Best-Rate Repair Company

It was very good. The estimator came out and gave us an estimate so we knew how much extra we’d be paying – it was more than fair. They were punctual and professional. The team worked together well. They put in a new pedestrian door in our garage, and did everything in a day.

They were done in two and a half hours and everything went well. They left the area clean. He arrived on time and did a great job. They were efficient, dependable, and reasonably priced.

The person who gives the estimate was fairly accurate saying it would take 4-5 hours total and I got three hours with the deal. His estimate of the cost of goods was $50.00, but the workman said that he didn't quote for fixing the rot on the sides of the window. I thought he charged a lot hourly and actually quoted $86/hour at first then charged at $97/hour (probably because of the deal). He then left a message telling me what time and date (7:30AM). The worker didn't show until almost 8:30 which seemed typical, but when I called the office they had to page the worker who said he was in the office in the AM and they just told him he needed to do our job right then. The worker was slow, but careful. Only complaint I had was that he went shopping for almost 1.5 hours and then came back for about 30 minutes and then stopped again for about an hour. He was supposed to go to another job when he was finished, but I felt that he was trying to stretch out the time so he wouldn't have to go to the other job. When I asked him what he was doing for the hour after he bought the supplies he said he was having lunch, which is fine, but I should have to pay for that time. He arrived 8:30, talked until 8:45 an was done about 3:00. We were charged for 6 hours (so three hours over the deal). I also approved more supplies since the estimate did not include the side of the window so the cost was $86.00. The receipt charged $86.00 + 15% and that was paid, but I didn't see anything on the receipt about 15% that we were charged.

He came out and said he would give me a bid for the work within a couple days. He finally sent the bid a week later. I agreed and he said he would be out on 10/20. He never showed up or called. He did not do what he said he would do.

Mike Spencer was prompt and courteous when he arrived for the estimate. We verbally agreed the work (replacing one 2x4) was within the 3 hour contract deal. However, Mike's contract included an estimate, no guarantee or commitment on work provided during that estimate, and an open ended "...any additional labor will be billed at $97 per our..". I responded to Mike by email that (a) I was concerned about the open ended contract with huge potential balloon costs and (b) questioned the $97 per hour rate for a tradesman/carpenter, be he union, employee, independent, straight or loaded time. Mike replied "I bill $97.00 per hour every day, what do you pay your Mechanic ..." and commented about trades men costs, and the loaded costs required to run a business. (I run a business; I know what G&A means.) He did not attempt to address my concerns about scope or guarantee the work requested would be done within the 3 hour original agreement. He expected me essentially sign a blank check. I had the distinct impression based upon Mikes reply and attitude that this work would likely cost me a whole lot more than the $99.00 "Big deal", and so requested the refund. It wasn't just the cost of labor, but a matter of trust. I just didn't trust Mike or his company based on his contract, and variance between his contract and our conversation on site.

It went well.. The workmen were great guys and performed their work as expected. The only issue we had was some lumber needed to be special ordered to complete the stairs so it delayed completion for a time but once they received the wood they completed the job.

They came and did everything. Everything worked out fine. We’ve used them in the past. We had dry rot in the deck and they replaced the rotten boards. It was very quick & simple.

Best-Rate responded the same day to my online request and scheduled an appointment for an estimate. For the estimate, I had no problem explaining what I needed done and was pleased with the ease at which we agreed on the scope of work and price. Best-Rate showed up on-time the day the work was scheduled and did everything promised. This included proper remediation for lead-based paint removal, prep and painting of the wood siding, removal and replacement of the rotted wood in the stairs, priming and painting of the new wood and thorough cleanup after all the work was done. Although the original estimate was for three days they actually finished in less than two which made me happy. All the folks I came in contact with at Best-Rate were pleasant, polite and hard working. I would definitely go to them again.

After meeting with Mike Spencer and finally receiving a cost proposal decided to give Best-Rate Repair the opportunity to perform the necessary work especially from the reviews on Angies List. On the day of work to begin only one worker showed up with the other who had the contract, the knowledge of the job and materials did not arrive and could not be contacted. The one worker said he could do the work but that it would just take longer yet had no idea what was the job description. Further, I have a two story building and would not allow one worker on the job. After finally contacting Mr. Spencer and being asked to wait if he could get in touch with the worker I was finally told that the job would not be accomplished that day and he would reschedule with me for another time. That was that. I have never heard back from Mr. Spencer or the Company Owner regarding my signed contract with them. I finally wrote to them voiding my contract. I took off part of the morning to meet with the workers and to assist them with any questions that they might have. The outcome was a failure thus an "F" for their rating.

The estimator was very professional and the paint was very thorough.

