Home Building
We were looking for a homebuilder
that was reputable and could build a quality house in a timely manner. We did
not have six months to build. We were looking for a 3-4 month build schedule.
We spoke with several builders. Our budget was 250k. The builder we were
partial to was Trinity Homes in Montgomery, but they were unable to build in
our location. We ultimately elected Infinity Homes in Mobile Al. We
found a floor plan that could work, and made several modifications. We agreed on several change orders.
The construction started and we
immediately ran into delays with the dwgs. We lost 2 weeks waiting on dwg to be
produced for permitting. Once permitting
was granted we were informed that we needed to raise the house 18? above grade.
We agreed to the added cost for construction to start. The below describes the builders
management style, purely reactive and no quality standards.
Slab- during the forming of the slab, the excavator dug 12? below
original grade braking a water line, cutting off water to the back of the
property. The contractor did not inform anyone the line had been damaged, just
covered it up and left the water off. This would be the first of many items
this builder and contractor would ,,lets say neglect to inform the home owner.
Framing- the framing was completed with little issues.
Blackin-Roughin- We noticed several things that did not match the
dwg, the fireplace was a 36? not the 42? as per the extra cost and dwg. We also
noticed that pluming was pulled tight across the flexible duct work cutting
more than 50% of the cross section of the duct. The HVAC closet was not
dimensioned properly and created problems with the vents interfering with the
trim. Which ultimately resulted in an unpleasant appearance of the trim having
to be cut for the registers to fit.
During this phase of the build we
had to keep calling the superintend so we could install our home security
system. We were originally informed that they would provide contractors that
would support the security system and home entertainment systems. We were
interested in the home entertainment system and inquired about it. The
superintendents never provided a build schedule only a hand full of txt
messages with milestones. We were able to get our home security system roughed in,
but was not able to get a home entertainment system installed as we were only
give 4 days to rough in and the Infinity?s home entertainment recommended
vendor would never return our call. We did not have time to get a new
contractor out to install one. We elected to fit after construction. We believe
this part was rushed in order to achieve the next draw.
Sheet rock- the sheet rock was installed and mudded. This job did not look bad until the it was
painted and the majority of the ceiling joints are quite noticeable. This builder does not install but a few light bulbs, biting over 25watt. The dimmer the light the less mistakes are noticed.
We are currently contemplating the fixes, hiring another contractor to come back in an
re mud the joints and repaint. You are probably asking why not hold the builder
accountable and make him redo this??? Well, we tried that on several things,
this builder uses contractors that have no pride in their work. As you read you will see the multiple
problems that are better left for a professional that take pride in their work. We noticed that the wrong
shower base was installed in one of the
bathrooms. We were informed that for a 5 ft shower a 48? base is used and a
12? seat made of tile. We were puzzled as to how one would enter the shower as
the toilet was installed next to the shower only allowing a 12? opening with a
glass door. Well the fix was the owner said that particular shower was meant
for a shower curtain only. Really we paid extra for the shower and we get a
shower curtain???
Power- the house set for almost two
weeks of no work. We expected the builder was out of money and was waiting for
additional capital from other builds would hopefully allow our home to restart
construction. After several calls to the
superintendent and then the owner, they informed me they were waiting on pwr. I
was never told they needed pwr. I called the pwr company to connect the pwr,
but no release was ready. I called back to the superintendent, electrician
completed and a release was given, Pwr Company returned to connect within 3
days. We lost 2 weeks and 3 days. Thus far almost a month has been wasted since
contract signed. We choose this builder for an expedited build. We originally told 12-14 wks then 14-16 weeks
we move in at 17 weeks with and additional week of punch list items being worked.
I paid 700.00 for four flood lights, these lights are so cheap, they are falling apart. one of the light is held inlace with
electrical tape. I have seen some cheap Chinese stuff, but this contractor really must have spent
some time to find these cheap lights. Again no standards, quality is terrible.
Trim-appliance and cabinets- The cabinet maker was the worst
contractor we have ever seen. The doors were ordered late, the doors were
suppose to be stained like the bases and came in painted, the doors once
installed were crooked, some could not open, the hinges were binding on the
lazy susan, The stain was sprayed on with a can. It is terrible, I say ?is? because it is still a
problem. We elected not to let the cabinet people back in the house. We are
ordering new hinges to replace the Chinese hinges that are falling apart. We
will replace our self. I think the installer, only knows a power drill and nail
gun, he shot almost 30 mails into the finished support under the island granite
top I will need to add some support on the inside of the cabinet as the 30
mails are not catching anything. If you bump it, it will fall off. The builder left it up to us
to question all the missing items for the cabinets.
We still have to go add braces in the pantry to the shelving that was installed.
Kitchen tile, well my brother installs tile for a living, I have
installed tile. We would always find the center of the room and then layout the
tile. Our tile is about a 1/2inch out of line with the walls. The gout line is
exposed on one end of the cabinet and not seen on the other, again pride in
work is not evident with this builder.
We have moved in and are not ale to keep the sand off the counter tops.
The grout used for the backsplash keeps falling on the counter tops, it is like
it was not mixed properly. If you rub it with your fingers the sand just rubs
off.
Flooring we paid an additional 14k for hardwood floors. We were not
expecting to find places in the house where the installer did not shuffle the
wood planks. We had one room that had 12 boards all the same light color from
one side of the room to the other, middle of the room. They immediately covered
the floor with paper so we could not see it. Later in the build close to the
final, we noticed the floor, the flooring guy said it was a factory
defect. We were reluctant to have it
repaired as we did not want seems. Well they repaired it, now we have a wavy
floor from the glue that was not removed from the cement. It is like walking on
an old porch. Again, no pride in their work, this room can only be fixed if the
entire rm floor was removed and the floor was floated to fix all the
imperf
