Description of Work: We did a complete remodel of our 3-bedroom condo. We moved walls, turned closets into doors, totally redid the kitchen, new granite bathroom counters, installed gas-log fireplace, and lots of other very special touches that were unique and specific to the design we had in mind for our house. John has a great team working for him, but he's very hands-on as well. So you don't have to worry that unknown workmen will show up without being fully briefed on the job. Every time I called with a question, my call was either immediately answered or retuned within the hour--terrific customer service on that front. Also, as ALWAYS happens, we made adjustments along the way and John was above-amazing in accommodating those changes and making sure everything was exactly as I wanted it to be. We'd hear horror stories about contractors going into this project, but were delighted with the service and professionalism we experienced. Would not hesitate to call on him again for a future project.

We had the typical junky cement basement and they did a full build out of it. They started in October and were done in December. The quality of the work was excellent.
Description of Work: We used 41 North Builders to do a full remodel of our basement.
I bid our project to 4 contractors and John Casserly of 41 North Builders was one of the most responsive right from the beginning as well as the most competitively priced. Just as importatnly John was wiling to work with us. Our agreement was that we would supply some of the materials. We made it clear to John during the negotiation of the contract that some of the items (light fixtures, door hardware and ceiling fan) may not be available when construction began at which point his crew would have to make return trips. He was willing to accommodate the delivery schedule without a problem. We fully anticipated the project to take 2-3 weeks however John said his crew would have it done in a week.As a design professional myself, I was skeptical and told John that although the time frame was not IMPOSSIBLE it was not probable. Yet, he was confident that he could complete the work within a week. Considering that he could begin right away, had positive references and by starting the job n Dec 7th, could be done by the holidays, we hired him. The crew showed up on time and by the first day, had the demolition and new framing complete. I had put together a very detailed scope of work along with drawings so there was no room for interpretation. Although there were a couple of items on the scope that John apparently did not consider as part of his bid, he lived up to his obligation and completed them without question and professionally. Of course there were valid unforeseen circumstances once demolition began and John's price to address them was more than fair. We had ordered plumbing fixtures for a powder room and to our surprised they arrived sooner than expected. Originally not part of the scope, we asked John for a cost to install them and to replace the existing laminate floor with marble tile that we supplied. It again was very fair and they added this work to the scope and completed it quickly. His crew showed up every day and we are generally very pleased with the quality of work. The whole project took about 10 days, which is "on time" considering that we added to the scope after construction began. This does not including the times they needed to come back to install some of the outstanding items that we ordered.. And when they did arrive, he had someone here within a day or two to take care ot the installation. Our punchlist was minimal and it was addressed swiftly and to our satisfaction. This project was the first of three phases. We hope to be working with John again once we are ready to move forward wit the next phase. Good Job, John and we wish you success.
Description of Work: Combining two bedrooms into one master bedroom in a 100 year old house. The work included demolition, framing of a new walk-in closet, relocated electrical openings, new drywall work and hardwood floors, new hardware installation and door repair throughout the house and additional miscellaneous electrical repair. After work had begun, we decided to remodel a small powder room. We did all the painting ourselves.

John and his crew worked out a plan to get as much ceiling height as possible while enclosing the blower, installing an access panel for future maintenance work on the unit. It was truly a work of smart and creative people. John's crew was on time, courteous and professional. John more times than not answered the phone when I called, and returned phone calls promptly if I had to leave a message. I was very happy with the work and with everyone involved with this project. I highly recommend 41 North Builders.
Description of Work: Small bathroom remodeling job: Removal of built-in cabinet, framing and drywalling of new ceiling, leveling and tiling of floor, replacement of window and painting walls/ceiling. We also had an outlet moved and some piping embedded in wall which required replastering. The bathroom of our 5th floor condo was a bit of a challenge because the SpacePak air conditioning unit was outside the window and the blower was installed above a drop ceiling. I requested the removal of the drop ceiling and a 2-tiered drywall ceiling installed so that there would be more light from the window. The job needed to be split into two as some work was completed at the time of ordering the window and the rest completed once window arrived, six weeks later. Other companies wanted to wait to start work after the window arrived so I was happy that John was willing to start right away.

