Overall, we are very pleased with the job. Jeff's guys do fantastic masonry. The granite steps, walkway, and new patio look great (We also had Masonworks install a large paver patio in our backyard in 2011). The driveway is artistically graded; at first site I thought it would result in water pooling but, in fact, they graded in three directions so that all the water channels into a stream at the lowest point of the sidewalk. The result is a self-drying driveway. The new wood stairs to our back door (were subcontracted?which we were told in advance) are also very nice. We love all the new green space in front of house and have been getting tons of compliments from neighbors and random passers-by. We also really like the new step stones to our front stairs, which Jeff's guys re-laid to get the placement exactly to our liking. Also, I noted another member's comment about issues with a concrete walkway...our concrete looks fine. It looks like concrete, a more functional rather than aesthetically pleasing material. The grass in the lawn is still coming in and is a work in progress, which is typical of hydroseeding. In terms of the process, it took a few months from when we first set up the contract with Jeff to having the job completed. Jeff was in frequent contact at the beginning of the job. We were very pleased with Jeff?s foreman Bruno and all the guys that worked at the house were professional. About one month after the job was completed we were surprised when Jeff contacted us for a final walkthrough. During this we mentioned several small concerns and the day after the guys came back and corrected the problems. Jeff is professional and committed to providing high quality work.
Description of Work: Masonworks did extensive work on the land/driveway in front and side of our house. It was all essentially gutted and re-done. Our house was purchased as an estate sale and the exterior had not been maintained for a number of years. We wanted to increase the green space in around of house, and Jeff offered good suggestions. We changed our minds several times about the design, and Jeff was very patient and did 3 separate landscape sketches.On the side of the house, an old deck/stairs, the asphalt driveway, concrete retaining wall, and brick patio were torn up. These were all in very poor condition and overall there was a ton of demo work. It was replaced with new wood stairs, a small poured concrete area surrounding the stairs, and 20 feet of new concrete block supporting walls (our house is built into a hill). We also added a small planting area and a new paver walkway along the side of the house. Jeff's guys also installed a number of granite stairs and small granite retaining walls, a new paver patio (10x15), and graded and poured a new asphalt drive.In the process of redoing the driveway, some area next to our foundation had to be excavated and in the process we discovered that the fieldstone comprising our foundation has shifted and a portion of our house was "floating." Jeff's guys literally poured a ton of concrete to repair the foundation and the exterior of the house was stuccoed. This was extra work (beyond the initial contract) and Jeff's price for this were very reasonable. In the front of the house, a concrete patio and concrete walkway were torn up. The yard was razed; old shrubs/trees and all the grass was removed, and new topsoil was brought in for the former concrete areas and grading of existing lawn. We had one cobblestone planter bed installed in front of a bay window, along with 15 blue stones leading from the driveway and front gate to our front yard. After all the driveway and other work was completed, the entire lawn was hydroseeded by a company Masonworks contracted with.

In response to the contractor's comments: My original comments are below and I stand by them. I found out about the issues from my tenants after I had signed the Angie's list paper form, although pointing out the gap and grainy concrete -- the issues I initially saw. There's not enough room here to copy and paste my tenant's email, but this report is accurate and frankly, fair, as I point out both the positives along with the negatives. Overall it was mixed. The steps look awesome and were done well. My issues are with:1) the poured walkway is grainy. the city sidewalk is smoother. If that is the way it is supposed to be, I was not made aware.2) one of the concrete steps was completed beautifully, however, there is now a gap in the foundation where critters can crawl under the house which my husband will now have to fix.3) Most importantly, my tenants' property was damaged. Apparently the workers did not take care in placing the pillars aside when puring the concrete and a couple of plants were crushed. Also, some heat tool (probably the one used on the asphalt, was left near a potted plant and melted the pot, which I now have to replace. I also have to replace their water hose nozzle, which disappeared after the job... Lastly, they were very responsive when they discovered that the foundation needed to be repaired due to rot. Their carpenter came and repaired, but didn't place any flashing. I inquired about the falshing and was told that would be their responsibility. A family emergency caused me to have to leave town, so I was not around to see the flashing placed. Although I was promised pictures, they never came. I would use them again. The steps were great. But would hope that I would be around every step of the way to monitor things that I feel need to be done more properly (and clean up could have been a little better. There was concrete splashes all over the fist floor windows from the walkway. that could have easily been cleaned with the hose -- that they used to mix the concrete.).
Description of Work: Poured concrete walk; replace basement steps w/ cement, replace outside steps with granite and rebuild a wall; patch asphalt driveway.

