Through the initial stages of the home purchase, we met with Tim J. at Epic and he did a full walk-through of the property taking notes on how we were hoping to finish the additional space. Keep in mind that this is before the property has even changed hands and there was no guarantee that he would win the contract or that the home purchase would go through. His job (at that point) was to provide an as-accurate-as-possible estimate of the repairs/remodeling project that will be used in the 203k loan process.
Tim did just that and while the estimate was higher than we were hoping, it was an accurate representation of how much it would cost to finish the addition. There was one competing contractor for this same project and while they are a very respectable company and have a very good reputation on Angie's List, we did not select them simply because they did not put in the same amount of effort on the estimate. They were new to the approved 203k contractors list, so they may not have been as familiar with the program at the time.
We closed on the property in March of 2013 with an expected timeframe of 6 months to complete the project per 203k guidelines. A great amount of effort was put forth from Epic to keep the project moving, however we had many hurdles to overcome given that the project was started nearly 20 years ago by the previous owner. This left us with the challenge of acquiring new permits and bringing all of the previous work that was done, up to the current code. Aside from that, the project moved at an acceptable pace, however could have been pushed along a little more quickly at times. The overall timeframe for the project was eight months and required a 2-month extension to the terms of the 203k loan (this is not always guaranteed, except in cases where the delay to the project has been documented and determined a reasonable cause for delay by FHA).
Throughout the project I was constant contact with the project manager (Pete J.) who I could count on to stay on top of keeping the ball rolling and delivering on-the-fly requests to the sub-contractors in a timely fashion. In the instances where I had to leave a message, it was never more than a couple hours before I was called back. My e-mails were answered in a timely fashion and I was never given the run-around. Any face-to-face meetings I could count on Pete to be on time. Overall, I would consider everyone I was in contact with at Epic as professional and very punctual.
As for the final finishes on the project, I am happy with the outcome, however there are some aspects that I feel could have been done better. I wouldn't consider any of the work sloppy or unprofessional, just not as impressive as I was hoping. However, given the number of shoddy contractors that you could potentially get, I would take average any day over the challenges of trying to correct bad work. I will say that in cases where the work being done was not to my standards and I brought it to the attention of Epic, they were prompt about correcting the issue and bringing it up to (or exceeding) my standards.
Overall, I would hire Epic for this project again. Throughout the project they made it a priority to make sure I was happy with the work being done and that the project overall was staying on track and moving forward. As always, get a couple bids on any project you plan on doing, but be sure to include Epic Remodeling and Restoration on the list of potential contractors!

I applaud your efforts for having all of the color choices, brands, manufacturers and specifications chosen quickly and accurately. This helps the project schedule in great ways. Unfortunately, working with Architects, Engineers and the City / County are always a challenge. We are working on similar addition projects and have found that there is not much we can do. Most clients do not want to spend $5,000 on Architectural and Structural drawings for submittal to the City for permit approval prior to closing on the house. Can't blame them!! Currently, after closing it is taking around 1 month for blueprints to be drafted and up to 2 months for the City of Denver to log in, review and process a permit. Holy Cow!! Then, what would typically take 4-6 months to construct, has already taken 3 months with nothing to show on the physical construction side of things. I am hoping in the near future that the banks, mortgagor's, FHA or the Cities will be able to work out some type of expedient solution. Thank you for you review.
