Mark's passion for building was sparked as a child when he worked alongside his grandfather, Charles Rainier, learning the art of home construction. Today, Mark continues that legacy, building homes with the same craftsmanship and care, while passing down his expertise his son, Austin, who helps run each project to completion. "We were contracted to add on a master bedroom and extend the master bath to supplied blueprints on a home built in 1951. The contract stated approximately 3 months to complete. After the project was started, there were 19 changes 3 major to the original scope of work, none of which were generated by Rainier Construction. Three of the changes required the supplied blueprints to be changed and approved by the building dept. which meant sending them back to the architect to incorporate the changes and then sending them to the building dept. again for approval. The building dept. typically takes 2-3 weeks to review and approve changes. In addition to the delays because of the blueprint revisions and building dept. approvals, the 19 changes added 5 new inspections by the building dept. All of the 19 changes ended up causing a 2 1/2 month extension to the project. On a typical renovation, we get an average of 2 changes versus 19 on this project. The most difficult change was to remove an old fire block fireplace and chimney that had cement blocks mortared at various angles inside the structure, which was extremely dangerous to remove. This request took 2 weeks to get new prints, 2 weeks for building dept. approval and 2 weeks to demo and build the new chimney and fireplace. Then about 1 week for the 2inspections. Approximately 80% through the completion of the job, she wanted out of the contract which was a surprise as the project was coming along as it should. I asked for a meeting and the only thing she brought up was the delays. We then discussed bringing in a 3rd party as an intermediary who works in the construction industry to further advise her and act as a go between to help her understand the process. In the discussions with the intermediary at the end of the job, he agreed that the end product was very nice and he couldn't believe all the changes requested. At no time during the meeting did I raise my voice nor have I ever treated any of our customers in this fashion. I in return was not treated in the same fashion during two 8 pm phone calls I received from her with a raised voice. Addressing her comment about the punch list items, there were 21 items all cosmetic. We completed 19 within the first 2 weeks. The remaining 2 she said she would talk directly with our sub to she could coordinate the sub's entry into her home. We later learned she wanted us to handle the last 2 items because the sub [Member Information Removed] was going to charge her as he deemed this as additional scope of work. We didn't know this until near the end of the 30 day period had passed. We then scheduled the fixes immediately and paid the charges for the additional scope of work without passing on the charges. This review came as a complete surprise as she ahs a beautiful new addition and remodel, which she agreed to as well when I met her recently. The only issue we were aware of were the delays, as I'm sure she didn't understand the cause and effect of added work. Lastly, we are a family run business with my son and I overseeing all the details of construction. We take great pride in our work and are extremely conscientious, professional, respectful and diligent when building for our customers."
We lived at my mother-in-law?s house with our 2 year-old twins and their 9 year old sister. Needless to say, time was also a concern of ours. We began the project May of 2011 and were in our newly renovated home by the 1st of October! With the scope of this project, we were extremely pleased with this time-frame. As detailed above, this was a substantial renovation. Due to the amount of work involved, the city of Orlando required everything be brought up to current code. Mark was very instrumental in smoothly passing each inspection and foreseeing any issues with the design.
Of course, when you open up a 1920s home, you have to be ready for anything... Mark helped us navigate every challenge with smart choices for the long term value of our home. In every choice, Mark guided us to retain the charm of our bungalow, while significantly upgrading the energy efficiency and quality of the structure, all the while keeping budget in mind and working to obtain cost effective solutions without sacrificing excellence. Every sub-contractor was top-rate, consistent and responsive due to their strong relationship and longevity in working with Rainier Construction.
We couldn?t be happier with Rainier Construction and the 3 most critical factors involved in our renovation - cost, quality and time.