The rep was pleasant and professional though a little bit sales-y in my opinion. I asked for and got a bid for a rebuild using either TREX or redwood. He recommended that the stairs be demoed instead of repair and declined to give me a price for repairing them. He said it would be too expensive because there would be too many cuts. This seemed odd to me because I would think it would be doable for a reasonable price He gave me a rough estimate and promised a final estimate the following Monday. I never got the estimate and that is the main basis of my low marks. I took off from work for this appt. I could have waited a few more days for the estimate but he made the promise. I really get perturbed when I spend the time to get estimate and never get a response I did get an email for he company but it was just an advert with no quote. Maybe the forgot the enclosure which wouldn't have been as bad as just not responding at all I also thought the price was high. For example he wanted $1000 to paint just the deck support -- no stairs or the boards which would be TREX. I had the whole deck stairs and all painted 5 years ago for about half that amount. The quote for the deck for 14000 also seemed high though I have no comparison except the original deck cost 2500 25 years ago One other thing. I called TREX to ask about their product. I need 2 sided boards because they are visible from below. TREX doesn't even make 2 sided boards. I would have thought he rep would know that.

The bill turned out to be quite a bit more than the Deal, but I know I had a lot of work to be done. They advised that the entire roof had to be repaired, so we basically had him do a temporary fix.

They were quite patient and gracious with us and our multitude of questions prior to the work. I was impressed that the rep. explained that they painted the wood prior to nailing it together to protect the wood better. The foreman or owner was very kind to our elderly mother for whom the work was done. They offered a senior discount. The workers came early or on time and were considerate of our wishes. They made sure they communicated sufficiently with the boss prior to starting the work; especially regarding matching the preexisting paint color. We are planning to hire them again.

Work was done professionally and they did a great job. The estimate was low. It took twice as long to do the work than was estimated.

This company was the best. Rick was great! He worked with me within my budget, and giving me advice. He was fast, efficient, and courteous. Don, the manager, was very nice, even coming to see me in person after a scheduling difficulty. Wonderful service all around. I would use them again, and will be talking to them about termite control next. Thanks for everything, guys! Great job all around

Don came to our property, looked at the jobs that needed to be done... and did the unusual and very professional thing. He told me that his company was the wrong provider for the work we needed to have done and told me exactly the type of professional we needed. On one job - repairing entrance doors - he told me that his company would be too expensive for the simple nature of the work and that we could save money by going to a different type of company. He was more concerned that our work get done properly and at a fair price than making business for himself by selling us services that we didn't need! Isn't that the way we want all service providers to behave?? :-)))

Technician was fantastic. He was professional, worked at a steady pace and did a fantastic job. He was prompt. We would recommend this company in the future.

It went really well. I had them fix the eaves on the roof. I also had them work on the patio. It took them about 7 hours to do all of the work. However they were a little on the expensive side.

No problems and was pleased with the work performed. They were here on time and completed when they were supposed to. Cleaned up after themselves and were careful to not disturb our front yard by using tarps. Very pleasant crew. Another crew did our neighbors house and they were very pleased so we went with them rather than shopping around. Now a days, getting someone to do a good job and do it in a timely manner is not always what happens.

Best-Rate VP Michael Spencer came out and looked over the problems with dogs and waste coming under my fence. He suggested a composite material be placed at the bottom of the fence that would stop anything coming under the fence and be water proof. He had his crew available the next day and they arrived promptly. The pulled back the gravel at the base of the fence and installed the Trex material along the base making cuts where the fence posts were to keep the material level. They used stainless steel screws to connect the Trex material to the existing fence without penetrating through the fence boards. After installation they put the gravel back. At the rear of the property they moved back the gravel there and installed 33 feet of cedar trim material to match that existing fence. This would keep the landscapers from the adjoining property from blowing clippings under the fence and onto my property. All work was done in a professional manner and everything was cleaned up after the installation.

They did a wonderful job of fixing a side gate that had been such a problem for us in the past. It is a pleasure to use the gate and it closes securely (so my "escape artist" dog can't get out!). We were more than pleased with the work done. They came quickly and worked hard to do a GREAT job. I highly recommend this company. Thanks for a job well done!

It went very well. I was very comfortable with the worker who seemed very professional and personable. He put time into what he was doing and did an ace job on the repairs. Was respectful of the property and cleaned up after himself.

Prompt, thorough, fair. This company has provided excellent service TWICE with excellent results. On time, ready to explain anything at any time. Their time estimate was accurate and they were willing to work with our situation. We had them first repair damage over our front doorway several months ago. Really did a thorough job. Siding and framing had to be replaced as well as roofing material. the finished job was perfect. The second job was a little smaller but in two separate areas we had wood rot to repair under eaves but required roof sheathing to be replaced as well as some frame and 2 by 6 damage. Did a great job with repair and paint on both jobs

Just finished a significant repair of wood rot. Very pleased with Best-Rate. They responded quickly to an inquiry to schedule an estimate and the work. After finding a mutually aggreeable schedule, they showed up as scheduled. Additional rot discovered as they got into the project. Explained their findings in detail and showed me so I could see for myself. Clearly explained choices - I could have stuck with the initial scope of work if I wanted - and provided a detailed explanation and estimate of potential additional work. Following my authorization, they completed additional work as described - on time and done well. I was particularly impressed with their attention to detail. The worksite was cleaned up and organized each evening with materials and tools neatly stacked. When the work was done, we couldn't find any dirt or dust and the finished produce was excellent. No complaints at all, we will use again if needed!