John was prompt and timely, calling on several fellow contractors to get the work done and pass the building inspection. The amount of work required turned out to be more than expected due to additional issues identified and was taken care of in a timely manner.

We contracted 41 North Builders after our architect received bids from four other companies. They were the lowest bid, and after meeting John, he was very flexible and allowed us to buy our own finishes to save money. We made alot of changes along the way, which probably pushed back some of the work. John was great at keeping us informed of the progress (as we couldn't be on-site), and overall, we were very happy with the end-result. I would highly recommend 41 North Builders for small or large jobs.
Description of Work: Complete gut-rehab of our two-bedroom house in Evanston. Everything was re-done, to architect's specs, including re-design of our kitchen and bath, re-leveling and new wood floors, new mechanicals, new basement staircase and downstairs laundry area.

I really like John for his responsiveness, knowledge and professionalism. I ended up choosing a company that did more volume and had more experience working with city inspectors in regards to deck codes. But John will be someone I would call for future projects.
Description of Work: Came by to give estimates on roof and deck.
I loved 41 North Builders, from the owner, John, to the crew that was there day in and day out over the 1 1/2 week period; everyone was very courteous and professional. I provided the crew a key and they arrived just before I went to work everyday, cleaned up after them selves each night, and locked the door on their way out. They completed all the work in a timely manner and have totally transformed the space. John was able to provide options for marble and the layout of the built-ins as well as suggestions on the lighting fixtures throughout the space. Additionally, 4/6 doorways had existing molding and rather than replace it all, John came up with an inventive solution, he took the matching molding from inside the laundry room door and our extra bedroom door and used that within the common areas. He then used a fairly similar, but not exact matching molding to replace the inside of those two rooms. It was a money and time saving suggestion that I really appreciated. I am looking forward to working with John & 41 North Builders again soon for our bathroom remodel!
Description of Work: Ripped out and replaced existing fireplace with new marble, constructed built-in cabinets and shelves on either side of the fireplace, put up crown molding throughout the living room, dining room, kitchen and hallways, framed all doorways and windows, put in additional spotlights over new shelves/cabinets, put in new can lighting system in kitchen, moved dining room chandelier and also installed fans in 2 bedrooms. Additionally, months after our project was complete our hot water heater broke down and John was able to provide us references and advice on replacing the unit - which also went very well!
John showed up promptly as scheduled to give us an estimate based on rough sketches we had from our architect. Even during the initial meeting, his advice was helpful as we refined the plans. Throughout the process, John and his team were able to fill in gaps in the architect's drawings and did a particularly amazing job constructing the steps within the constraints. We lived on the first floor during the construction and they did a good job partitioning off the construction area with plastic and keeping the rest of the area clean. We needed to change several things during the course of the construction (including moving a plumbing stack and an old chimney) and John was amenable and understanding. John returned to make sure the punch list was completed and stands by his work. The most glowing recommendation I can give is that we completed our project on time-and on budget.
Description of Work: Complete gut and renovation of second story of single family home. On second story, new second bedroom, new bathroom with separate shower and tub and double sinks, remodel master bedroom with walk in closet, 5 new skylights, new roof (tear-off). On 1st story, took down wall between kitchen and eat-in kitchen, new hardwood floor in eat-in kitchen, new (rebuilt) steps to second story. On the way to the basement, redid steps to increase headroom.

The work is beautiful, new construction quality. John continues to come by and finish up the tiny details even though he has been paid and the bulk of the work has been done. The project was finished on time and within budget. John was very committed to customer service by meeting with us according to our work schedules and spent countless hours helping us navigate the construction process and shop for materials. He even handled the few setbacks (delays in city permits and an unreliable plumber) by taking responsibility for the problem and fixing it quickly. He fired the plumber and got a new one that fixed the work and everything is guaranteed for one year. He was professional, courteous and ethical which is rare in contractors these days. We will be using him again for an investment property of the same type. I highly recommend giving him a call for any rehabbing needs. He is not the cheapest guy out there but the job was done right the first time.
Description of Work: John and his team performed a complete gut-rehab of our home in Chicago. It was an old two flat conversion to a single family which required new plumbing, electrical, kitchens, bath facade. We even expanded the basement by digging down a few feet, and resealing the walls.
