The contract was signed in April 2014, with a planned start date of June 2014. All documents required of the homeowner (contract & building permit application) were signed, notarized and provided to the contractor in April 2014, along with a $56K project start deposit. The project commenced in the first week of June 2014 as planned. Initial demolition proceeded slowly - this was my first sign that the project would be a significant challenge. The GC estimated the renovation time line to be 10 - 12 weeks. The contract included a COMPLETION CLAUSE of "No More than 90 Days after Commencement". The project took 30 weeks to complete! The contractor caused six full weeks of WORK STOPPAGE in July and August because he chose not to pull construction permits from the city and was later shut-down by the City Building Inspector and Fire Marshall until the renovation construction was brought up to meet current code. With the exceptions of (1) the flooring/tile/carpet/stone subcontractor, (2) the finish carpenter, and (3) the cabinet subcontractor, trade skill subcontractor quality was poor and a lot of rework was required throughout the project. Demolition and framing crew member actions, language and lack of interior hallway cleanup angered the Condominium Board of Directors and caused a firestorm of letter writing to settle. Throughout the project, the GC's interests lay squarely on the other projects he had underway at the time. He may have visited my site 2 - 3 times during the 30-week construction period. He avoided contact with me personally throughout the project. In summary, (1) I'd not hire this General Contractor for any future project, and (2) had it not been for the personal integrity of the Project Manager that was assigned to my project (that did way over-and-above what was expected of him to make up for the shortcomings of those assigned to support him), my project would likely not be finished at this date and I'd still be in court with the General Contractor. BOTTOM LINE: I would not recommend Charles Boyd Construction for any project involving work in a Type 2 residential building.
