Do get the bid in writing Do get an exact time line and write in deductions if the job is not completed on time. Do supervise every step of the way Do put in writing that he will dispose of items taken out of the house due to remodeling or wood/sheetrock etc. scraps. Don't pay for time when he's running all over to find a tool or an item... he should be prepared for the day's work. Keep track of the hours and I do mean hours he's not on the job but off looking for things so you can deduct those hours from your bill. Don't pay until the job is 100% done to your satisfaction
Description of Work: Mike gave a bid on putting in new cabinets in the kitchen and 2 baths as well as adding a window to the master bathroom and replacing the front door. His bid was reasonable and he gave a general outline of how long the job should take. He ran into problems with the flooring during the installation of the cabinets and exceeded his bid by way over double the initial quoted amount. He also stated the work would take a couple of days for the kitchen and perhaps a day and a half for the bathrooms. Those couple of days have stretched into over a year. His initial work was excellent, but it took almost a year for him to come back and complete the work. He still, over a year later, has not done the touch-up necessary to make the job look professional. He often did not tell me when he would be back and weeks, even months went by as I waited for additional work. He is not a 'finish' carpenter and many of the wood angles are not correct, nor can he seem to make them correct. Paint on mirrors and windows still has not been touched up so you can see raw wood in many areas. Faucets leak or move on the sinks. He was given a list of things to correct the first of June, 2010. It's the middle of August and still no word on when he intends to make things right. I believe he does OK work for this rural area, but it is certainly not the quality of work I expect from a contractor. And, oh by the way, he's not a certified, journeyman carpenter. He simply worked for a contractor for several years and then went out on his own with no formal training. He is a delight to work with, however and has good ideas. I believe he is trustworthy and honest. Perhaps if you don't pay your bill, he would come back and fix things. I believe I should have not paid the entire amount until the job was completed to my satisfaction, though he is johnny on the spot with a bill.