Apparently the client is very upset with the outcome which wasn't what she told us when we did the final walkthrough with her. As a matter of fact she filled in a report for us which I mailed last night and her comments are totally different from what she wrote now, so are the grades she gave us. Such a change of mind and of heart suddenly. I am sure the work was completed in a very professional manner and she never told us of any issues. If I had any contractor doing any work for me and graded them so badly I wouldn't ever hire them again, but her dislike of the work performed doesn't cause her not to hire us in the future. I am sure we didn't take anything from her house and am 110% positive there we caused no damages to her property or any of the tenants properties at all. If there was any concerns with anything she should have told me, the owner of Masonworks, and I would have taken care of it immediately. She never related any issues whatsoever and told my GM she was extremely happy with the work. So, I cannot comprehend why she wrote such a bad review at all. All I can do is give me best to my clients and she got the best possible work. Minor issues can always be dealt with as long as I am aware of them. I have not been made aware of any problems, concerns, or issues at all, never, and it is not fair to bad mouth a company with such a wonderful ratings like us based on assumptions and lack of knowledge of how the work must be finished or accuse someone of doing things we didn't do. Let me make it clear - I WAS NOT MADE AWARE OF ANY PROBLEMS AT ANY GIVEN TIME, SO THEREFORE THE ACCUSATIONS MADE BY THE CLIENT ARE TOTALLY BOGUS. Had I been made aware and if there was really any issues I would have made it right. Just see all the reports we have and you'll get a sense of how we work and how the outcome of our jobs are.

Jeff worked with us to to provide a visually attractive and fiscally prudent solution to the landing of our back porch. He was open to our ideas, and a good dialog and end product ensued from there. Very happy with their attention to detail and would gladly recommend them to others looking to have similar work done.

Jeff Souza, the owner, had very good input in the design of the various features, and I felt the end product was better from his input. When a mistake was made on one particular project they immediately agreed to redo the work to my satisfaction. Jeff and his team was extremely professional and worked with me through the whole process. I would recommend them and use them again.

I purchased two three-family houses that were in great need of repair. House #1 had holes in the foundation. The walkway was cited by the insurance company. There was nowhere to hold the trash barrels. House #2 had deteriorated interior foundation walls. The basement had a trench filled with water that turned to ice in the winter. The landing at the back stairs puddled. The garage floor was cracked and unsettled. Both basements were very cold in the winter. MasonWorks was professional from start to finish. Jeff Sousa and Bruno were readily accessible by cell phone throughout the job. Work was completed within the schedule outlined. The workmen were courteous and respectful of the neighbor's property line. Change Orders were quoted in writing promptly. The property was kept orderly throughout the job. Both basements are now dry and warm. The walls and window wells are clean. The walkway is perfect. Bruno even corrected a bottom step on House #1 that I thought could not be improved upon. The concrete pad at back stairs of House #2 is just the right size. The garage is now functional with a new floor. I will definitely contact Mason Works for future work.
Description of Work: HOUSE #1: Foundation walls-exterior: Remove loose stucco. Clean off all debris and dust. Install a scratch coat of stucco and two finish coats of stucco. Foundation walls-interior: Remove loose stucco. Clean off all debris and dust. Install a scratch coat of stucco and two finish coats of stucco. Walkway: Install walkway that starts at front sidewalk and wraps around the house. Front walkway kept prior shape. Walkway wrapping around the house to back steps 5'W x 75' long. At the end of the walkway a 10'x5' concrete pad installed (to hold trash barrels and recycling bins). Total area approximately 495 SF. Walkway was done with a 4,000 psi concrete 3/4' over a 4' of crushed stones base, broom finished to provide an anti-sleeping surface. All existing concrete was removed and disposed. Removed and hauled trash from basement.HOUSE #2: French drain: 154 LF with two sump pump catch basin (Flotec 18"x22") with lid. Drain 12" deep and 12" wide, done with 3/4" washed crushed stones and 4" perforated pipes, wrapped on geo-textile to prevent clogging. Pipes pitch to sump pump drains. (Sump pumps, pump electrical and plumbing hook ups not included in price). Basement floor: 49'x23' floor over existing floor. Install 6mil vapor barrier. Trowel finish floor, 4" thick 4,000 psi strength. Basement walls: install one scratch cost of stucco and 2" finish coats of stucco on all basement walls. Appx 950 SF. Excavate 20 LF of Trench to replace sewer pipe. Remove cobblestones from landing on back stairs and install a 5'x5' concrete pad. Remove floor from garage on House #2. Excavate under sill. Excavate and install 4" of crushed stones. Provide and install a 4" thick 4,00 psi concrete floor, trowel finished. Area approximately 360 SF.

