Greg Danis is one of those company owners who have been in business for many, many years and are willing to convey their knowledge from that experience. Some people, when they talk, I'm all ears. Mr Danis is one of these. Instead of just getting the info as to what was needed, measuring the property, and getting a quote together, he talked to me about various aspects of the property. He suggested that adding concrete to the rear of the units would not be wise due to the low-hanging signs above the walkway that could be a safety hazard for people going through the area. He made recommendations to correct a concrete pan for directing runoff water, pointing out the problem with how it had been built (cars routinely bottom out entering 2 parking spaces). And he said the parking lot didn't need crack seal this year but probably in the next 2 years. I had him out to another of the HOAs I manage and he told me the asphalt had never been sealed so would wear much faster. He gave good information as to the wear we'd see with construction traffic when more townhome units were being built. This helped us to know what requests we needed to make of the construction company, including a written agreement to repair any damage, after construction was completed, and to apply sealant to the surface. While I haven't used the company recently to perform work, the bid process was extremely helpful.
