The estimate was a little high. I asked him (the same as I had asked other provider ) if there was a drain there, and if so can we clear it out. He said he wasn't sure if there was a drain, and he said if there was a drain just cleaning it out would do more damage, and the best way to proceed would be to replace the whole thing for $2000. I ended up getting another company to clean it out and replace the top and hose for only $150. He was very detailed and had a computer, and took quite a bit of time drawing up the plans. It took about a half hour to make up the plans so he did appear professional. He explained how exactly they would have to run a specific pipe on my basement floor. I didn’t think this was a good recommendation to have the pipes on the floor.
Description of Work: I contacted them for an estimate for basement waterproofing. There was seepage due to a storm.

The company reps were very nice and took the time to explain the process. The price was reasonable; however, two other companies told me I did NOT need the drainage system as it might cause more problems with water than it solved, and the installation would cost more money than the problem merited.
Description of Work: I asked the company for an estimate of two jobs: 1. waterproof an exterior cement block wall (10x4') that was below grade; 2. install a below grade drainage system to move water away from the wall.

The service was performed in a timely manner, with little disruption to my day.
Description of Work: After several years of being told by Basement Flood Protector I had a leak in an outside pipe that they couldn't fix, and spending $1000 with New Hawthorn Landscaping who did not fix the problem, I called PermaSeal. The landscaping company rep told me he would bring his crew back to my home on a specific day, but never showed up. PermaSeal diagnosed the proper problem and fixed it within 2 weeks. The price was fair. The servicemen were polite and neat. The salesman and I even discussed options for the future should the need arise. Along with Lou Mangfredini, I highly recommend PermaSeal.

When looking for someone to repair the cracks, estimates by other folks were typically double the permaseal cost. I called a number of general contractors who all said the same thing, call permaseal. The inspector who came out showed up around 7pm, making time on my schedule. Things went fantastic. A previous owner of the house had pasted concrete over the cracks. The guys from permaseal chipped through the concrete, and injected epoxy. Since then, no more water in the basement!!
Description of Work: They repaired two vertical cracks that ran the entire height of the foundation.

The sales rep had carefully explained all of the steps that would be involved in putting in the waterproofing system, so that there were no surprises. The crew, led by Julian, arrived promptly and performed the work exactly as had been explained to us. They were finished in one day, and completely cleaned the area around the house and the basement before they left. Julian walked me through and explained the system before he left. It's only been one and a half weeks, but with the record rainfall we've had since the system was installed it is working perfectly. Perma-Seal was not the lowest bid we received, but they were also not that much higher than other waterproofing companies, and Perma-Seal seems to have a solid reputation and stand behind their work.
Description of Work: They trenched floor along the side of our basement where we'd had seepage problems, put in the drainage system, sump pump and battery back-up. They also repaired a crack in another area.

I had a number of foundation cracks that had developed in the concrete as it had cured over time. I have never had any water leaks in my basement but was worried what could happen in the future after I went on to finish it. The Perma-Seal representative who provided the inspection and estimate was very professional and informative in explaining what problems I had, what problems could arise in the future, and most importantly, what problems I didn't have. There was no "hard sell" efforts to get me to have things done that I didn't need. The estimate I felt was very fair for the worked as outlined. The work team came out 2 weeks later and performed the work exactly as described. They were very professional and cleaned up after the work was done. I am very pleased with the result and would definitely call Perma-Seal again if I needed further foundation work done.

The problem with PermaSeal is that they try to use their system to fix all problems. Unfortunately, one size does not fix all. In our case, we had multiple problems in our basement. Their system could fix part of the problem (the foundation leak) but not leaking coming through brick in the below-grade brick wall. They did a good job with putting in a partial basement drainage system and a sump pump. However, they never correctly identified the second leak (I did) and their solution was the wrong one as it did not keep water away from the foundation that was slowly weakening due to the mositure. Fortunately, we figured this out and had to bring in a second company to membrane and drain away from the outside to keep the foundation wall dry. For some odd reason PermaSeal, when the second leak was brought to their attention, treated that leak like a new job and said we would have to go to the back of the line and wait months for that work to be done. At that point I decided to hire another company. If I did not idenify the real problem PermaSeal's solution would have eventaully caused the brick foundation of our house to collapse. I would also note that I found the sales person we worked with to be arrogant and pretty much indifferent to solving the problem as he was only focused on selling the company's "one-size fits all" system even if it didn't fix the problem.