Jeff Souza showed up on time for out initial meeting to give an estimate for the work to be done. He was punctual and professional.An estimate was sent via email within a few days and his price was very competitive and his references were stellar. The crew cjhief Bruno was also very professional and helpful. As i was struggling with the color of the pavers he suggested that I go to a local showroom to view the pavers in person before making a selection.Once the details were established we booked an appt for the following week and work was finished in 1 day's time! I'm very pleased with the workmanship and the final product. I've already had several neighbors inquire as who did the job as they also were in need of a qualified mason. I would recommend Masonworks to anyone contemplating a similar job. They seem to me like "old school" craftsmen who really care about their finished product and the process needed to get there.

Masonworks responded in a timely manner to schedule a visit with discussion and to provide a very prompt estimate. Although their price was higher than others on every count, Masonworks brought such imagination, creativity, and enthusiasm to the job that we were confident they would do a great job. And they did. In fact, we were so pleased as it went along that we kept adding to the job--and they accommodated every extra request. Both Jeff and Bruno returned calls instantly, provided overnight costs for the extras, and seamlessly arranged for the work to be done. Rebuilding the four-foot high walls was a mammoth task, and the masons arrived early and left late day after day. The style did not come out as we expected (if you have definite ideas, be sure to communicate them clearly and stay on top of it), but the wall looks fabulous and will doubtless last forever. Thanks to Jeff's recommendations, our front steps, formerly homely poured concrete, are now fieldstone capped with bluestone. What a welcome to our house! As are our brand new driveway and the walkways leading to our front and back doors. The work continued for three weeks, one thing leading to another, until the finishing details--loam or cobblestones at the edges--were complete. Then the extra materials and detritus were all carried away, and everything was left finished and spotless. What an amazing difference it makes!

We live in a condo in Brookline that has a brick façade. The whole building façade was in desperate need o re-pointing and the entrance brick stars needs major repairs, but we didn't know if our budget could be enough for the work to be performed all at ounce. We got several quotes for this work since it was a substantial amount of work needed. We asked all contractor to itemized the work in order for us to choose the areas into which we would have the work performed first in case we couldn't afford to have the whole work done. We asked the contractor to itemize the works so we could choose the areas we would have done first if the assessment was not enough to have the whole job performed. Masonworks quote was the most self-explanatory and by far the most organized quote we had. Though it was not the leas expensive it was very competitive. We chose Masonworks because we heard good things about the company and Jeff Souza provided us with excellent references of other similar works performed. The work started on the fall of 2010 and ended in the spring of 2011. We opted for the performance of the whole quoted work.everything went well. The crew was polite and worked hard and long days. The clean up was absolutely stunning. Nothing was left out of order at the end of the day. There were unexpected costs but the change order was very accommodating. Doing such of extensive work in the front of the property brought a toll on the landscape. We were expecting another change order but surprisingly Masonworks re-vamped the whole landscape and never mentioned a new cost for doing so. Some of the bushes that got damaged were replaced, new loam and mulch installed. We were very happy with Masonworks. Finally we found a company that makes good on the promises made. We would recommend Masonworks and Jeff Souza in a heart beat mainly because of his professionalism and the high quality of the work they do

Demolish top of landing (8’ x 12’) install an EPDM (rubber membrane) and fasten it accordingly. Provide and install new Bluestones for the entry landing. Apply 2 coats of sealer at surface.

