoroughly, which I greatly appreciated. But the cost was a big hit, almost $2100.

Look no further. Nick Falkoff is a highly skilled general contractor with a conscience. Each week during my project, Nick provided an articulate spreadsheet, showing man-hours, with each task neatly summarized. A HUGE difference for me, compared to my previous experiences with general contractors. Description of Work: Nick's men did a lot of work here. Just about every category of work. Finish carpentry, plastering, appliance installations, etc., just about every facet of work.
Nick and Mike managed the project and sub-contractors very well and even worked around our desire to do some of the work ourselves (easy stuff like taking stuff down and painting). They were very reasonable to deal with. As with most projects, this took longer than expected, but that was due to unexpected issues that popped up mostly revolving around the house itself and some of our requests. We would definitely use them again and recommend them to others.
Description of Work: We have an old tudor house (1927) that had a ceiling that had been sagging since we moved in. Finally got fed up and decided to something. My cousin and I took down the ceiling itself so that when potential contractors came to look at it, they had a good idea what they were getting into. Had a few come in to look. Nick at AB recommended that we get a structural engineer to come in as well (which was a good idea). Anyway, we had steel beams put in the basement and 2nd floors. They had to open up walls in order to put posts in. They had to work around a built in glass bookshelf in one wall. Found lots of things that didn't quite fit right due to the quirky original contruction. As long as we had the ceiling open, we also decided to put in recessed lighting and speakers. Also decided to have the hardwood floors done once the ceiling was finished.

roof snow removal

The people at Auburndale Builders were excellent and professional on the phone, and I would certainly do business with them again, however the sub-contractor they used to remove the snow from my roof only scored a 6 out of 10 with me (Hilario Vasquez - King Construction 978-967-5770). Hilario was a nice guy, they got the job done, they cleared the ice & snow and put salt in the gutters to keep them clear, but they broke a piece of trim on one of my windows and didn't fix it, and one of the workmen urinated in the snow right outside my living room window. Personally I find that disgusting, and I will not be asking them back for other work.

I was very happy with the quality workmanship, honesty, and hard work of this crew and the subcontractors they work with. The project finished on schedule and budget, regardless of multiple snowstorms this winter (would have easily been 2wks under schedule otherwise). We (myself, girlfriend, 2 cats) lived on-site during the 2 months of construction (in one bedroom that wasn't to be renovated) and they made every effort to minimize the disturbance. The crew installed dust & floor protection, covered all hardwood (railings, doors, floors) to protect against damage, and made a concerted effort to clean daily before leaving and thoroughly wipe down everything at the end of each week. They also were very responsive to minimizing construction noise, when asked (our neighbor works from home and lives in other half of the duplex not under construction). The project required opening the roof for addition of the new dormer (in December), and the crew worked expediently to minimize time the house was exposed to the cold. The dormer went up in under a week, and whenever not under construction, they thoroughly sealed the space off to protect against moisture and cold. The crew was thorough and paid close attention to all details, working quickly, but not rushing through the finishing detail work. They did a great job matching all wood trim and doors to the rest of the house. Nick helped put the project together in such a way that fit my budget, while not sacrificing quality of work. The crew is very friendly, easy to talk to, and comfortable answering any questions you have during the process. Communication flowed freely throughout the process - weekly scheduled meetings with the project manager and daily phone updates (as necessary) - so there were never any surprises. They also made several terrific suggestions before and during the project that either saved us money or added value to the house. I have already recommended them to two of my coworkers who are considering renovation projects. I wouldn't hesitate to call them again in the future for any construction work.
Description of Work: Renovation of existing sunroom (enclosed porch) - replaced 12 windows, leveled floor and ceiling, hardwood flooring, drywall/plaster walls. Addition of full master bathroom, requiring a new addition of 3rd floor shed dormer, match all exterior and interior woodwork and style (original work circa 1920). Rework master bedroom, adding kneewall drawers, bookshelves, 2x windows, and renovate walk-in closet. Insulation of the entire house (attic, roof, and all exterior walls).