Perma Seal sent a rep to our home to provide an estimate. He was very professional and explained everything very clearly. He offered advise and solutions that suited our budget and we never felt any pressure at all. It has only been a week since the work has been completed, but we have had a lot of snow melt and rain. There has been no seepage from the repaired cracks.

We bought a 30 year old house that had a dampness/seepage problem in the unfinished basement. (2/3 of the basement is full, the rest crawlspace, combined about 3100 sq ft.) Most of the time the basement was dry but after heavy rain there was some evidence of dampness. There was also evidence this was a chronic problem. Permaseal said our exterior drain tile was likely plugged and recommended installing an interior drain tile plus a sump pump for the crawlspace area. One drain ran the perimeter of the full basement, and another ran the perimeter of the crawlspace. To do so, they had to jackhammer out about an 18" zone of concrete around the perimeter, install the drain, and replace the concrete. The work was messy but was completed as promised within a couple of days (fortunately we were not in the house yet). They broke a small pane of window well glass (equipment was passed through the window well) but fixed it promptly. Since then, we have had no evidence of seepage or dampness (except once due to an unrelated external problem) and are comfortable in planning to finish our basement. The cost was not cheap, but given the amount of heavy labor, probably pretty fair.

They came in and corrected the problem that the other company we had used did not. My parents never had any more leaking in their basement. I was very, very happy and their service was reasonably priced. Their quality was excellent. If I ever need them again I will call them, as they are the only people I will use. I recommend them to all my friends. They have great knowledge in their field. They have expertise, quality work and professionalism. When they do the job and it is done right, my parents could stay in the house longer and we sold it with no problems.

I had two separate dirt floored crawl spaces and I did get water in them and my basement after heavy rains (those 7 inch overnight rains we have about once a year). The Perma Seal salesperson, and he was indeed a salesperson, came out and gave me his pitch- he played a video even though I told him I really didn't want a video, I wanted something in writing I could review. He insisted on the video only ( later I realized that was because the promises were on the video, which I did not get to keep, or his verbal promises). He told me that they could install liners in my crawl space that would keep the space dry, and make it a great dry storage area. He also repeatedly told me that he had a $2000 quota per visit and if I didn't buy something he would not make his quota. I bought the liner system for the crawl based on his assurances that it would be a dry storage space. Of course it was not and I did not find this out until too late- because I thought it was dry, I did not check the crawls until after a year, when I found out that the weight of the stored items ( some carpets) on the liner had caused water to infiltrate into the space and soak the carpets, which were now ruined. I took them to a disaster remediation firm who said they were so far gone, and so moldy, that they had to thrown out. When I called Perma Seal, they sent out a "repair"crew, who looked at it and told me that the warranty was only for tears, not for water coming through the liner seams . This "repair" crew said they had nothing on their truck to fix the seams, and would have to call out another salesperson who would sell me something else. I said no thanks. When I called Perma Seal to ask about this, the initial customer service person was nice but hit a brick wall. Who ever he had to talk to was bellligerent ( could hear him in the background) and when the customer service person contacted the sales person, the sales person of course denied it all and said basically "prove it- you have nothing in writing, it was all video and verbal". What they do give you in writing says the liner is warrantied against tears but again, the water was coming in through the seams. So now the crawl is of no use for storage and I have lost several valuable rugs. I will NEVER use this company again

I've used them on a couple of occasions. The bad part of my basement which I had major problems years ago, they installed drain tile inside the basement and a sump pump that took care of my basement. With major rain that I was getting some seepage on my finished part of my basement to the front and they came and took care of that and did the same thing and I haven't seen a drop of water since then either. That was quite honestly half of the work because I had to tear out walls in order for them to do work and I had some situations where I had one wall that was totally molded out so I had to tear everything down to the brick of the house. My handyman service restudded and re-insulated, and they redrywalled. First and foremost, their work is very good. The workers were courteous and they cleaned up the major mess that was left in the process. When putting in the indoor drain, they have to dig down to the footing. Once they were done with that they replaced what they dug, they concreted, and the whole nine yards. Once they were done, it was as clean as it could possibly would be. I would recommend them and I've seen them in the neighborhood quite a bit. The area that I am living in, the houses are all pretty old; my house is about 85 years old. Most of the houses within a radius of a few blocks have major water problems when we have major storms. They indeed get a good deal of business around here. Their prices are competitive. I used another company many years ago and I didn't get the type of results that I thought I was going to get and that's why I started using Perma-Seal. I have used them twice and I have them come out at least once a year to check my sump pump to make sure it is still running properly and things like that. The quality of work is very good. They did all the work and I am not going to call someone else to check my pump every year. They come out and then they check out to make sure that everything is cleaned out and make sure that my battery is running properly as they installed a back up battery system for me.