Jeff was great on the phone and showed up on time for our appointment to discuss the work. That's where he dropped the ball. About 5 days after he came over, he told me on the phone that he'd sent me my quote. I told him that I didn't receive it and he said he'd send it again. I followed up with him via phone, e-mail and text messaging over the course of the next 2 weeks to obtain a copy of the quote, but he never responded. I still haven't received it, and it's been about 6 weeks. If he didn't want to do the work, he should've just said so.
Description of Work: No services performed. Requested a quote for driveway seal coating and the repair/rebuilding of cement stairs.

I'm very pleased with the way everything was handled. Jeff was very responsive, professional, listened to what I wanted and made suggestions when asked. He came over several times, from the original inspection and estimate, during the actual job and when it had been completed to make sure I was satisfied. The crew showed up every day and worked hard until the job was completed. The end result is beautiful and I've received many compliments from my neighbors and passers-by. I would highly recommend Masonworks to friends and family, as they exceeded my expectations.
Description of Work: Stone veneer two sets of exterior stairs and add granite stair treads, dig up and replace walkway with Onyx pavers, remove and replace caps on stone wall with granite.Materials used were high quality and the job was completed within the timeframe I was given, about a week and a half. Cleanup was completed at the end of every day and the lawn was re-seeded where materials were (unavoidably) stored.

Since the original pavers we have in the patio are no longer produced, we were worried about finding matching ones. Jeff Souza went above and beyond to find pavers that matched perfectly. From initial contact and estimate to final work and cleanup, Jeff Souza and his men are the most professional, prompt, and efficient landscapers we have ever worked with. They showed up when they said they would in the morning, and when they were finished, we couldn't even tell anyone had been there. The place was spotless and the new wall seamlessly fit in and looked like it had always been there. He walked us through the process step by step and explained the cost and the procedure. We would recommend them above and beyond anyone else and would use them again in a heartbeat.

Jeff was very professional and easy to work with throughout the process. His crews showed up when they said they would and worked long, efficient days. The whole job was done very quickly. There were a few issues that came up after the excavation that required changes to the design. Jeff was very clear about explaining the issues and brought us written estimates for different options. He was also very good about answering the phone and responding to emails as questions came up throughout the process. The final product is really terrific. We have received lots of compliments about the change to the space and the quality of the stone work in particular.
Description of Work: MasonWorks worked with us to design and renovate an outdoor patio space behind our building in the South End of Boston. Jeff came to see us three times before any work began, to make sure that the design for the space was well thought out and to our liking. He had good ideas for what to do with the space, but he was also very good about listening to our concerns and incorporating our requests into the design. The process began with extensive excavation, which was all done by hand. They repaired a granite stone wall and built a 16-ft stone bench, built about 20 feet of stone retaining wall, and paved about 350 sq. feet of patio. They also installed granite stairs They installed a lighting system which was built into the stone work, and they repaired and installed drainage for the space.

Jeff was punctual in coming over to give me a quote and also punctual with respect to starting and finishing the job on time. The work was good and the price was fair. They did a great job of cleaning up the basement afterwards. They swept up just about all the dust and debris and they probably left the basement cleaner than they found it. I'd use their services again for sure.
Description of Work: They repointed 6 windows in my basement and rebuilt one section of a wall that was in pretty bad shape.

The time it took to relay the steps was a bit longer than I expected because some bricks had crumbled and they had to go out and get new ones but they finished the job in a morning and the steps are in good shape. We used the Angies List coupon for the first 4 man hours and then paid the overtime.
