We had done two major renovation projects on our last house with Tim Jennings 10 and 13 years ago. Our experience with him then was so positive that we asked for his advice on cost and feasibility of adding on to a new house we were considering purchasing in Arvada 2 months ago. As soon as we closed on the Arvada house, we asked Tim if he would expedite installing basement egress windows so we could complete getting our children moved into their new basement bedrooms before taking on the larger project. Tim broke this smaller job out into a separate contract; gave us good, money-saving advice on the choice and design of the wells; and got the work scheduled ASAP. Tim and his project manager, Alex, were particularly concerned that the already-finished basement not be damaged by the concrete cutting and returned to original condition ASAP. Alex's responsiveness and attention to detail on the final cleaning and punch list, and Tim's willingness to explain and discuss the details of his bill, were exactly what I remembered from working with Epic 10 years ago. I'm looking forward to working with them on the next project: a full handicapped-accessible mother-in-law apartment.
Description of Work: For this project, basement egress windows installed into a finished basement in a new (to us) house. We needed them done ASAP so our children could move into basement bedrooms. 13 years ago, we also had Epic do a 203K rehab on a HUD Teacher-Next-Door house and 10 years ago, they did a major second renovation on that same building.

Overall the project went great. Tim was pleasant to work with during the bidding process and was familiar with the FHA 203k loan we were using to fund the project. Cam was a proficient and involved project manager who did a fantastic job listening to our concerns and taking care of the subcontractors. All the subcontractors used by epic were professional. One sub had a problem being on time, but Cam took care of it appropriately.The only incident I feel needs any specific comment was when our shower was being tiled. The initial tile job was not satisfactory, but before I even had the opportunity to bring it up, Cam had already arranged to have the job completely redone. Additionally, we were working on a limited budget and Tim was very flexible and helped us meet our budget while working within the bounds of the 203k loan.I am very happy with the completed project and would use Epic again and have already recommended them to one of my neighbors.
Description of Work: Remodeled our kitchen to include moving walls, new cabinets, counter tops, lighting and plumbing. New drywall was also installed in the kitchen and some previously damaged areas. Extensive plumbing and electrical work was also completed. Additionally, one bathroom bath/shower was removed and installed and tiled.

If you are considering the purchase of a home with an FHA 203k home loan, this is company you should go with! They are well versed in the intricacies that are involved with the program and will be able to assist in guiding you through the repair/restoration portion of a 203k. Through the initial stages of the home purchase, we met with Tim J. at Epic and he did a full walk-through of the property taking notes on how we were hoping to finish the additional space. Keep in mind that this is before the property has even changed hands and there was no guarantee that he would win the contract or that the home purchase would go through. His job (at that point) was to provide an as-accurate-as-possible estimate of the repairs/remodeling project that will be used in the 203k loan process. Tim did just that and while the estimate was higher than we were hoping, it was an accurate representation of how much it would cost to finish the addition. There was one competing contractor for this same project and while they are a very respectable company and have a very good reputation on Angie's List, we did not select them simply because they did not put in the same amount of effort on the estimate. They were new to the approved 203k contractors list, so they may not have been as familiar with the program at the time. We closed on the property in March of 2013 with an expected timeframe of 6 months to complete the project per 203k guidelines. A great amount of effort was put forth from Epic to keep the project moving, however we had many hurdles to overcome given that the project was started nearly 20 years ago by the previous owner. This left us with the challenge of acquiring new permits and bringing all of the previous work that was done, up to the current code. Aside from that, the project moved at an acceptable pace, however could have been pushed along a little more quickly at times. The overall timeframe for the project was eight months and required a 2-month extension to the terms of the 203k loan (this is not always guaranteed, except in cases where the delay to the project has been documented and determined a reasonable cause for delay by FHA). Throughout the project I was constant contact with the project manager (Pete J.) who I could count on to stay on top of keeping the ball rolling and delivering on-the-fly requests to the sub-contractors in a timely fashion. In the instances where I had to leave a message, it was never more than a couple hours before I was called back. My e-mails were answered in a timely fashion and I was never given the run-around. Any face-to-face meetings I could count on Pete to be on time. Overall, I would consider everyone I was in contact with at Epic as professional and very punctual. As for the final finishes on the project, I am happy with the outcome, however there are some aspects that I feel could have been done better. I wouldn't consider any of the work sloppy or unprofessional, just not as impressive as I was hoping. However, given the number of shoddy contractors that you could potentially get, I would take average any day over the challenges of trying to correct bad work. I will say that in cases where the work being done was not to my standards and I brought it to the attention of Epic, they were prompt about correcting the issue and bringing it up to (or exceeding) my standards. Overall, I would hire Epic for this project again. Throughout the project they made it a priority to make sure I was happy with the work being done and that the project overall was staying on track and moving forward. As always, get a couple bids on any project you plan on doing, but be sure to include Epic Remodeling and Restoration on the list of potential contractors!
Description of Work: Epic remodeling completed the construction on the addition to a home that was purchased utilizing an FHA 203k loan. At the time of purchase the addition consisted of approximately 3,300 square feet of space that had been completed up to framing and exterior. Epic acquired the necessary permits to bring all of the addition to code as well as complete the finishing on approximately 2,000 square feet of the addition. The finishing included framing (interior wall changes), electrical, plumbing, insulation (both spray foam and rolled), dry-walling & texturing, primer painting, tiling (including a fireplace stone wall), interior door installation including trim, and exterior gutters.

I applaud your efforts for having all of the color choices, brands, manufacturers and specifications chosen quickly and accurately. This helps the project schedule in great ways. Unfortunately, working with Architects, Engineers and the City / County are always a challenge. We are working on similar addition projects and have found that there is not much we can do. Most clients do not want to spend $5,000 on Architectural and Structural drawings for submittal to the City for permit approval prior to closing on the house. Can't blame them!! Currently, after closing it is taking around 1 month for blueprints to be drafted and up to 2 months for the City of Denver to log in, review and process a permit. Holy Cow!! Then, what would typically take 4-6 months to construct, has already taken 3 months with nothing to show on the physical construction side of things. I am hoping in the near future that the banks, mortgagor's, FHA or the Cities will be able to work out some type of expedient solution. Thank you for you review. Communication and 100% Satisfaction is always our #1 priority and it seems to be working very well.

Hired Epic to do some electrical, plumbing and hvac work on a vacant (foreclosed) house. Overall work was fair to good in quality and done in a moderately timely manner. For example, the plumbing was eventually done satisfactorily but it required 3 different trips over the course of 2 weeks (from two different plumbers/technicians) to fix two breaks to plumbing in the crawl space and replace a shower valve so the water could be turned on to the house. Price was high compared to other quotes received (eventually settled on this contractor because the first choice ended up having to back out and Epic was willing to negotiate on letting us do work oursleves under a 203k renovation loan). Communication with the project manager (Steve) was excellent which was greatly appreciated but the overall price (high) as compared to the work (average) would lead me to recommend shopping around.