We had a dirt floor crawl space and a concrete floor crawl space in our home. Both spaces were very cold and nasty looking. We wanted a solution that would help us become more energy efficient and at the same time create some additional storage space. We initially met with a Perma Seal consultant who walked us through what could be done. He suggested we start by installing insulation in both spaces-which we did through another vendor-and then Perma Seal would install their vinyl liner into the space. Long story short the liners are great-the spaces are bright, clean and dry and we now have a lot more storage space.

I got three bids to do the repair work in my basement for seepage. While Perma-Seal was not the cheapest bid we got, we chose them for their reputation. The workers showed up on time and worked a long day. The work was completed in the time frame they had planned. The only "complaint" I have, is that I wished they would put up more dust barriers around the exterior of where they were working. ie... doors to other rooms. Or, as the homeowner, know to put these up yourself. Other than this, it was a good experience and I would recommend them easily.

Absolutely professional. I called to schedule an estimate. They came and explained everything very thoroughly pros and cons. After getting estimates from other companies we decided for them. They showed up on time on the date they said they would. Julian (head crew) was very professional. They started and finished the same day, working pretty much non-stop for 12 hours. When we decided that changing the main pump was the best option, he checked on his truck and didn't have one to install right then. He said the next day they would call to install the new main pump. And, that is exactly what they did. By early morning they called and thewere on their way! This is the most amazing part: they made a mistake in the charges so I double paid for the main pump. They called me, explained the mistake and canceled the charge. Absolutely honest. This company totally lives up to the A rating they have and more.

When we found two cracks in our basement wall while clearing the area for the installation of a new furnace, we thought of Perma-Seal first. They repaired cracks in our basement walls a few years after we moved into our newly built home in 1973. Back then, Roy Spencer worked on the jobs himself. Being a new Angie's List member, we looked them up and saw that they have continued to satisfy customers over the years. We called and Consultant Jim Burlison responded within 48 hours to give us an estimate. He was very hands-on and examined each site before suggesting a solution. On the scheduled day, the technician called and asked if he could arrive early to do the job. The work was done professionally, quickly, and with no leftover mess or cleanup. Now that the epoxy has cured, we will chip off the plugs and paint the wall. Although there are companies out there who can do the job for less money, Perma-Seal provides a free lifetime service warranty on their repairs. It's comforting to know that these are two cracks we won't have to worry about. And yes, they honored the Angie's List discount. Thanks, Roy Spencer for owning a company that really delivers. And thanks, Perma-Seal for the nice experience!
Description of Work: The company repaired two interior hairline concrete cracks in our basement wall. One of the cracks was at the site of a previous crack repair done back in 1979 by the same company and was not yet leaking. The other was a more recent crack possibly caused by patio excavation work and had leaked in the heavy rains we had in July. Both cracks were below grade. One technician repaired both cracks in less than 1 1/2 hours. He chipped out the cracks, inserted injection plugs, and then patched the opening with epoxy. He then injected resin through the plugs and sealed the plugs. This securely sealed the cracks from the interior to the exterior.

Response from Perma-Seal Basement Systems
This homeowner called our company during the month of September shortly after more than 7 inches of rain fell, inundating the sewer system and overwhelming waterways. Perma-Seal had 45 consultants go on 5-8 appointments per day during this period and still we could not attend to this customer's time request, an indication of how busy we were. We try our very best to accommodate the thousands of Chicagoland homeowners who call Perma-Seal during these times of need through unprecedented staffing efforts in both our estimating and production departments. Perma-Seal's reputation is the reason it is inundated with literally thousands of appointment requests during times of heavy rain. We terribly regret not being able to meet the needs of this customer who was eager for our services, but we firmly believe that we are worth the wait. Our lifetime transferable warranties, A+ BBB rating, and permanent repairs are the reasons why so many customers have helped Perma-Seal to become a household name.
