In 2013 Ryan Homes built a house for me in Willow Glen subdivision, in Zionsville, IN. There were numerous issues with the finishing quality and damage to kitchen cabinets, windows, and hardwood floors, to name a few. I was being pushed to close despite the fact that all of the problems weren't resolved. I voiced that I would not close until the work was done and the home was inspected. Ryan Homes offered to pay for the inspection as they were confident that they built me a ?quality? home. I hired a structural engineer to inspect my home as I was fearful of potential structural issues. The inspector found numerous code violations which voided manufacture's warranties on the hardwood flooring, roof shingles, and exterior siding. The inspection report identified the following violations (list not all inclusive): -The house was not anchored properly to the foundation. -The hardwood floor was not installed properly - a vapor barrier was not placed under the flooring which prevents moisture from the basement warping the hardwood flooring. -The surface of the hardwood flooring exhibits many areas of damage including edge splits, corner damage, edge damage which appears to be caused by the installation tool; also noted were elevated splits in the flooring. -The surface of the trim work was poorly finished in many areas. -The walls at various places in the house are visibly curved/bowing. -There are cracks, blemishes and separations in the bathroom tile, drywall and window caulking around windows. -There are cracks and separations in the tile grout on the bathroom's tub deck and the tub unit is not thoroughly sealed to the deck. -A window frame was damaged due to construction debris discarded through the window. -No tar paper or ice and water shield were found between the shingles and the roof decking. Underlayment must be applied over the entire deck before the application of the shingles. Failure to add underlayment can cause premature failure of the shingles which is not covered by the manufacturer's limited warranty. -The roof exhibits significant wear and surface damage in various areas. Newly installed shingles should not be worn or damaged. -The roof decking does not rest on, nor is it fastened to the rafter at the edge of the roof. Similar observations were made of the higher roof rake. The facia, trim wrap and/or framing on the roof rake was not installed properly which has resulted in a highly visibly crooked rake. There is no drip edge flashing at the edges of the roof. -There is no visible flashing or caulking at the butt joints of the exterior siding planks (fiber cement lap siding). - The cut edges of the siding planks are bare material and not sealed. - In many locations, the interface between the window units, trim materials, and the stone exhibits cracking and separations. These separations are not only unsightly and have the appearance of damage, but also allow water to infiltrate these exterior finishes which will likely result in material deterioration and possible structural deterioration and mold growth. - The surface of the concrete driveway is uneven, non-uniform, and unsightly in multiple areas - a result of poor quality of the finishing of the concrete surface. -The soil in various areas is flat. The flat grade of these areas will not allow adequate drainage away from the home and is a violation of the builder?s standards and the building code. In summary, many deficiencies were identified that pertain to the structural integrity of the home, the proper material installation as dictated by the building code and the respective manufacturers, and the quality of workmanship of the finishes of the home. I was treated disrespectfully by Ryan Homes and was told that I was being too picky and demanding about my requests for repairs or replacements to damaged items. Ryan Homes continues to use the same contractors for foundation, framing, roofing, and siding which puts the homeowners at risk. I am not purchasing the home that was built for me by Ryan Homes. I didn't sign up to buy an expensive and defective new home; unfortunately, that's exactly what I got! BUYERS BEWARE!!
