We had horrible problems with Specialized's fire restoration work (see separate review on that) and didn't focus much on the addition, which seemed to be going OK. We realized only after paying the bill, that the work performed didn't match the contract. To make a terrible situation worse, Specialized left part of the job undone, forcing us to spend about $5000 more to finish. Specialized's owner, Trent Esperti, refused to pay back the overcharge. Description of Work: Addition to our home: Specialized contracted for a 362 square feet addtion: "roughs only, no finish work," simultaneous with a separate fire restoration contract. At $240 per square foot the price seemed high, but it was easier than bringing in a separate contractor when they were already on site. After the job was done, we discovered they had only added 248 square feet ... 2/3rds of the contract-specified addition.

Specialized failed to perform very substantial parts of the work they contracted to do, forcing us to act as our own general contractors and spend our own funds to complete work. Specialized inaccurately claimed that the work was farther along than was truly the case. They used those claims to collect money for work that had actually not yet been performed. Specialized failed to correct substandard work by subcontractors, shifting the cost to us. They demolished, damaged and sometimes lost critical historic parts of our hundred year home in violation of Long Beach regulations, causing further delays to the job. They used an unlicensed subcontractor for part of the work, and have refused to correct his errors. They left several contractors complaining that they had been underpaid. In one case, we had to make up the underpayment to avoid being slapped with a Mechanics Lien. When we tried to resolve these and other problems, Specialized violated written agreements that specified how we would settle any disagreements about money or the work. After many attempts by us to get Specialized to mend their ways, Mr. Esperti abandoned the job on or about August 3, 2012. He has refused our demands for return of overcharges and correction of errors. At this writing, we are still working to compel Specialized to refund what overcharges and pay for repair of work badly done. THE MISTAKE WE WILL NEVER MAKE AGAIN: Since Specialized had no listings (positive or negative) on Angie's List, we should have researched them much more closely. Next time we contract for a big job (with or without Angie's List data) we will also do a careful search of local court records. Had we done that and closely reviewed those records, we would not have contracted with Specialized. Fellow Angies List members: All this verbiage must be confusing and a written response to Mr. Esperti's inaccurate statements would only make matters murkier. Description of Work: The owner of Specialized Contractors Inc., Trent Esperti, contracted to rebuild our historic hundred year old home after it was gutted by fire. The contract covered a complete restoration of the home and all its systems including, but not limited to, plumbing, HVAC, air conditioning, repainting, window repair, repair/replacement of exterior siding, restoration of historic interior and exterior components of the house. (The $410,674.32 amount noted above is the amount of money he collected from us for fire restoration, and does not include other work Mr. Esperti also contracted to perform.)

Approximate cost of work: $959,782.00 The total cost of insurance work, change orders, & remodel was approximately $959,782.00. It included new addition to the house, repair of fire damage & code upgrades that were required and covered by insurance. The house was gutted and new exterior siding, insulation, framing, drywall, paint, cabinets, finish work, windows, HVAC, electrical, plumbing, concrete, stairs. Although the house is in a historic area the house itself is not a registered historic house & was in very poor repair prior to the fire. We had expert in historic houses notate that because of the many changes over the years the house would not qualify as a historic house. Pictures of the condition of the house prior to repair and pictures of the house after repairs are available if you contact Specialized contractors at their email address specializedcon@aol.com. Walls had holes in them that were not fire related, electrical outlets were open, framing in attic which was recently done was not to code a suffering from deflection, walls were partially painted. The general condition of the house was very poor. Contractors comments: He took control of the funds from the insurance company in the middle of the repair process and stopped issuing checks to Specialized Contractors. Based on our contract Specialized Contractors could have stopped work all together. Billings were only issued after work was performed and many of the bills were checked and approved by the consultant he brought in prior to them being paid. For the last phase of the job he controlled over $300,000 in funds that were part of the contracts. He claims that he had to use his own funds to complete work but based on the amount of money spent on work that was the responsibility of Specialized Contractors. He should have over $70,000 in remaining funds after contract related work was completed. He used funds that were in the insurance repair fund for some work that was outside of the insurance scope of work. He took an unreasonable amount to time to make decisions on the project. As an example it took him and his wife over two months just to decide the exact location of the heating registers all the while holding up work and then changed some of the locations after the long wait to make their decisions. After picking out exterior paint colors and waiting a month and a half for the historic society to approve he changed his mind half way through the exterior painting process. Specialized Contractors incurred additional scaffolding cost because of the delay and finally took the scaffolding down because no color selection and been made and re-submitted to the city. Specialized did not violate written agreement on how disputes would be settled the person who was to arbitrate felt he was not qualified to arbitrate our differences and suggested we go to a formal arbitration which Specialized agrees with and is willing to do. Specialized did not abandon the job and has continued to be in contact with him and their design person Terry. He moved back into the house in August with the majority of the work completed at that time. His wife would have Specialized built things, because she could not visualize them and then tear them down or change them after she looked at them. The project took three times longer than it should have if decisions could have been made and cost Specialized Contractors thousands of dollars in extra cost. He did things that I have never seen on a project before. The insurance company paid him for his contents items, furniture, books, appliances etc. & he kept and stored, at the insurance company’s expense many of the smelly smoky items they had been paid as a total loss. He had Specialized put some of these fire damaged items in his basement and then complained that there were strange odors in the basement and it must be from the water when the fireman put out the fire when in fact it was from the smoked damaged items he had been paid for but did not throw away. Contents were not part of Specialized Contractors work and Specialized was not paid to move them but spent more than three thousand dollars moving these items under threat of losing the job. As for losing historic pieces of the house Specialized Contractors saved, at additional expense, many items that had no historic value at his request. He thought that the Douglas Fir base and case, which had no detail and had been painted, had historic value. He thought the actual wood, the Douglas Fir, because the house was old had historic value and that the insurance company should pay more to replace it. He threatened the insurance company, Liberty Mutual, stating that he would set up a web page and tell the world what a bad insurance company they are. Specialized Contractors has been threatened with the same tactic. Social media can be a good thing or can used in a way that is hard to defend and very destructive to companies like myself. Desired resolution: Specialized Contractors is seeking to be reimbursed for the dollars it is owed based on its contract & for additional expenses due to them not making timely job decisions or changing decisions after they were made.
